Pulte builds great homes. I recently sold some other real estate and invested in 3 new Pulte homes that will be rental units for a few years. When my family begins to retire, we will begin moving into the homes we recently purchased. I was very please with the way Pulte worked with me in selecting and building these homes.

everything perfect .. the only thing is that they should be more detailed at the time of the inspections, the truth is that there are many details that should not be seen. for example: the toilet is not placed straight with respect to the wall, the wall when going up the stairs has too many details the driwell has many imperfections. the floor of the second floor already sounds and I have only one month of moving. I have a piece that sticks from above .. the air grills have paint, another one is peeled. I have a loose toilet. among other. Jon the builder told us if we have any issues to call him directly. Everytime we get a survey we miraculously hear from him. We had a variety of issues the first 3 days and not only did he not return our phone calls but he referred us to the customer service line and they told us he needs to fix the plumbing and contact him. My wife is 7 months pregnant and imagine our surprise when we couldn't shower or use the bathroom because the plumbing wasn't working and there wasn't any hot water. He had explicitly told us to contact him directly and we were ignored. We had previously purchased a brand new KB home and never had any of these issues for the 3 years we lived there. Makes us think not only was this house not built correctly, but it also wasn't inspected properly. We keep hearing the covid-19 excuse but what does that have to do with a properly built home. Buyer Beware! If you ever purchase a model home make sure the price you are paying is for a house that is "as is". We bought a model home in Vista Bella in San Antonio, TX and the builder did their best to avoid bringing the home up to new home specifications. Although the new home contract said the home included window screens, during the last days prior to closing they stated they couldn't and wouldn't be including window screens. Because we were ready to move into our new home we signed and addendum, however it still wasn't professional to decline to include window screens with a home. There we also other small issues. Although, overall the home is beautiful and we think we will be happy, make sure you negotiate a very good price for model homes because they will try to change the terms of the contract mid-stream. ... Design center person is very helpful

We've bought several new homes. Pulte's design and value are superb. Some of the workmanship and materials have been disappointing, however haven't spoiled our experience. Where our experience has been spoiled is the mediocre communication we've received from sales rep Crystal and Builder/Warranty guy Stuart. Their communication, efforts, and enthusiasm come across halfhearted. There is still some simple work on my home that needs to be done that has taken weeks and still not resolved. Who do I need to speak with that cares and has urgency???

From the meeting all the way through the closing, Pulte's staff have been wonderful to work with. All the questions I had (and even questions I didn't think to ask) were answered promptly and honestly. The quality of the home is spectacular! It truly came out exactly as my wife and I imagined. Pulte's builders are great and kept us up to date at each stage of the construction. We even got weekly updates as we rounded out the build to make sure we were always in the know. We love our new home and are incredibly happy to have built with Pulte!

AC stopped working one day after moving in, electrical outlets keep tripping the breaker,damaged title and grout issues, and still unresolved issues

I had no structural observation yet that concerns me at this time. But quality of cabinets with fixtures on them, flooring , sliding patio door and windows are all having issues and does not meet the standards of new construction. In most cases they are contracted to external companies and I don’t see they did a decent job at my place. It’s been couple of weeks since I raised it with no action yet.

Very well made, solidly built. Is it the finest construction materials...not everywhere...but for the most part, yes. The lower grade stuff is the stuff you might replace right away for style...carpeting, range, refrigerator....those are the main things. As for doors, hardware, toilets....they are good quality and will last. The building is very nice on the outside, very happy with that. It doesn’t look like an “affordable” income restricted bldg. As such, I expect certain things not to be premium grade, of course. What I have is warranted, and things do seem like they will last. I will not replace for style...as I bought this because of my budget. All tolled...I am quite happy and would readily recommend Pulte. ... More

We are disappointed with the quality of some of the work done on our home. One thing was said before we closed, but when we had issues to address with the quality of work, we were told that’s not covered under your warranty. I would think Pulte wouldn’t want to continue hiring contractors that didn’t do their best work or at least Pulte would correct the problem. I was told I could hire someone to fix it. I made a large investment and expected better work and customer service from a builder. In addition, Pulte Mortgage was a complete nightmare for our buying experience. Poor communication and multiple errors in processing our loan. We had to resubmit documents multiple times and even had to resubmit documents the night before closing. ... More

Good service from start to finish, good quality materials used and good workmanship also. They are very responsive in term of submitting warranty claims also and they keep follow up of the work is done properly.

I highly would NOT recommend this builder. Paid for a home well over 400K$ and the home was not as expected. First, home has way too many issues with poor workmanship. We had been dealing with the company for over a month since we moved in with problems we encountered, but they took too long to address the issues. The walls are not painted correctly in the interior of the house and you can see the issues that they have two tone colors, doors are also damaged and are also two tone colors with a poor job of painters. The exterior of the house is DIRTY since day one, also the siding of the home is not done correctly and you can stand in a corner and see the curvature of the walls. The lawn took over (30days) for them to come fix since we had holes and many spots without grass and our irrigation system stopped working after a week and they wouldn't cover this issue, After going back and forth with customer service regarding our lawn they finally arrived to only do a poor job once again. The company states that after 48hrs if the water stands they will come fix this, but this issues persists and has not been fixed as they state. They stated to us that " they are doing us a favor to fix the lawn" which i find this highly unacceptable when the company did a poor job. All these issues couldn't be seen until we started living in the home. All the details that we checked and signed were done all last minute and with a poor job. Our home was priced much lower than the same house in Lakeshore. Neighborhood is friendly. Staff is friendly, accessible and professional. HOA takes exceedingly long to respond to an architectural request. I am on week #5. No email or call, simply an acknowledgement of receipt email.

Even in the odd days we live in, Pulte was able to complete our home on-time and as we expected. The filed manager was always communicating progress and assisted us in first-week move-in questions and issues. Home is built soundly and feels solid. Very happy we chose to build here.

Everything is great

I paid for upgrade paint and doesn’t cover. . And painters didn’t give another coat. I was told paint company having problems with the color I chose. Supervisor wouldn’t let me change color since painters have to come back. So I’m stuck with paint that doesn’t cover.

We had a great experience buying a Pulte home.

Ron our Builder, Vanessa our Sales consultant and Colleen at the Design Center were the best part of the lengthy process. They were all so helpful, knowledgeable and helpful. Ron made sure we’re knew everything about our new home from inside and out. Vanessa was our first point of contact and one of the most helpful people through out the build. Anytime we had a question she was always there to help or find answers. Colleen at the design center made picking and choosing our home furnished so easy and without pressure. You think you know what you want until you get there. She answered so many questions, listened to my concerns and didn’t make me feel pressured to upgrade anything we didn’t want. The financing with pulte wasn’t my favorite and the title paperwork at the end felt rushed. Tesla has been an annoying process but other than that; it was overall positive. ... More

1. Change filed manager in the process of home building without notifying me until I found out. 2. Not detail oriented (sod is not install correctly, it's uneven and a lot of holes) 3. Outside of the house still need to be worked 4. I love the neighborhood but pulte can do better job than this. If there is a way for me to send pictures I will love to show you what happened to the house. Overall it's not a good experience.
