It is now over two months since the closing and the punch list items still have yet to be addressed. We closed in good faith having been promised that the items would be dealt with quickly. They have not been addressed nor is there a projected time frame when they will be addressed.

The house is nice however we encountered a lot of problems throughout the process. The completion of the house took a lot longer than we expected and when we did the pre drywall walkthrough we were told that the house will be ready in 3 to 4 months after that. It took a little over 5 months! First we had problems with the sewage pipe that was installed too close to the sidewalk. They had to remove part of the sidewalk and the driveway to fix it . The driveway is still not leveled with the sidewalk after reinstalling it. Inside we still have tiles at the first floor that are not properly installed and nails sticking out of the carpet upstairs. The shower tiles in the main bathroom needs some caulking. The back door doesn’t close properly. After the issue with the sewer we didn’t pass the landscaping inspection because the plants were not the right size. That delayed the closing process. After we moved in we didn’t have internet for 3 weeks. AT&T didn’t install the cables properly so after numerous calls to them , to the Association mama , to Pulte …….. Dina they sent someone and fixed it. It took more than 3 weeks and it was a huge problem as we needed internet for business for school and for every day needs. So pretty much was a hurdle after another. The mortgage team was fantastic and very helpful and the closing process was quick and easy and great but the actual building and getting the house ready was very stressful. We waited so long and we were assured that the wait is for our benefit because we will get a house completed at the standards you pride yourself to provide . Booked home on 11/21/2021. Initially promised build time was 12-15 months. But they took their own time of 20 months to construct and finally gave a closing date of 6/28/2023. The delay itself is a problem but I can understand it. But the house is not in a closing condition on 6/28/2023. I closed the home as my rate lock is expiring and by that time frankly frustrated with the builder and their responsiveness. They promised to complete pending items immediately after closing but now it's been 6 weeks they don't respond and do not complete pending items. Very much frustrated and disappointed with Pulte. You cannot trust their words, and their responsiveness is very bad (I want to give less than 1 rating which is not an option above). The quality of workmanship & materials is ok. Fould a lot of issues within a week of occupying the home. Some are very so bad that I don't have words to explain. (Ex: The tissue holder in the commode are of different sizes in bathrooms and the tissue roll does not fit in them). Very much disappointed with Pulte. Dint expect this after waiting for 20 months. I worked with Bryan, the construction manager, throughout the construction process. I appreciate Bryan's time and attention on my new home. He kept me updated on the progress of my home through emails and texts. After construction, he responded to my questions and concerns in a timely manner. It's been a great pleasure working with Bryan! 5 star ! Thank you!

Overall, this was a good experience. This is our 2nd time building, but first time in Florida. Our project manager, Austin, was great. He was always responsive when we brought a concern to his attention. He consistently kept us in the loop as to what was taking place and the next steps. The process did take a bit longer than expected due to delays, but the house turned out great with all that we asked for. Side note: Ask for shutters in the backyard, they do not come with the home.

I would never buy another house from Pulte Builders. First off before we closed the builder would not do anything about a large crack that ran over 10 feet in the garage. This formed in the beginning process of building and there solution was to just cover it up and move on. I asked for test to be done in that area to confirm there were no foundation issues and they refused. I asked for an extended warranty on that area due to it forming so quickly they refused and said if we didn't go to closing we could be charged for holding up the closing. We had a closing list was suppose to be completed right at closing which they did do most of but we are still waiting on an issue with our backdoor and haven't seen any urgency about finishing the list that was suppose to be completed at closing. Now after living in the house we are noticing small craftsmanship issues but the main thing is that the floor on the second floor is uneven and so uneven that it had to have been noticed by both the carpet installers and the tile installers. The vanity in the bathroom is not level because it is such a dramatic drop in one area. So Pulte instead of fixing correctly again decided to just cover up a problem rather than fix it. Working with Marilynn and Travis was a great experience. Super helpful and easy to work with.

Cannot get warranty work completed in a timely manner. Builder missed multiple appointments today and is unresponsive.

my experience so far has been better than expected!

Chad was helpful in explaining various questions we had in the build process. He was quick in response and was flexible in helping our needs. Chad was patient enough to help us understand what to expect when moving to our new house, he gave us a good overview of the do's and don'ts in the house. So, over all I can say that we had a good overall experience.

