Sales agent and construction manager addressed all are concerns quickly and to our satisfaction.

What started in May of 2022 as an exciting dream to come true, became a lingering nightmare in May of this year, the very same day of closing. Workmanship, materials, and building management’s response have been the main drivers of our horrible experience. A few days before closing, we did a “Walk-through” with the construction manager and the customer/warranty manager. We found several issues that ranged from electrical outlets lids to broken kitchen cabinets, bathtub drains, and several others. Right after closing, the construction manager met us at the house to go over the findings and the majority of them had been addressed, but we walked the house again, and we found more problems. When I addressed them with this manager, his reply to me was:” I too can walk thru this place and find 18 more things that are wrong, THIS IS CONSTRUCTION, NOT PERFECTION”..Sounds like an ideal motto for a house builder. After six weeks, and many follow up calls issues are being addressed, and more defects are popping out, but the uphill dissatisfaction battle continues, and hopefully will end prior to year end. On a positive note Yvo, our sales person has done an outstanding job, and has gone above and beyond his duties by helping us in communicating with Pulte personnel. We love the design and structure of our house. Unfortunately, the finish quality leaves a lot to be desired. Pulte pushed us to close, but when we moved in the house was not complete, and there were many issues. We initially had a list of 20 items that had to be either completed or fixed. Stupid things that should have been caught, like the hole in the ceiling above the front door where a light should be, another huge opening in the garage ceiling because they did not give us an attic access cover, no power to the dishwasher, no water line to the fridge, a crooked window that won't open properly, stucco and paint all over the roof shingles from overspray and on and on. We continue to find new things every few days. No pride in workmanship. I would be embarrassed as a tradesman. They are responsive and working to get things repaired, but everything has to be scheduled weeks out now. Horribly sloppy workmanship. They create a mess and then just leave it for us to catch. Quality control is out the window. We moved from out of state, so we could not be around to catch everything. Our "final" walkthrough was rushed, and even the things they pointed out did not get done before closing or us moving in. Do not close until you do a thorough and complete inspection. ... More

We had many points of contact with Pulte. Our salesman helped us select the perfect lot and model for our needs. The design center experience allowed us to customize our new home with unlimited choices for upgrades. The project managers Blake and Fabio are true professionals that know how to deliver customer service. Yes there were delays and issues, but they kept us informed and did everything they could to deliver a quality house. We also have been impressed with follow up on the customer service requests to fix those small things. Dan scheduled all the trades that needed to come back in a very timely manner for the minor repairs. Closing through Pulte was also easy. I was a bit nervous about buying a home from a mega builder and thought are we going to regret not going with a builder like Toll Brothers? Everyone I worked with, starting with the sales representative to the title company closer, was informative, polite and experienced. The construction manager kept me up to date weekly and answered all my questions promptly.

Initial delay in the lot being released resulted in a 100% increase in the price for that lot. Disclosures of requested information was incorrect; we purchased the home and lot “virtually” due to the pandemic. This service was offered to us however the Builder (or builder representative) was not prepared to handle that as inquiries that we made were incorrectly answered. We did not realize this until after the closing when the obtrusive noise from a “commercial chiller station” was evident (not only outside but INSIDE the home as well). We inquired of this prior to the agreement being signed and were given misinformation. The “Pre-signing” walkthrough was done in a rushed manner and when we asked for items to be addressed we were told to go through the “After sales Construction Manager” (Angel); we (and this house) were not given the service or attention to detail that we should have been given. Multiple turnovers of Construction Managers for the build of our home resulted in copious amounts of oversights. For example: we were never given a “pre dry wall walkthrough”, incorrect color grout throughout the entire house, incorrect kitchen island cabinet installed, unfinished walls in “high” areas that we may not have noticed except for the fact that we utilized a ladder (by unfinished I mean missing Sheetrock, thus holes in our walls), kitchen backsplash tile was not installed prior to our walkthrough and was installed only after we mentioned that it was missing, the lanai frame, screens and door installed crooked and misaligned as if the installer had no experience, the lanai door appears to be a castaway as it does not fit and is missing parts, finish paint over the stucco (outside) was never completed and then covered up with mulch, clothes dryer vent not installed, dishwasher not working, electrical circuits “trip” constantly, trim work left uneven and unfinished (again resulting in holes in the walls in those area), paint on walls and trim work left with large “clumps” of residue visible, multiple sheet rock screws visible, dead bugs in the light casing in the garage, inside doors installed crooked and misaligned, outside door requires forced pressure for the lock to engage and conversely necessitates a forceful “tug” to unlock from the outside, 95% of door jamb plates are too large for the cut out that was made (ridiculously sloppy looking), multiple scratched windows, unfinished shower drains, uneven tile work in bathroom showers, uneven and unfinished tile work in kitchen and bathrooms, scratched hardware, incorrectly installed cabinets, inconsistent landscaping as compared to the immediate neighboring home (which is also a new build, same timing as ours). Unfortunately this is only a partial list of items that are to be dealt with. Despite this list the Customer Service Construction Manager (Angel) that we are now working with is trying to make this right for us. Although we are constantly reminded that his work load is large and contractors are busy. Our question is “How could Pulte stand behind the work and close on this house in the condition that it is in”? It is dishonest, disgraceful and lacking integrity. From purchase to close the Pulte staff has been pretty great overall. I would say 95% of the process was relatively painless. The mortgage center was another story but we did not finance through Pulte (which is probably why). Cody the construction supervisor has been great and responsive to our questions and concerns. We appreciate the company’s willingness to make things right when quality has suffered to a degree. We are still waiting on a handful of things to get addressed so currently those matters are up in the air. We will see how that comes along here in the near future, hopefully. Great home and customer service

