Beautiful home and great neighborhood, but overpriced

Pulte team did a great job in helping us to secure our first home in Orlando. Their sales, construction, and finance teams were all very helpful and professional. Overall, we were happy to have chosen the Pulte homes.

Let me start by saying on Pulte Group’s Built to Honor website they brag about how much they take care of veterans and yet I have 30 years of honorable service. My Sales Agent never explained the contract. Never told me once the frame is on the house I get no options. This house was supposed to be my retirement home after 30 years of military service and 4 deployments. Thought I would have options buying new construction and my Sales Agent never explained any options and said that I never came back to her office to go over the contract…well I’m active duty Army and assigned to Hawaii and I was going through my medical retirement process and trying sell house in Virginia and buy house in Georgia. I’m financing a house for almost $500K and Pulte Sales Agent don’t have the common courtesy to email or pickup the phone and provide bare minimum customer service. I thought I was buying a house at a different lot and during the walk thru I told the builder this is not the house I picked because it has a different backyard and here is the picture I took of the backyard and the Sales Agent embarrassed me by saying to me and my mom “something is wrong with y’all memories.” A $500K house and this how a Pulte Sales Agent addressed me. Thought I was getting a 5BD and 4 1/2BA and there is no half BA. Never got the option to get a covered back patio. Also, can someone at Pulte explain to me why I have 4BA and 6 linen closets. I do not have any towel racks or toilet paper holders and Pulte wants me to pay $400 after closing. My Sales Agent never explained to me what comes with a gourmet kitchen. I said I wanted white or brown cabinets and ended up with a gourmet kitchen. Please explain the difference between the white or brown cabinets. Also, I was told by the Sales Agent it’s a $5 earnest money, which I paid the day I looked at the house. She asked how much of a down payment I wanted to pay and I said $20K or $30K and somehow I ended up paying $25K of earnest money I couldn’t get back because I sent and email to the Sales Agent and my loan agent, which she was just as bad as the Sales Agent. As someone who has worked HR for 30 years in the military you don’t hand or email someone paperwork and tell them to sign it and don’t explain it. Plus I tried telling the loan agent I’m still active duty and I don’t qualify for the veterans benefits until 31 JAN 2023 and yet my loan agent tells me she is going to process my loan as if I’m a veteran and the VA said I was disqualified for the exemption regarding the lending fee. Plus the Sales Agent said I can do a pay down option for two years, which I told my loan agent and she never took the time to explain that option to me. My loan agent yelled at me over the phone because I sent and email to the Sales and Loan agent stating I refuse to attend the closing because I nobody takes the time to explain anything and tell me the why on what’s going on. I will admit my Sales agent did call and explained some of the details about the loan, but I never had good feeling and feel like Pulte has taken advantage of me. I’m hurt that I wasted my time with Pulte and I did not get my retirement home. I will NEVER recommend to and military personnel to buy a Pulte home. Plus I will be filing a complaint with the BBB and calling Clark Howell at Channel 2 Action News here in Atlanta and let him know this one veteran Pulte provided poor customer service and I wished I had bought a Ryan’s Home. Ryan homes are better quality and hopefully I can win the lottery so I can payoff this Pulte home I don’t want and move into a better quality home, which is a Ryan home because Ryan explain the options and explain the loan process. ... I recommend a new Pulte buyer gets their own financing. Pulte mortgage was less than satisfactory and made me feel like I couldn’t afford their homes. My sales person, Nick was great. Very responsive and helpful. My builder, Adam was also very good responsive and helpful.

As a family moving to Virginia from out of state, Pulte and their quick move-in home buying process could not have been easier. The responsiveness of everyone on Pulte’s team was fantastic, and compared to our previous home buying experiences with other builders, my husband and I felt like our business was truly valued. Our project manager, Eddie, and his assistant, Noah, were very responsive to any superficial issue we found during our pre closing walkthrough and even spent five hours going through the house with us to make sure everything was perfect. Since our closing, Zach, in Customer Care, has been great at assisting with any follow up we needed. This was the fourth new home my wife and I have had built. By far the best experience. Communications throughout the process was excellent. Every week we received an email from our construction manager with details of the work expected on our home. All the contractors were very nice and polite. Overall it was a stress free experience.

Home was built with reasonable quality that one would expect from a national builder. Pulte has been very responsive addressing minor issues. Tim, the construction supervisor was very helpful during the build process.

