Overall i like the new home and would like to thank my construction manager Mr. Aaron who did a great job in helping fix many of the issues that i pointed before handover and after handover. He took great care of us during the final inspection to explain every single detail on how to take care of my new home , maintenance contact etc. I dont have to follow-up on the issues i mention, he takes care of arranging someone to address the issues. Excellent field manager: his communication, honesty, hard work. Poor communication between different sales agents at Lemon Lake Office. Careful about changing structural options. Big penalty if you change your mind about ceiling height. Be very careful about incentives: Obsolete, non-energy efficient washer/dryer installed. Yet, refrigerator/freezer are fine. I closed on 2/19/20. To date, the exterior painting (including caulking and ceiling) and landscaping has not been completed. Also, the exterior was littered with construction debris. There are also interior issues that cannot be addressed at this time due to COVID-19 but reflect upon the quality of workmanship. I am currently having shingle blow offs and shingle flapping in several sections of the roof that has not been resolved although reported.

The buying process did not meet our expectations. Sales and upper management overall did not seem to be trustworthy. Their main goal appeared to be making a sale and as soon as the contract was signed they became unresponsive. Advertised sales prices were lower in Pulte's website and on MLS than the actual home prices offered for the same homes when we inquired at the sales office. Quality of construction was below expectations. Our home was not professionally cleaned at closing. House we moved in to needed a lot of work. It was very dirty and we felt it was of poor workmanship. Even the materials used in our house are flimsy.

I wrote you an honest review earlier today and you replied saying it does not meet your standards. Because you didn’t like it. So why bother to ask me to write another review? Do you really think my opinion has changed in the last few hours? As I said in the first review, the best thing I can say about Pulte’s Lakes of Orange is that they have a fantastic Field Manager who is responsive and actually cares about the residents and treats them with respect.

We had a difficult issue with Pulte, as they reneged on their own contract, causing closing delays. Do not buy from them without using your OWN lender and title company!!!

Plenty of issues with the house with workmanship and quality. I wouldn't be able to recommend Pulte just with the number of issues we've had with them. They did go to lengths to make everything better but that only eases the sting a bit. The house was A COMPLETE MESS the day of closing. Landscaping was not in. Carpet throughout the house had to be replaced a couple weeks after moving in. We had to continually nag the builders to get things fixed that were not right. Then it would be "fixed" and we would have to get things "fixed" again. Second time having a home built and was a nightmare. I ...
