Be sure to ask who is going to be your neighbor, if they will give you the info. I have people above me who have handicap needs and the noise level is at times very high. Either more insulation is needed between floors or should be covered in carpeting....

For the most part, the workmanship, finishes and quality of materials are good. The customer service rep has also been generally good with follow-up. Our main concerns are with exterior factors. Garage front aprons to the narrow streets are almost non-existent (extremely short). The same goes for guest street parking - not nearly enough. Lighting at the walkways - also mostly non-existent. This makes it difficult for guests and deliveries to find our place - even dangerous. There is a small light fixture over each garage door, but less than half of them are on at night, leaving the streets fairly dark. ... More

Very easy to work with and great service!! Everyone that I worked with at Pulte was amazing and made the process very relaxing

The amount that I paid for my home I would think that it would have been very close to perfect but there are many minor things wrong that add up in time getting them repaired. I haven't reached out to warranty yet to get them fixed, but I am sure hoping that they will make everything right. There were some pretty big hiccups along the way that I had to fight for them to fix and make right.

We purchased a new Villa and feel it was a great decision for us. We owned our own home for 31 years and the Villa is the perfect option for us. The rooms are spacious and the materials such as quartz countertops, wood cabinets and other building materials are great quality for the price. Pulte offers many options to customize the Villa. We are excited that the best benefit for us is that all outside maintenance is included in the HOA fee. We are actually paying less for our HOA fee than we paid in exterior home maintenance for our single family home. Our Villa neighborhood owners consist of various age groups. I absolutely loved Mario and he was very responsive and helpful with any issues. I could not get in touch with anyone else for any issues at all! I have new things that I have found wrong with my new purchase but have been waiting for weeks for results.

Very good builder. A few items to improve more. Wish to have more choices of design options. Need solutions to reduce the noise of internal Heater chamber

My wife and I have purchased 10 new homes during our marriage, (military and then post military job moves), and while Pulte was one of our favorites (Centex was the other favorite) this experience was a complete nightmare. The subs building the project were horrible, incompetent, would fix one thing and make 3 more errors, it was almost like they were both unsupervised but also incapable of the level of work required to deliver a standard track home. I saw them leave huge amounts of trash (lunch bags, old coke bottles, constructure trash, in the center island and then put the marble island top on without removing it. The quality of the wall orange peel was awful, the appliances were dented or bent, our fridge had a deep scratch in the front, our iron railings were installed by someone who had never done them before and they installed them wrong and argued they had no standard for how to install them, the stairs creak like this is a 100 year old home, and much more. Each time we identified a list of things to fix, they would fix and then make many more errors, e.g., we'd ask them to repaint the window sills and then they would leave a circle of paint on the floor. The delivery manager worked hard to fix many things but maybe the subs were simply so horrible, and Pulte wouldn't fine or fire the subs and the delivery manager was simply managing far too many homes to be on top of everything, but the experience was so bad, we decided to sell the home the day after we moved in. I have pictures of all the homes in the neighborhood with ridiculous errors while being built. Huge amounts of trash in the front, or inside the home while building, silly ways of nailing wood together, terrible finish quality (it was like a bunch of junior high kids building a house for the first time). We even saw them (I have pictures) dump the prebuilt rafters for a home into a pile in the front yard like a pile of pick-up-sticks and then use a fork lift with chains to pull one out of the pile at a time and put them on the roof. Each was bending in strange ways such that they probably damaged the integrity of the prebuilt rafters. I also have pics of multiple houses where they had water leaks (before closing) and so they had to cut holes into the ceiling to repair and then pull up the carpeting to let it and the floor boards dry out. Who wants a house that has been flooded?? Pulte management needs to take a serious look at what happened in this neighborhood and how prevalent it is across the country. Should have 3 total walk throughs. Because when work isn’t done at 2nd walk through...and you are heading to closing, it puts you in a bind.

I will start by saying I love my new home. The build process was great and the onsite staff addressed all of my concerns in a timely manner. The final walk-through was an opportunity to identify last minute repairs and touch-ups before the closing date which is typically 5 days later. During the walk-through several items were marked for repair which were mainly paint and drywall touch-ups. At the time of the walk-through I was told that two to three weeks after move in Pulte would schedule a follow up visit to repair anything that may have come up like nail pops, settling cracks or anything else that may have been overlooked. After almost two months the follow up visit never came. I asked some of my neighbors if they had received follow up visits and none of them have. Fortunately I have not had any real issues. Some of the touch ups that were marked with blue tape were never addressed and I didn't see them until after I closed and received my keys. I was able to take care of the paint touch ups with the paint that was left behind. Some of the drywall repairs were never done but I'm learning to live with them. Granted on a large scale these things are very minor but its the principle that this service was promised to homeowners and never followed up on. My wife and I are very pleased overall with our home. The build process took a bit longer than we had hoped but with weather and the climate of the housing market currently it is somewhat understandable. Our building manager was helpful in answer our questions and noting discrepancies found throughout the build process as well as after closing. Although we have experienced some difficulties resolving these issues in a timely manner. I would certainly recommend pulte to others.

Sales team was very helpful. Overall I think pulte needs to have flexibility in the upgrades as upgrades are super expensive and not competitive to what other builders are offering. For my purchase this time I went ahead with Pulte due to its reputation. However for future purchases, I will give a serious consideration to other builders are very flexible on upgrades.

Very nicely built house. Layout and accessories are well thought out. For the most part there were no major issues with build quality or materials. Unfortunately getting little things fixed is a chore. Nothing gets done unless I am on top of the project manager all the time. Even then there were several occasions where promised work was not performed. Very frustrating. Pricing of the house is more reflective of the market and not necessarily features, materials and craftsmanship. Same houses in the neighborhood sold for far less than others as the developer was finishing up the neighborhood. My closing lawyers had everything ready with no problems an the experience was fast an efficient. Little issues with my unit were addressed an solved quickly. Couldn't be happier.

Toilet paper holder in master bath too far away from toilet. I'm average height and shelf in laundry room is a little high. Wish I had drawers in my master bath and a linen closet. Awesome experience and would highly recommend Pulte homes!

from the first meeting at the model home the sales person was helpful in guiding me thru the process of purchasing the building manager kept me inform of the progress of the building of my home he shared all details very professional and friendly

The painting finishes could be better. It appears that nothing was sanded before painting resulting in a rough finish

From the beginning to the end we had a great experience. There were a few things along the way that required attention but Pulte and the team worked diligently and quickly to correct any and all issues we had along the way.

Overall, we are pleased with our new home from Pulte Homes. We had communication issues with our project manager during the build process. The house wasn’t cleaned to our expectation prior to closing. There were several items on our punch list that weren’t fixed prior to closing - our project manager stopped communicating about a month after closing, so we submitted service requests via Pulte’s website. Jason has been overseeing those service requests, and he’s been great. He called me immediately, came out a few days later to walk the house and look at the items which needed to be fixed, and scheduled the contractors shortly afterwards. So far so good. The only issue I have is that I'm still waiting for a kitchen cabinet door to be replaced and a light bulb to be replaced which were pointed out by Norm.
