We are fortunate, lucky to have Dylan as our builder manager, he manage to go above and beyond for every piece of job, anytime I called him he answered every question I have. pulte group is lucky to have Dylan, we have no issue with our new home everything is well build, good quality, again I want to thank Dylan for the time and effort he put into making sure to deliver the best quality for our home.

We are enjoying our new townhouse. It is lacking storage space, but we’ll make the most of it by putting in our own shelving in time. We felt the closing was rushed even though many things in the house that were not ready. The floors seem to have lots of remnants of paint, glue etc. which should have been cleaned up prior to closing. The carpet on the steps also has some raised nails that are not fully hammered into the floor which has resulted in some painful moments as we discovered them. Other than that, our wish is that there was some more green space left in the community, a bigger pool, and that the second exit which we had initially been promised by our sales agent, now apparently only for emergency vehicles, would have been a reality. Our initial buying experience was great. The sales process was organized and simple. Due to turnover of the sales team, we fell through the cracks on many fronts. Our project manager Kristopher was great up to closing, however with issues that were not fixed prior to closing they have yet to be addressed, and now I am getting crickets. Very concerning, in not receiving any insight etc.

The home is great and so far, so good. During construction, any issues that we noticed were handled and my home was delivered as expected. Working with the ancillary companies - mortgage/insurance, was excellent and made the build up to closing stress free. HOWEVER, having moved to Florida from New Jersey, the estimated closing date information, was abysmal, as the builder would NOT share their estimated completion date with me, their customer. To this day, I do not understand why this info was "secret" until they divulged the closing date. Many buyers have to make actual living arrangements when building a house. It shouldn't be, "it's our way or the high way." We're essentially partners before, during and after closing. Just peculiar and something that future buyers should be aware. ... More

We got our keys on the 29th of December. Happy so far. We have found some small issues which we were told we would. Going through the warranty portion now. The salesperson was definitely the best thing so far. He was great from beginning to end. Thanks to everyone.

Though it is a good value for the price I paid, I had numerous challenges throughout the home buying process. The biggest issue is lack of communication and flexibility. I purchased the home which was backed out by another buyer and decided on few upgrades. Pulte is not at all flexible to make any changes to the structural upgrades though the construction has not even started. The second issue I faced is lack of communication and workmanship. I am ok to push the closing by pushing few weeks if Pulte needs extra time to deliver a quality product. But we need to be informed. In the end, we neither got the home on time nor the quality we were looking for. Now I need to be behind the warranty team to get the quality issues fixed which is very disappointing. ... More

I was visiting the sales office for a long scheduled appointment. My presence was totally expected at that time. Pulte Management decided that this would also be a good time to terminate the sales rep I was working with. This individual was understandably very upset and told me that my complaints about his performance caused him to lose his job. Whether that was true or not, it wasn't, he should not have been terminated at a sales office with customers present. I still have PTSD about it, seriously. He has a wife and small child to support.

Too many oversights with the final product. Needing constant service requests for the things the builder shouldn't have missed in the first place.

This has been the best new home build I've ever had. Great communication all around from everyone involved in our home purchase. Timelines and updates throughout, they were even ahead on closing by 2 months which was amazing!!

We had really bad experience with one of our stair selection. We opted for stairs on the upstairs and when the home was done built Pulte put in a drywall there instead. This was so heartbreaking and Pulte was never ready to get it fixed or provide compensation for us to hire some one outside to fix it

Very poor customer experience. Absolute no ownership from Pulte. Very poorly managed organization.

The Pulte team was fantastic in assisting me in the purchase of my new home. I would highly recommend a Pulte home and the folks in the mortgage process who walked me through each and every step in the process. A fantastic experience for me!

I would like to share my experience regarding the recent home purchase. While the cost of the home was nearly a million dollars, the quality of the construction is subpar. It is evident that the construction team lacked experience or was not adequately skilled to complete the project to a satisfactory level. There are several issues with the flooring, electrical work, garage, walls, and paintwork I can keep going on. The manager rushed through the walkthrough as he had another appointment. There was no proper walkthrough provided. I am unsure of what other priority tasks he had when the walkthrough was scheduled, and he did not give enough time to explain and consider the concerns of the customers. Although they assured me that they would take care of all the issues, nothing was done and I am dissatisfied with the construction. ... More

Just a few words to express my experience in dealing with Pulte. It was one of the best experiences I’ve ever dealt with in purchasing a home. It was very quick and easy with no red tape to cut through. Celestine was with us through the whole process and she was a pleasure to work with. JC was amazing in taking care of all the details for us and making sure our home was delivered in perfect condition. We cannot be happier with our decision in picking Pulte for our home. Pulte has a great team with Celestine and JC.

