I walked in to the sales office and a great guy Lance S took care of me . I told him I needed a home as soon as possible and he sold me a permit ready home in which he was able to fix a price for the base buy immediately . Once the house was under construction my contact Javier was also really terrific , Javier was responsive and always informed me of progress on my home . The build took longer than promised but due to Covid and supply issues it was delayed about 6 months . My home is beautiful and so well built that when Ian came thru nothing happened to it except for a palm tree outside having to be realigned . The delay cost at least 2- points on my mortgage which is an act of banking not but I am not blaming Pulte for that . There were very minor things after the closing that Pulte has addressed . ... Did lot of follow up before closing . Still things are pending for fix which was committed on email to be fixed by field manager . Still it’s open . I never recommend anyone . Not sure it’s Pulte management fault or field manager fault or contract fault . No one aware about what they have done what they have to look . Really very very bad experience

Dealing with Pulte was one of the worst experiences of my life. We were so excited to get to build our "dream home" and pick everything from ground up. The beginning was fun and easy to deal with. As time went on that's where the undercutting began and Pulte essentially made any and all decisions based on their profitability. The only positive experience we had was with Art our construction manager who was amazing to deal with. He kept us in the loop at all times and was extremely easy to reach and deal with. We had issues from appliances on back order to our appraisal not being what the cost of the house was. When trying to deal with Pulte with any of these issues, the manager Andrea had clearly dealt with it before and had absolutely no empathy for people who were building their dream home and what they were going through when running into these issues. Her statement that really got me was that our upgrades were excessive. We didn't even upgrade the counters or floors with them due to the cost, also the base price of the house supposedly went up $60k in the purchase agreement to build time time frame so exactly how was it excessive especially when we had that extra "cushion." We originally had chosen Pulte because they had a reputation of being high quality. Art made sure that our home was given to us in immaculate condition and everything little thing we noticed, he had already noticed and was addressing prior to meeting with us. The appliances being on back order was obviously out of Pultes control but the options they gave homeowners prior to us were actually comparable replacements, ours was an absolute joke, there is no way anyone would consider that comparable and again there was no flexibility. We were told if we didn't sign the change order, the countertop microwave would still be installed in the hole of the cabinet regardless and we would lose the $125 credit we would receive. One has to really plan well in buying home with Pulte. As soon as you make buying decision, they give no time in deciding about the upgrades. They dont have any 3d tools to show the upgrades. In one two hours everything needs to be decided with no chance to revisit the options. They are inflexible and their contract is one sided. For example as a buyer we cannot move the closing date but they can move the closing dates. Beware: they will try to close the house much before it is actually finished. Dont agree to it, it takes long time to get the pending issues complete. I have closed house six weeks back, the issues are still pending. The build quality is bad and hasty. Please have a home inspector to review everything. Specially watch for the paint and plumbing. Their internal inspection is not very good and everything is outsourced to the vendors. Please be very careful in choosing the lot. They may say your lot size is .5 acre but they may leave a lot of wooded area. You have to ask in how much area they will put the grass and what they will leave wooded. They will even leave the construction material in the woods, ask them to clean it. The process of buying a home with Pulte was great. We love our house and location. Our let down has been responsiveness with concerns on the website.

I honestly love pulte as a builder and their home quality. My experience with the sale agent Alex was great until the end when interest rate spiked up on us. So we as normal people would do, decided to shop around for the best rate. There was a back and forward with their lender and the outside lender when it came to the paperwork requirements. We thought it was a simple fix but after speaking to our sale agent, it’s like our back was against the wall trying to use an outside lender. I don’t regret pultes lender. They ended up giving us a credit and lowering the interest rate based on on my most recent credit score. We did not want any issues with the builder penalizing us on closing late fees. I think my sale agent was not too happy about that because he would mention he would look into something for us from his higher ups than never followed up if they could do something for us. His gift to us was Divosta bag with mini tools in it. I remember him taking a past customer a nice gift bag. My suggestion is if you’re going to use an outside lender, shop around early although, closing date may get pushed back several time on the builder end. Lack of material made it difficult closing on time. Right when we were going to sign our contract, they removed the refrigerator and washer/dryer out the sale price. It was a regret at the end for us because 2000 credit they gave us did not add up to the 6k we ended up spending on those appliances itself. The sale price was kind of high of course living in SFl and the current market. When we signed our contract, the bidding process was over for pulte. The structural we added were things we know we weren’t going to be able to do to the home later on. There are many designs that are considered an upgrade, there wasn’t any incentive at the time. If I could go back, I wouldn’t have added a corner lot since backyard is wide opened facing the street and HOA only allow bronze aluminum fence or privacy hedges. That’s something to think about if you’re big on privacy. Overall, the upgraded materials are great. The thermostat and bathroom basic are a little cheap to me. I love my built in kitchen and the appliance that came with it. There were small correction needed during the walk through. The construction manager was responsive and handled it as promised. The 4 star is the turn around time on closing turned out to be 6–8 months to 1 year and 1 month. I still recommend pulte to friends looking for new construction. ... More

Overall good, but can be better on communication and response on issies raised during construction. Build quality need to be improved on details. We are still waiting on unfinished things after closing for more than a month.