Overall, my experience with my recent house purchase from Pulte Constructions was mixed. While the price was budget-friendly and the community seemed promising, there were several design flaws in the house. Specifically, the backyard was not properly graded, resulting in water buildup during rain. Additionally, there was a linen closet space included in the design without plans to actually build one. Additionally, we had an issue with our house's main drain line being clogged, that was identified in the first week of moving. However, the warranty team and construction manager were able to take care of it after closing. The third party who did the pressure test also left the test ball line in the drain. During this year freeze, we also noticed air infiltration in various parts of the house, and we have raised a ticket but have not yet received a resolution from Pulte. On the positive side, our Sales Consultant, Construction Manager, and Warranty Manager were all helpful and responsive. They truly seemed to care about their customers and resolved issues as best as they could. The neighborhood is quiet and family-friendly, with good schools nearby. There are so mony great things I can say about the whole process of building and closing on my new home, but I have to say that I have had issues with it being cold in my lower level that are still not resolved after having been in my corner unit for over 7 weeks. Folks - I really dislike leaving bad feedback but, when I say my lower level is cold, I mean it was 45 degrees on that floor with ice coming out of the wall socket, all around the windows and even on my wall. When I would hold a candle up to the socket and window, it would blow out. I have had a really difficult time getting someone out to help and have done everything I can to mitigate the cold myself, but it hasn't really helped. After talking to several people and making multiple phone calls, someone came out about two weeks ago to do an infrared scan of the area. What they found was significant cold coming from the socket and the window on the side of my corner unit. The gentleman said that someone forgot to put insulation around the socket. He ended up filling it with expandable insulation but said he couldn't do anything about the windows. The IR scan, he said, would be sent off to another team and they would call me in about 1-2 business days. A week later, I heard nothing. I started making phone calls again to try and figure out who was supposed to take care of the issue. I was able to contact someone who said that the socket guy did not let anyone know that the windows needed to be fixed and I would get a call from that team in 1-2 business days. Again, another week later, I heard nothing. I called and left a message saying that I never received a call, my lower level is UNLIVEABLE and living like this is unacceptable (it HAS warmed up to 55 degrees though)! I did receive a call back today and was told someone will be coming to look at it tomorrow. I am HOPING this will resolve it, but based on how it has been going, I'm not very confident. ... More

Mostly good our windows are stained and we haven’t had any response in 2 months now

Rushed into closing when construction manager was not even aware. Very disappointing.

This was our first home buying experience and we worried a lot. But, things changed when we get involved with Pulte Homes Anna. It was nice step by step process and got guidance from various Pulte teams. Even we were out of country for few months, we got prompt updates and progress. Overall, I recommend Pulte for new home buyers.

No one should close and pay for their Pulte home until all the open issues noted during the final walk through the week before the closing have been completed.

There are many spots on the first and second floors where the floors make creaky sounds. Walls are not sound proof (not even semi- sound proof). When a bathroom is used the loud water sound can be heard in the bed rooms. Water and sewer pipes throughout the house make very loud sounds. Sound from laundry room is no exception. Regular talk from the first floor gathering room can be heard in the second floor walk-in closet in the opposite corner of the house.

We had an unusual experience with hurricane Ian coming to our area about a month before our close. We were slightly delayed because of this but the house stood up well and overall we are pleased with the process.

Pulte Homes is a great builder! We are very happy to move in our freshly build house! Every single qf in the house used very useful! I wouldn’t highlight even a single problem during the process!

We are in love with our new Pulte home. The whole process from start to finish was easy to navigate and we couldn’t have asked for a better team to work with!

The experience leading up to the close out date was outstanding. The experience once we moved in with the electrical issues was not. Our Construction Manager handled the situation professionally and he had the contractors there right away. When someone moves into a new home there should not be circuit breakers tripping because of incorrect wiring. The electrical supervisor should have found these discrepancies before he/she notified the Construction Manger that they were complete. The start-up for the HVAC system also missed the fact the dampers were wired backwards. Your low voltage contractor (CPI) never completed their required tasks by not terminating the Cat 6 cabling jacks nor were we provided a certificate that the Cat 6 cabling met the minimum standards required for the installation and termination of a Cat 6 network. I corrected the wrong terminations and completed the terminations for the WAP connections that were not completed. Other electrical issues I repaired myself. I have just some minor issues to resolve but overall I am happy with coordinating with Pulte for the construction of our home, your sub-contractors however need a little bit of quality control to ensure negative items don't get repeated for other home owners. ...
