The Sales and Construction Team at Sea Island Preserve did an outstanding Job! If you are lucky enough to be paired up with Emma in Sales and or Jamie in Construction, you can sit back, relax, and enjoy the new home building experience. Both team members are great at conforming to the customers communication desires, and communication is where it all starts. They were there to provide us with feedback, answer questions, as well as keeping us in the loop with our builds updates and information from pre-construction through closing. The house is a mess. We were forced to close over two months ago and we still can't move in. There are two bedrooms still without carpeting, there is carpentry still to be done, along with drywall repair and extensive painting still needed. I wouldn't wish this experience on my worst enemy. Stay away from Pulte.

1) Overall communication was bad to get status updates from the builder representative frequently and ended up into escalations. 2) Closing was delayed multiple times despite of multiple follow ups. 3) Quality of the work seemed to be okay before closing but after 2-3 months discovered bunch of issues which were not addressed despite of multiple follow ups over email/phone/text with Customer Care Manager III, CFT, Area Lead :: Georgia Division. Some of the issues were related to gutter, front door air leaks and Pulte doesn't care despite of sleepless nights.

Not sure where to begin but the whole experience was very disappointing to say the least. This was our first time buying a home and we expected much more, especially for the cost of the home. From the very beginning communication was poor. We weren't informed that our home would be built in a different direction which may seem minimal, but makes a world of difference when the sun shines into the home. We weren't told until 2 months after we signed that the 2 foot extension we wanted was not possible for the lot we chose. By then they decided to open up all the other lots to be filled (which they also said they weren't going to do, possibly only 3 more each month). Because of this the other lots we would have liked were already taken so we were forced into losing the extension on the home. We were informed near the end the original microwave and oven would no longer be available and they were replaced with lower level and not as nice looking appliances that show fingerprints all over them. We were told there were two options for landscaping but highly urged and pushed to choose one over the other because Pulte was fighting with the other. Unfortunately the one they had us choose is terrible. Ugly ridiculously placed plants which were half dead from the start and terrible leveling on the yard. The main issues we had and continue to have is the fact that the home was and still is unfinished two months after close. We are missing mirrors, shelves, have poor drywall throughout the entire home, a cracked window, cracked pavers, an attic door that doesn't seal shut, stained doors, chipped/banged up door frames, red stains on our garage floor, poorly installed baseboards, light switches that don't work with gaps, chipped and stained floors, missing pieces of our bathrooms sinks, missing keys for our indoor doors, etc. We continued to reach out to have these things finished and nothing has been resolved. We have had a few people come out to "inspect" but not complete anything. The only true things that have been done is someone came out to fix our countertop and someone else fixed a poorly installed door that wouldn't lock. However, he chipped our floor and scratched up our wall while doing so. All of the trades that come in, bash management, explain they weren't informed or made aware of things, blame other trades for the mistakes, and then they themselves are sloppy and ruin the next person's work. The time of close we were pushed into closing and lied to about having these things finished by close. Only some items were completed on the list we had at that time which included a bowing wall, missing door stops, missing toilets, missing hardware, etc. Things that surely no one would close a home without although you'd think I'd have shelves and mirrors by now too. I honestly don't know how the construction manager could sign off on the work his employees did, it is so sloppy and terribly done. For almost paying a million dollars for this home I expected it to be finished and clean. This home was FILTHY when we moved in. They stated a cleaning crew came in but I have no idea what they cleaned. The home even smelt. It didn't have a new home smell I expected. Our child's bathtub had stains I am still struggling to get out. It looked as though someone had partied in the home the night before and vomited in the tub. We noticed it was filled with disgusting substances during the build and notified the manager who told us it would be cleaned multiple times before move in. However that image is burned in my brain and I know that is why the tub is stained/ruined. Throughout the entire build we had little to no contact. We were not updated and walked through like Pulte promotes on it's website. We would find empty sangria bottles on the site. Trash everywhere. It was disgusting. Even now living in the home, the workers leave broken glass, wood pieces, trash, etc. in our front yard and in the streets while working on other homes. They have no respect for the area or customers. They also park in front of our homes and demand we have guests move yet they block us in. We never had an official walk through in which we were handed the keys properly. My husband was asked to come down and check out some things and instead was sneakily handed keys and then told to come back later if he wanted since the cleaners still had to clean and the manager wanted to fix a few things. All of that should have been done before hand. We should have never closed. For that, we are responsible as we should have never closed with it being in the condition it was. I had high hopes that it would be finished as promised and had more faith in Pulte that they wouldn't treat their customers with such disregard that they have. Even when we did our walk through to mark things with blue tape, we were discouraged from marking certain things and I was told I shouldn't mark anything that I couldn't see from 5 feet away. On time delivery. Good quality. Good responsiveness.