I GOT THIS HOME ON 5/25/23, AT THAT TIME THEY TOLD ME THEY ARE GOING TO LEAVRL THE LANE AROUND THE HOME IN 2-3 WEEKS, IT'S ALMOST 5 WEEKS NOTHING DONE.

Pulte Homes were very responsive to our needs and flexible with our schedule. They went above and beyond in providing information and photos of the home, answering all of our questions in detail and showing the features of the home.

It is astonishing that after paying over $1,000,000.00 for a home, the amount of issues present at closing and their refusal to fix those issues presents itself. They consistently try to NOT FIX anything or give excuses as to the existence of those problems. They spend more time trying to explain away problems that are fairly easy to fix.

Painful from start to move-in.

I love the home and floor plan. I purchased the premier package and several items in the package weren’t offered anymore like the lighting fixtures. They’re all LED cans, very bright and no dimmers. The communication with the project managers was great. They seemed to care about the quality. Drywall screws were popping out before we even moved in, drywall seam crack, bowed drywall. Window frames are too tight for windows making it difficult to open. Can see bowed window frames. I’ve been here a month and my dishwasher wasn’t hooked up correctly and water all over the floor, entire living room flooring replaced because someone used it as a cutting board during the build process, 4 windows reset and still waiting on drywall repair, cracks and holes in bathroom tile grout and terrible caulking was redone, doors not hung correctly and rubbing, an entire ceiling register missing from a bedroom- BUT the Pulte team has been fantastic about addressing and making corrections. They have been great to deal with. I just feel like theee shouldn’t have been issues in the first place. I do love my house though. ... More

From the first day we spoke with realtor, until the day we closed was a great positive experience. Pulte management is very responsive to all concerns and worked to answering all our questions.

While shopping around for a home in the Vegas area we came across Pulte at Valridge the sales representative was Angela she guided us properties that were quick sales within a month and a half we were closing our deal. After seeing how the homes were built and the quality that was incorporated it was a easy decision for my wife and I to make on our purchase, location location location.The entire process was quick and easy the home selection the loan process and the preparation of the property to be moved into.

Have been in my new home about 5 weeks now and feel I made an excellent decision to buy a Pulte home in Trillium Farm. While we still have some minor issues to iron out all seems to be going quite well.

There are many high spot on wall and the ceilings where drywall was not finished for a high quality home. Trim finishing was poorly completed and caulking was used to hide some of the poor craftsmanship completed. A report was generated on 6/5/23 and I have not spoken to a Customer Care Manager as of 6/29/23. Wall and ceiling imperfection was noted on the walk through prior to closing.

Issue with landscaping, issue with the paint job, not properly inspected by the property construction manager. not even a month after closing so many issues. not sure how many issues are going to arise in the next year.

The result was really good and we are happy to trust them to build our home

The buying process was fine. However, it’s Texas and the house should have been plumbed for water softener. An unexpected expense after dealing with exceptionally hard water. Issues with flooring not resolved. Flooring rep said it’s an issue with foundation and builder said that’s incorrect.

Our whole experience from touring the models, to signing the contract, dealing with the construction manager, and all the way to closing was fantastic. Everyone we met was very professional and happy to answer our questions. Now that we are living in the house we are extremely happy with everything.
