For the most part, everything went well. The back and forth with finishing dates was stressful. And then when we finally closed there are many things in our home that were done sloppy and need to be fixed.

Overall good, still lots of things to fix

The house was done on time and had very few issues. We love the house and the experience with Pulte.

The warranty construction team was fabulous solved all our issues in a timely and profesional matter

I felt good about the entire process, from initial purchase to final move-in. Made very well.

The only positive thing I can say is our sales manager Sam was amazing! He answered all of our questions and more and was very knowledgeable! Besides that our build was littered with issues and now being in the home a few months still experiencing issues. The quality that we received compared to what we paid for is atrocious! I have a very long list of issues but I'll name off as many as I can. We closed without there being a smoke detector on the first floor that wasn't solved until weeks later. None of the cabinets or floors were covered during the build and are scratched and had paint on them. We were told to fix this by using a brown sharpie instead of Pulte replacing them. The quality of the concrete is the worst I've ever seen. There are swirl marks in the driveway, the porches are not remotely flat, they weren't cleaned after the build, and the garage floor was so bad that they had to put Ardex on top which is only a temporary fix. The landscaping is not flat and has holes all over and one side of the backyard floods even though we were told it was fixed. The kitchen sink was scratched up when they had the cleaning crew come in and we are not able to get those scratches out and Pulte refused to replace it. The trim around all the windows and doors are scratched, not straight, or we're not sanded before hand. Our wood stairs were stained very poorly and was not stained uniformly. The subcontractors they had come in to fix the mistakes were incompetent and had no idea what they were doing. We had an exposed outlet. The lights in the ceiling were not installed properly. After closing we found there was no insulation above half our home. And the list of things wrong go on and on. We have talked with multiple Pulte neighbors and they have also expressed their frustrations with sub par quality. I would highly discourage anyone from buying from Pulte! We were very pleased with the process. We had some issues with buyer financing, at the last minute that could have impacted the purchase of the Pulte Home, but we were able to develop a plan to resolve the situation. We are happy with the home and the neighborhood.

Our experience with Pulte had positives and negatives. We chose to build with Pulte because of the lot location and available floor plans, not because of a favorable Pulte reputation. We knew we were taking a chance, but hopeful Pulte would raise their standards with our more expensive home. This was our fifth house to have built with the last two being custom homes, so our expectations were high. On the good side: Our sales rep was very good. Knowledgeable and helpful. On the marginal side: The choices we had to pick from for interior selections were very limited. Especially for a house in our price range. We have made many changes already in our first two months of ownership with more to come. Also, we chose a new floor plan to Pulte, and it included unknown design flaws not corrected. before build. The bad; Quality of the subcontractor's workmanship, especially the drywall contractor, was very poor. Uneven walls, corners out of square, poor drywall finishing and painting, etc. Some flaws were able to be improved through rework before closing but others were not. Unfortunately, we will live with the results for years to come, or until we have it redone ourselves. It makes us sick to look at the final product in light the price we paid. Seems as if our neighbors had the same experience. If Pulte wants to improve their image as a production builder with higher end houses, there needs to be a mindset change to think and act more like a custom builder. Improve offerings. Raise expectations of contractors. Hold contractors accountable for their work. Keep work areas clean and safe. Have some pride!! I understand Pulte looks at the process as a business to complete a house as quickly as possible to take in the cash. However, if there was more ownership, accountability and pride towards the end product and therefore customer satisfaction, it would go a long way. ... More

Overall good experience. Closing was not handled correctly or smoothly by sales and mortgage and Title company. Numbers were not matching and closing time was pushed. They made me wait for 4 hours. Closing Date and time change was not communicated to me. Other than the closing issues, rest all went fine.

This process of this new house build took way too long! Twice the time! No communication from the sells representative after we signed on the dotted line, wasn’t honest or straightforward with timelines or delays we heard nothing.

We had a water leak under the kitchen sink and the team came out right way to check and found this issue, made several repairs until it was confirmed resolved.