We experienced unmet promises. Unmet deadlines. The craftmanship was poor quality throughout home. Had leak within the first week. Asked them to please bleach the damaged wood from the leak, since it was a bathroom leak, they did not. Had to do it myself. Had sink hole in my front yard, again I had to fix it myself. Still waiting for them to fix it properly. A huge safety hazard. The mason stone fell off the front porch within a few weeks of moving in. During warranty visits, we've had several already in less than two months, they've fixed some things and left others undone. Overall, not happy with experiences. We have been previous home owners in various parts of the country. This, by far, has been the absolute worst experience we've ever had. ... More

The process was was seamless from viewing the property to closing. Zac was great with keeping me informed on the progress of my home. He was also very responsive to any questions or concerns I had.

I really enjoyed working with Jessica Vincent from the paperwork aspect of things, she made the process very easy, and she was/is well educated on all the home buying “need to knows”. The wife and I were first time home buyers at the time, so it was and can be very stressful. Jessica made that process easier and smoother. I also want to give a shout-out to Steve the building manager, that guy is great to work with. He made sure that everything was perfect prior to our closing date and continues to assist me with any questions I may have! Thanks Pulte!

You don't actually make lemonade. If this was a Netflix series, my home buying process would qualify for the "horror" section. I could write several books about WHY YOU SHOULDN'T BUY A PULTE HOME. Unreal experience, that I wouldn't wish upon my enemies. I'm already planning on ditching my home and buying a different home, even with higher interest rates. DO NOT BUY A PULTE HOME.

Displeased with masonry work. Also location of transformers and pedestals. They should be in rear of homes, not the front!

This is the third home we have built and Pulte by far has been the worst experience of all three. What makes this so surprising is that Pulte has been the most expensive home we have ever built as well. It started off great with our original sales rep. We picked our design and colors and materials. Multiple items were unavailable but we understand that the timing of this was also during Covid. In the process, we had 4 different construction managers and so much information was lost in communication. There were several instances where they did not respond to our emails or calls. Only to later find out something was done wrong or put in the wrong place. We were rushed to have a final walkthrough inspection where the house was 80% finished at best. We told them multiple times that we were in no rush whatsoever. After we closed on our house, we found multiple paint and drywall imperfections that were supposed to have been fixed on the final day of closing. The amount of frustration caused for such a “supposedly” higher end home has been utterly disappointing. ... More