This was a nightmare! I have purchased 8 other homes and have not been through what Pulte had done to us. That needs to be fixed asap!

Mike, a member of the construction team, is exceptionally helpful and willing to assist with any task at hand. However, I believe Pulte should consider enhancing its sales and mortgage teams to effectively sell houses. In my personal experience, I purchased solar from them, but when I inquired about my sales receipt from the sales team, they seemed unsure of how to provide it.

We have built 4 houses in the past 40 years and this has been the great experience . The construction manager and development sales person were great .

If it weren’t for AT&T my house is good!

We started the process very excited and optimistic, but after closing there were a lot of disappointments. The "upgrade"s we paid for, feel more like cheap downgrades due to poor material and workmanship. We paid extra for a recirculating pump on the water heater to have instant hot water; it was never delivered. We were promised a number of repairs and touch-ups will be made just prior to closing; after closing we found out many of those were never done... We were also given false information about various things like irrigation system, etc. only to find out it was all wrong.

this was supposed to be a happy moment for me, but instead, it was a nightmare. they forced my hand into closing before the end of the year or else they were going to take all of my incentives. It’s not my fault that you guys had a cyber attack two days before closing. Jay, the builder of the home is amazing. He responds quick comes over sees the problem and get it corrected. ericka was terrible. No communication told me things that weren’t true and just all around. Not a great job.

Sales team and construction managers were responsive and helpful

So far the construction of the house no problems, but at closing on Dec 22, 2023, I was charge for a survey which there has not been any type of survey activity since the contract was signed. The closing statement states I paid the HOA fees for balance of 2023 and the next annual, the HOA invoice I received 2 weeks after closing states I owe first half of 2024 HOA fees and the fees I paid at closing for the next Annual HOA fees have been applied to a Capital Contribution, which the contract I signed did not show an amount for the Capital Contribution, it was blank, but the contract also showed a HOA setup fee of $100.00 which I paid on the settlement statement. I have been told by Pulte sales person that it doesn't matter there was not an amount on the contract, they can still charge me, with this statement, the contract is a one way deal against the buyer, the seller can do what they want unless I take legal action. As of today Jan 24, 2023 I have yet been assigned a mailbox nor received keys for a mailbox. I have been trying to get these discrepancies corrected since January 10, 2024 by sending emails to many people, talking to people at OMNI the HOA company, as well as talking to people at Pulte. To be honest, since the closing it has been a nightmare and I am to the point of putting the house up for sale and move on because if it is this much trouble to get anything resolved I don't want to deal with this type of behavior in the future. From entering the model home to sitting at the closing table, the experience my wife and I had was almost flawless. Pulte made the entire process easy, transparent, and worry free. We put a lot of trust in Pulte, being that we purchased a home from over 1200 miles away. This is our second Pulte home and we are very glad we made the decision to work with them. Tyler in the sales office was a no pressure, calm, and comforting presence which we both really appreciated. He was incredibly knowledgeable and amazing to work with. Again, being out of state, having Tyler onsite was like having a good friend that was a phone call away. He answered every stupid question we had and even made multiple trips to the site to show us parts of the home that we wanted to see again. Jared, the building manager, was another great person to work with. His ability to explain things and his level of detail is very appreciated with you are essentially trusting what you can see through a phone. Again, similar to Tyler, he was only a phone call away. Jared runs a tight ship, delivering the home ahead of schedule with amazing quality and attention to the smallest detail. It's like he had a time machine... every question I had, he already had an answer. Every "concern" I had, he already addressed. Shayna from the mortgage company was incredible and answered probably 2000 or so emails that I sent. Dalton who started the mortgage process was great, answering and explaining everything, even calling to make sure we were comfortable and ready to close. And then the entire closing team. Overall, the level of service we received was above and beyond, which is rare to find these days. I would 100% recommend Pulte Homes to friends and family!
