The only reason I did not rank "great" across the board is we've only been in the home a few weeks. Quality of the build and materials will not to start revealing themselves until more time has passed. The Pulte client success managers and punch contractor have all been highly responsive thus far to needed adjustments after we moved in.

Construction manager was great in keeping us informed and connected along the way.

House is great. The Pulte mortgage company was very challenging. I get more experienced than the mortgage consultants.

Good construction managers, good build quality but landscaping is worst. More water logging, uneven backyard, wet driveway and walk way

On my first visit to view the Sonoma Oaks property I met Maggie, who couldn't have been more professional. Maggie continues to send me updates and is helpful in my queries in regard to my newly purchased Pulte Home. I sold my family home that I resided in for more than 27 years in May 2023. I moved into my Shangri Lai Sonoma Oaks in October 2023. The home is magnificent great quality and beautiful upgrades for the price. I'd like to mention Hazel as part of the builder's team, I would have to rate Hazel as 5 stars across the board. Hazel goes above and beyond what you would expect the builder's team to be. She is always working hard and is never impatient with the many questions or issues I present to her. If Hazel does not have the answer at the time, she will within no time at all. So many details are coming at you at one time in the process of moving into a new home. With that being said Hazel was like a bright light for me going over already answered questions with the patience of a saint. It was a complete delight to work with the entire Pulte Team: Maggie in Sales, Reggie Builder Team and of course Hazel the hardest working young woman in the builder Team. Pulte employees David, William, Tina, and Mark all made the home buying experience as best as it could be given the limits and options put on the build by corporate. If I could give 15 stars for David and William, I would.

Stay away from purchasing a Pulte home. Unless you like the stress of not having things done right. I moved into my home on Oct 3rd 2023 and my punch list items is still not complete. The construction supervisor has failed to complete my list, his supervisor came once to my home and has not done anything to resolve the issue. Good thing I’m connected with the Orange County court system and attorneys. Next step is take Pulte to court. Much more expensive for Pulte than just fixing my punch list problems. Stay away from Pulte.

First time buying a house on line but everyone was so knowledgeable about this process and helped me thru it

My construction manager and sales manager were a gem and super responsive

The handover of the house was very confusing as there were several changes in dates. And after the move, a leak appeared in the bathroom from the master suite to the bedroom downstairs and it has been 20 days without a solution, asking for a deadline for the tiles to arrive.

As far as an overall experience, the actual purchase part before the build was problematic. We were sold a spec house that we could customize which we did however, after all the selections were made, etc, and submitted, weeks later we were required to select a different elevation due to limitations within our selections. We were basically forced to select a different elevation that was not our first, or second choice however, still nice. This pushed out our close date even further than the initial close pushing us into the new school year which was not desirable. The build process was very good. We worked with our building managers who realized our need to expedite the build as quickly as possible without sacrificing quality. Fast forward to the close and living in the home, the quality of materials and workmanship is not quite what I would have expected from a home in this price range. Doors are quite thin, cement work is questionable. The fit of the windows, specifically with the screens is very poor on every window. The screens are so ill fitting, they leave gaps open to the outside allowing insects to enter. The finish of any painted wood is very rough as if it was spray painted without being sanded at all. Door hinges were loose in some situations. As I stated, working with the building managers, Tom and Rob was great. With the initial sale, planning, materials that were used and general workmanship and quality, especially with the cost of our home one would have expected the better quality. ... More

Pushed us to close with many things within the house still needing to be fixed. Major problem with master bathroom and won’t even be able to enjoy the shower for a month after closing. Unacceptable!

We loved our experience with Pulte @ Bradley Creek. Cindy was great to work with on the sales side, and our Construction. Manager, Jack was a superstar. We're very happy with our experience and would highly recommend the team @ Pulte.

Patty Johnson and Edward (construction manager ) were always very helpful!!!! My family and I love the house and how it was constructed with care. Great design for living. At first thought it weird laundry was upstairs but now I love it.

Lashay was great in sales. She answered all of our questions and took extra time to show us features and even another model that our sister in AZ was interested in. Lashay also provided a huge assist with a PulteCould not have asked for any more from her.

Pulte was quick to build the house and was on the early side of the projections. Program manager Davor is very responsive and knowledgeable. However number of identified issues within the first week of move in was surprising. Thankful we were not one of the last houses to be built in the sub as trades being on site helped with overcoming the issues. Drywall used within the house also seems to be on the cheaper side. Doesn’t take much for holes / dents to appear. We have been impressed with the thoughtfulness behind the HVAC efficiency and consistent heat/cooling air flow as well as the internet connectivity proactively designed into the house (pre-wiring and access point locations). ... I wish I had something better to say, the mortgage experience was terrible, last minute they switched out our construction manager (he was pretty decent) to a new one that pretty much didn’t care. I still having issues with my grass and irrigation and zero answers… there’s plenty of little cosmetic issues inside the house that need to be addressed.

Leaky pipe after we moved in, on call person never called back

Pulte provides mass produced builder homes, built by the lowest priced sub-contractors, and rarely respond to customer questions/complaints. The designs are great, the lots are small, and the finishing touches are god-awful. Still its better than CC Homes and Lennar in SWFL. These can be a good live, just be aware of what you are getting into.

Rob and Garrett are two people that each buyer in our development work with once the building process starts. These two guys are the right people for the job. They went above and beyond! They exceeded our expectation and followed through on everything that was discussed.

From start to finish the Pulte team took great care of us. The home is well constructed and the finish work detail was high. The subcontractors seemed to care as much about the home as Pulte. I enjoyed every aspect of dealing with them and would recommend you build with Pulte.