The home buying experience with Pulte is well organized for Pulte, but from the buyer's perspective there is plenty of room for improvement. Soon after signing the contract we asked for some information specific to our housing design and Pulte was non-responsive. However, weeks later Pulte needed to alter the contract as they could not deliver the kitchen appliances they agreed to and we refused to sign the addendum until they provided the information we requested. Unfortunately, that theme of trying to apply leverage in exchange for support from Pulte is a lesson we failed to remember. About the appliances, interestingly the sales representative told me they knew in December they couldn't source appliances, yet she must have forgotten they entered into the contract with us in February - feels like entering into a contract in bad faith on Pulte's part. We bought from another state, so routine visits was challenging and we only made a couple trips before closing. At closing it was a scheduled whirlwind and our final walkthrough was only 30 minutes. None of the deficiencies we saw on the final walkthrough were corrected before we closed and so we were trying to get them resolved as the movers were unloading our stuff. The list was simple to resolve and not terribly long, but they failed to complete the full punch list. Unfortunately, we forgot the lesson we learned about leverage and completed our closing survey before the punch list items were resolved. We noted they were not fixed and that seemed to be problematic. The POC for these items refused to answer out calls or texts and when I saw him on one of the sites, I said "good morning" to which he replied with an abrupt "S'up!?" Since then we have completed work orders asking them to finish installing the molding, repair a window that won't completely close (sucks during a cold winter), and a few other open items. We get emails that say they know about the items being open but nothing saying when they will act on resolving them. The good news from our perspective is our problems are minor compared to several of our neighbors. At some point I will finish the molding, I don't have the skill to fix the window and will pay to have it fixed (or pay to heat the outside) and Pulte will walk away from their obligations to this contract. They billed this neighborhood as 'Luxury Estates' and the home designs are nice and the size is big; however, the homes are not ready for turnover when they say they will be, the attention to detail is non-existent, they cannot do all of the things they say they can, and they completely lack responsiveness. We have serious issues with the sales team. Particularly for timing of pretty much anything and the mortgage process. We were literally pushed towards using pulte mortgage where pulte wasnt even able to provide the amount that we needed to borrow.

Giant homebuilders like Pulte are only motivated by increasing shareholder value. Even when they do not have the bandwidth to sustain the rate of construction while also maintaining a minimum level of quality in their builds, they continue anyway. From contract to closing, it took 10 months. We've been in the house 3 months and are still waiting on warranty items to be addressed. There is a staggering lack of attention to detail with regard to quality workmanship you would expect from a half a million dollar home. I'm happy with the location, my neighbors, and the amount of space we have, but overall the lack of concern for attention to detail concerns me. Buckling floors, awful looking ceilings from water damage they caused, rough edges and walls, loose toilet, deadbolts that won't lock, loose hardware, etc., the list goes on. Our overall experience, while challenging at times was very good. Towards the end of the process, we had a few hiccups, but we trusted and continue to trust Harrison to make good on the fninshed product

Great house nice community

I’m extremely happy with Jeff and Jim. They are knowledgeable and spot on with anything needed. Great attitudes and very helpful.

Selling our loan one month after we closed was not appreciated. There are issues that are being addressed. The HOA documents that were approved are to strict in some areas. I would have given a 5 star rating but it took way to long to build the home and now we're dealing with some issues that shouldn't be.

Sometimes simple is great. We purchased a townhouse and didn't have too many criteria so Pulte was a perfect fit. Diandra and Madison were wonderful to work with. The design and selection process was effortless thanks to both of them! We bought at a time where supply was a common issue but Dustin ensured everything was built to expectation and in some cases exceeded.

Mike and Dennis were amazing! They were both very responsive and Mike helped coordinate all the details of the small things that needed to be fixed after moving in. I love my home!

I don't recommend. The service is not good.

The cleanliness upon closing was terrible. Workmanship on certain things is low in quality. For example, paint, trim boards look like they have been chewed on, paint dripped on grout, stains on tile that I can’t get off, entry door in garage has many dings in the metal, cement from filling beam pockets fell all over floor. Took hours to chisel it off floor. I’m sorry but that’s not quality workmanship for what we paid for the house.

The home turned out pretty good. There are still issues that I am waiting for a response from Pulte to take care of.

We were told 8-10 months build time. It took 12 months. The workmanship on the house is subpar! We have sent emails to Pulte warranty department for two separate water leak issues days ago, and we have yet to hear back from them. We would not buy another Pulte home!

I love my new home!