Everything went well with the whole process

House is lovely. I am fortunate to get this plan in such a good price. The Floorplan is the best. I have good upgrades. Not all builders with new construction provide with cabinet handles,kitchen pendant lights. So I m happy that I m getting it and I don't Have to waste effort time and money on that. Warranty team is also responsive. They are addressing whatever is coming along to get it resolved. Jessica, Tara,Santiago,Justin are all awesome. I am happy and blessed. Thanks Pulte for making my dreams come true.

After living in our home for 6 weeks we are disappointed with Pulte builders. Their advertising/marketing is a lie. Poor quality of materials used, poor workmanship, subcontractors do not take pride in their work. Interior work looks as if Pulte hired 8th grade students. Poor choice for included appliances, the cheapest money can buy. We did not have a choice to supply our own appliances. Customer Care is non responsive. I will not recommend Pulte to anyone.

Great experience with our sales person, Vanessa. Always there for us, even after closing and made the process smooth. Our superintendent Morrison was all promises and no results. Warranty is touch and go with our warranty rep having communication issue but when we involve his boss, repairs start to happen! Our home had 49 items for warranty and even the warranty rep said he was shocked it closed in the condition it did when he came over. This is my 19th house and I’d have to say, it’s probably the worst quality of all of them.

Have everything in writing that is promised before signing any agreement. Once you sign everybody acts like they have amnesia. The overall home is good for there price point I feel like they can put more into workmanship we had a lot of sheet rock imperfections half million dollar home you would think you would get a level 5 finish not the case. They sprayed cheap flat paint throughout the whole house ceiling and walls and they don’t paint the garage. Our kids bedrooms are hot because they are over the garage thermostat can be on 73 and rooms are 81 again half million dollar home you would think they would put returns in every room especially rooms over the garage which is non insulated. Happy to say they are coming back to fix the issue but felt it was a bit much the lengths I had to go through to prove what was going on. Overall we are happy with the home but the sales process should definitely have an over hall and ethics training and people held accountable and attention to detail on workmanship. ... More

During the home buying and building phase of the process, Ana and Trevor were outstanding. They provided timely updates and even answered my questions when they were not working. Unfortunately Pulte post build process and customer service as been sub-par. I’ve been in my home for just over 30 days and there are lots of issues. My water heater circuit breaker constantly trips even after the plumber and electrician have inspected it. On move in day, I couldn’t lock my front door. The floor in the upstairs hallway squeaks already. My AC unit won’t cool upstairs but downstairs it’s freezing. Thermostat read 72 when it set for 76. I have open tickets with the warranty department and still waiting resolutions. I expected higher standards from Pulte and overall I think it’s a good company. ... More

Don't use Pulte Mortgage and read the contract before you sign. Once you submit your conditional approval you forfeit your right to get your earnest money back, lets say in the event a big life change occurred, such as losing your job. (didn't happen with me, but just want to make you aware). Separately, Pulte Mortgage will always give you a conditional approval regardless if you qualify or not, just to lock you in the contract, what happens at Final Approval doesn't matter to them since they will tell you last minute you don't qualify and bam you lost your money. Also, their interest rates are 1.5x more compared to direct lenders and their bonuses they proclaim to over you is a wash since their initial fees is exactly the amount higher than your closing bonus would be, bad business practices. I would even consider them Unfair, and Deceptive. On top of this, these Mortgage Specialist are not responsive, take forever to follow up and approve documents, they have even lied to me and told me things that were inaccurate and removed income so it would look like my DTI is to high... really bad. Happy that I went with a direct lender who was trust worthy, easy to work with and handled closing like a champ, not like PULTE MORTGAGE. ... More

Overall good experience. Somewhat difficult to make changes during purchase.

I’m a realtor and help my customers purchase and sell homes daily. I found the value with Pulte (especially lot premiums) to be unmatched in St. John’s county. On top of the price point we were very very impressed with the build process and quality of work! There are always little things when breaking in a new house but overall so minimal and was easily resolved with warranty. Very happy I’m out new home and neighborhood!

Pulte is a normal builder with average build quality.

Gita got us started. Answered our questions. Tiffany was construction manager and she was GREAT. Her responsiveness and attention to detail was unparalleled!! If you build in Verdana with Pulte, ask for Tiffany!!