Pulte overall was ok but they did not work as a team between sales, builder and mortgage, and title. I was hoping that but having everything in one place the experience would be smoother but many times the staff would respite d that’s not my job .., it’s the other department job… while I understand each plays a different role the responses and willingness to help resolve or transfer calls within the organization should have been done with the customer in mind. I was purchasing my home from a distance and hopped by having everything under one company would have provided for a smoother transition in the process. In addition my home insurance, which I ordered through Pulte, was canceled for non-payment even though their title company sent them a check through escrow. Overall I was expecting better service from a company as experienced as Pulte. They are vertically integrated for sales but not service! ... More

Pulte homes are good. Lisa and Jorge were awesome keeping us updated on the construction while we were far away. You will need to buy your refrigerator, washer and dryer. I think the space for the refrigerator in the kitchen area is small for a house with 4 bedrooms. So far everything is fine.

We are so happy and proud to have a Pulte home! From the initial Sales to the finish we felt Pulte was in our corner the whole way! Our salesperson was always available to answer any questions we had. The design staff was helpful, friendly and enjoyable! Our GM Andrew was the best! This man was in top of things and kept the build go so smoothly. He has been a very asset to Pulte! I would definitely recommend a Pulte build to anyone!

My overall experience from Teresa, Alex, Zac and the Finance team Bobbi, and Chris was excellent. I'm so thankful for your hard work to help me purchase my house.

From a distance homes look beautiful, inside and out. However, upon closer inspection there are design flaws, styling inconsistencies, and poor workmanship throughout from subcontractors with subpar and sometimes damaged materials. I have experience with a Murray Franklin home and the MF quality control is superior by comparison. At the end of the day though, I love my house and love where I live and that makes up for a lot.

The homebuying process was handled with excellent customer service and professionalism.

I enjoy my new home

It took us a while to select a perfect lot for our new home. We didn’t want a large yard but a small yard with a larger home which we pick the Continental model. We selected many upgrades to make this our perfect home. The quality of the home is extremely beautiful with minor flaws we address to Pulte Homes. Overall, we are happy with our home purchase and I would recommend Pulte Homes to new buyers.

Without these 2 men, the experience would continue to be a mess. Pulte is not a trustworthy company to be honest and you have to be on top of them at all times. These 2 men who are our construction team have been the buffer and the silver lining to the rest of what has happened. We were not given a pre foundation meeting we should have had due to yet another firing of a construction manager which seems to be rampant (our neighbor had 4!!) and without that meeting we had NO idea our home was going to A) be on a ski slope and B) be set so far back we lose have our yard. NONE of this was explained during that crucial meeting we were not given. Yet the Vice President of construction (we think that’s his title) who came out here literally was condescending and a real jerk to us when we were so upset about this. He just kept giving us the company line. The city of Westfield is also another story. They gave us a song and dance how they were “concerned” about our happiness and then talked out of 2 sides of their mouth when it really came down to it. We had heard prior the city was not “pro-homeowner” but this sealed the deal. Not the welcome we expected to a new city either. The house itself is too new to know what will and won’t happen. So far we have had some minor issues that the two men i mentioned have gone above and beyond to make sure they’re done right. But as far as Pulte itself? We’ve experienced both a production builder and a custom in the past we would not go this route again. Barely any choices except for shades gray or white on everything with one choice for cream or a weird unfinished brown. No choice on exterior doors or windows. No changes. Not any. So it’s not the dream home for the price we paid but things we can change. The Lot we cannot. If we recommended building to someone, it would not be this type of building as they have become too rote and rigid as “production” builders. But the attitude of what we believe was the VP if construction towards us has completely soured us during a brief meeting and his attitude towards us after. Could not recommend Pulte solely based on the experience of his take it or leave behavior. I’ve been in customer service for 27 years and I pay close attention to how I’m treated. These 2 men gave the BEST customer service and continue to. Pulte should be fully aware how amazing they are to their clients and their attention to detail. The manager on the construction site ,"Bloue" solves customer problems at early stages. Is very cooperative in sharing information with other partner. He consistently exceeds performance expectations. He displays a strong personal commitment to successfully completing all projects.

The experience of buying from Pulte was great. Communication is good and customer care is excellent!

The real estate agent along with the materials given to me summarizing approximate closing dates were deceptive and incorrect. Also, I had done my final inspection ahead of time and someone had come in and kicked a whole in the bathroom wall under sink.

The entire homebuying process (as first time homebuyers) was smooth and seamless. We didn’t know what to expect, but we are blown away at how smooth, efficient, and easy the whole process was from putting down our deposit all the way through closing. Pulte has some truly great and dedicated professionals working for them from the sales team (shout out to Sal P.), loan processor (shout out ti Lora), loan consultant (we went with Pulte Mortgage - shout out ti Carly A.), construction manager (shout out to Joe P.), through to the customer service manager (shout out to Geoff). Everyone at Pulte we dealt with were EXCELLENT, professional, communicative, and overall just nice, great people in general.