Starting with Eric Hill in Sales, followed by Bob Uphouse who managed the construction process -- both did a great job! They were responsive, and we are very satisfied with our new home. It's beautiful!

First of all, the people on site are wonderful! I had a bad experience with the design center. The wrong layout for the kitchen was ordered. No one told me the slider shelves ( as shown in the model homes) were only going to be the upper shelf. I am very disappointed in the quality of the painters. Many small drips on the new flooring and poor workmanship on the caulking, and top and bottom edges of doors are not painted. The texture of the shelves and trim is very rough, could have used a quick sanding. I know it’s hard to find workers at this time. We had a wonderful experience buying and fantastic communication with Pulte while construction was happening. The minute we closed, they are harder to deal with than the DMV. We had a punch list of items to be taken care of after closing, not one has been taken care of 2 months in. Pre close they were 5 stars. Post close Zero.

We love our House, everything is great quality and great customer service. Even when we brought a third party inspector he mentioned that Pulte did a great job in our house. Since day one the people involved in all the construction process were great, they communicate well and were really responsive and kind. Also the customer services goes above expectations. We had an incident cause by Spectrum and the builder was helping us all the way even though we had already closed. Their customer care program is also great! they take care of any unforeseen items that may come up after closing, it really brings us peace of mind. I think the house price is worth every dollar. We love the location and the community.

We were building our first home with Pulte. Some of the experiences we encountered during the construction phase was below par. For example, they replaced the appliances to which we paid extra for with a standard ones. A huge let down was the replacement of the brick (I was told that they searched high and low and came with only ONE) I repeat "ONLY ONE" substitution was given as a choice (despite pulte being such a "big" builder). The entire process was well planned and easy, we had our home built from out of state and had now concerns with communication and quality.

Our build took a long time because of pandemic and supply issues, but our project manager from Pulte, Gavin, continued to give us regular updates on our progress. During one visit to the community, he met with us and walked through our build, identifying key features in the structure and listening to us. What made that so significant was that he remembered the things that were important to us and made sure our new home had everything in place that was in our list of concerns.

We have watched our home go up at the hands of some extremely capable and skilled craftsman. The team overseeing the process has handled things extremely well and presented us with a truly lovely home…extremely well built and impervious to the likes of Hurricane Ian. No damage, no problems and no issues. We are blessed to have decided to sign on with the Pulte Group.

Overall I recommend Pulte homes, build quality and cosmetic finishes can be better.

Buying a new build with Pulte was a mixed experience. Their communication process with us was okay but there are alot of problems that we’ve experienced since moving into the house that was supposed to be fixed before close. They took it down to the last minute and assured us that everything that needed to be fixed would still be fixed after closing and that hasn’t happened. We had a 30 day check in and everything that we pointed out during the check in still hasn’t been fixed. At this point we feel like we’ve been strung along in regards to the existing house problems that were present during the close. The sales agents we dealt with were great to work with. Our second project manager was significantly better than the first one. We’re just very disappointed that none of the issues that we pointed out during the 30 day and even before close were addressed and we keep hearing the same answer of “oh I’ll reach out to the crews and get back to you”. ... The site build crew and manager were great. The sales team not so as they misled us on a number of issues. Primarily promising us a unit with a view. They didn’t tell us they plan to build a couple more units that will cut into our view we paid extra for the unit. Also building a city rec center to further cut into our view.

Workmanship: It's okay but aesthetic precision could use some work (Personally being a big fan of proper symmetry and angling, I see some areas aren't exactly perpendicular/parallel. Again, those are only visible upon minutely observing but for the price we pay, I would think those should be a part of the inspection from the builder's side) Wall corners are delicate: There were some aesthetic/cosmetic issues when we moved in (scuffed corners, paint touch ups missing). Some times, a soft dash with the wall/door corner makes a slightly noticeable dent in it. I would think those materials should be a little more durable. Also, We know that the house settles in as you use it and stay in it, but some of the cabinet corner gaps and wood surfaces seem to be expanding (these are minor observations but I hope they don't get too bad). We are still within the 1 year workmanship warranty period so I hope those issues get fixed. ... More

Buying the home in general was good. Happy to have a great community. There were significant delays but this is expected in these days. The closing was poor because the docs were not aligned. It took over 3 hours when Pulte was the closer. After moving in we began to see the small issues. That's when you see the details in your home. We can see over spray in paint, small droppings of caulking and poor caulking. A tiny chip on a wood plank mWe've requested service for these. I call it the turnstile because they push to get you in the house because the next batch of homes need to get handled. But those small details should be handled better before calling the home complete. Otherwise maybe I'm just being picky ... More
