Pulte homes need a lot of work

We moved into a Pulte new build condo and have so many issues and service is extremely slow (moved in durind COVID 19 SIP order). It took over a month and 4 appointments to get AC repaired. It works now but is incredibly loud. Decided to add ceiling fans so we don't have to live with the loud noise and found out none of the ceiling junction boxes were installed correctly so can't install anything until they are fixed. Master tub had lots of pitting leading to rust spots and now the tub takes over an hour to drain so we are showering in several inches of water. Garage door would stall ...

Happy in our new home

Our field manager and sales associate were very responsible and expressed interest in addressing all our concerns. Ask about how your layout will sit next to your neighbors’; our bathroom has a window above bathtub facing into neighbor’s upper hallway window!! (We fixed with an adhesive stained glass.) Approaching closing, the process became a bit rushed. We are planning to use the warranty for every little thing, but they haven’t been able to come out yet with the pandemic. They have been providing phone support which is good!

The quality of the home is great. The process was smooth from start to finish. Pulte prides themselves on warranty, in which they have yet to deliver. Everyone that I have chatted with that built with Pulte has the same experience. If you have items that need addressed before you close, do it then or beware it may not get fixed!

After closing I came home to my kids bathroom destroyed because the marble guys didn’t coordinate with construction, also everything that was written down before the final walk-through was not fixed, I still have over 15 issues they have not been fixed and it’s been two months since I closed

We are still finding nails sticking out of our stairway, one of our bathrooms is missing a piece of shower curtain pole, trash from workers always needing to get picked up, back yard isnt flat. Those are just to name a few.

Looks like my three year old caulked and painted the exterior. It was painted under 30 F and is peeling and cracked. It was noted during closing in April and still not fixed. Nail pops are expected but not to this degree.

The Sales Representative and the Building Supervisor were excellent. Both worked to build our house in the manner we wanted. But, they were constrained by what they were allowed to do. These are not semi-custom houses, but are builder houses that have some options. Even when not doing something that was on the plan would have saved time and money. It still could not be done. If we picked an option to add something there was always a charge, but when we opted to leave out something there was never any credit. The Field Manager Rodney Dimapiles did a fantastic job on the house, overall we like it a lot. However, the house still has some small issues and still waiting for someone to come over to repair. The tesla solar system didn't install well. After a long waiting period for the city inspection, they find out the system has issues and have to fix the issue and run over again the same process. Not sure how long this will take but it's a little bit disappointing because we already wait for over 3month but still can't tell when we will able to use the solar system. Multiple issues already in first 6 weeks, including plumbing, electrical, garage door, exterior. Poor quality with painting, molding and carpet. Carpet is terrible. Our kids get scratched from tack strips sticking out.

Working with Pulte was generally very easy. We LOVE our new home. There were just a couple of issues during the build. They were weirdly unwilling to tell us where things like light switches and electrical outlets were going to be located. These are standard floorplans (but don't call them cookie-cutter, that really offends them...) so there has to be a standard electrical diagram, but they refused to let us see it, much less have a copy. Shop around before deciding to buy with Pulte. This will give you a better understanding of Value for your money. Take advantage of periodic meetings with the Field Manager such as the pre-drywall walk through so you have an idea of what goes into your home
