Be prepared to wait well past expected closing date. Be prepared to deal with multiple problems and wait for items to be repaired/completed. Be prepared to deal with multiple construction managers with only the last one knowing what he is doing. Most recent construction manager is trying very hard to make everything right but can only do so much. Charles has been phenomenal and if he were the construction manager from the beginning, I have no doubt I would not have had the problems we are still experiencing. My family loves our new home. However, the craftmanship was very subpar. There was absolutely no attention to detail, culking was poor, edges were not finished and smooth, nail tracks still up, paint not smooth. For the amount we paid for this house those things should have been perfect. Those flaws took away from overall quality of the home.

Right from our sales consultant to Pulte mortgage and title company, we have had an amazing experience buying our house in a crazy market.

Entire Glenmore community division was mis managed. Too many open builds, too many management changes. Poor oversight and quality control of trades and the work performed. Good ole boys club on how the builds get completed. Pulte often believes homeowner has no experience with what they are referring too in comments, issues, mfg., quality or trade work. Final closure date moved 4 times and extended another 5 months. Sales staff is lacking accurate info, dismissive, and non-forth coming with information. Communication was extremely poor. Overall, I would not recommend, nor build with Pulte again. Price gouge purchase cost was certainly advantageous for them for the current market, but lacking for the experience, build, and final quality, both in physical home and final land grade for the homeowner. ... The whole experience with Pulte Homes was very pleasant from the beginning to completion and closing on the home. Received communication on the progress of the home regularly. Enjoyed working with the friendly, customer focused team at Pulte homes.

This is our 5th new build, 2 with custom builders, and our Pulte contruction manager was the best we have ever had. The final walk through had usual minor issues, but MUCH LESS than our previous homes. Very good experince overall with salesman and construction manager.

We are truly happy about our first home purchase experience with Pulte. They were so patient, honest and attentive about all details and nuances, knowing that we did not have any knowledge and experience. In addition, they would make every effort to accommodate our needs to make updates even when we were past the due dates. The construction manager Eslam is great at communicating all updates and answering needs/questions. And the most important thing is he delivered exceptional results.

We started the home buying process of our current home in September 2021. Due to delays, the closing was completed by September 2022. In between we had bad experiences after another with the on-site supervisors. During closing day we learned that the Certificate of Occupancy hasn’t been issued, and therefore closing had to be postponed. Since we were staying at hotel and we needed a place to stay, the office advised us to stay at hotel and they will issue a reimbursement for expenses. We are still waiting for the said reimbursement, not even an explanation of why the reimbursement is still pending or denied. We closed with several items opened in the punch list, since we were promised the items will be fixed quickly after closing. Most of the issues are still pending, though the response have been better than the building team. After we moved in we noticed that a lot of things seem on the chip side and not up to par of the price Pulte charge for them, especially the finishes. We regret doing business with Pulte. ... More

Why did Pulte require me a disabled retired veteran to pay 17k dollars down payment to start my contract to build my home. My credit scores were above 800 during the buying process. Also Pulte only offered a 30 day closing option just to wait for the interest rate to rise.

This is the second home we built with Pulte. The quality isn't the same and there were minor changes that impacted overall quality and value. Cabinets were made cheaply, front steps are no longer concrete but small TREX steps, porch is barely wide enough to walk, garage is ridiculously small and you need to pay extra to get a larger garage. My third row SUV BARELY fits! Cars are larger nowadays and families have bikes and cars, golf clubs, snow blowers, lawn mowers that need to fit in a typical garage and they don't! This is where the value for what we paid has gone down. Buyers need to be aware that standard options aren't suitable for most families, and you need to upgrade a lot to be comfortable. ... More

Once you close, it is difficult to get an immediate response for repairs or help with major issues. Other homeowners have shared about issues with getting water on or help with electrical problems, similar to what we experienced. We chose Pulte based on their reputation in our former city. Unfortunately, they did not meet our expectations.

It was a bad experience , Pulte used bad quality of hardwood flooring , hardwood flooring installation not good , subfloor squeaking under carpet, subfloor so thin they should use thicker and stronger one like 3/4" or 1" plywood sheets instead of OSB , floor vibrating when we walk in some area ( maybe it's joist problem ) ,the furnace in wrong spot above the plumbing stack which should be connected to the kitchen and second floor bath , to solve this issue they connected the pipe to the basement drain !! now the plumbing stack used as a basement drain without trap and this issue cause a very bad smell in basement !! this mean there is no supervision from the site team leader . I don't know how they build houses if they don't have plumbing drawing or HVAC drawing , every house with the same model are different than the other !! . ... More

Overall a good buying experience.

Pulte homes is overpriced for the quality of materials they produce. From the faucets to the flooring it’s all very cheap. Downstairs was mixed with carpet and tile for the standard build they ran tile @ the front door (foyer)and then just laid one piece of carpet in front of the stairs and went back to tile for the kitchen and dining area and back to carpet again for the “living room” which isn’t a living room it looked horrible. The faucets are so cheap it’s unbelievable. The cabinets are super cheap. For the amount of money they ask they could @ least provide the buyers with better quality materials even @ the standard build level. Oh and when you go to the design center for “upgrades” if you take them up on their “upgrade offer”once you leave you’ll realize you could’ve bought a new house or a new car. The design center is a joke!!! The entire build is very cheap for the money they’re asking for their homes. They include a stove, microwave, & dishwasher after all the money you spend you mean to tell me you can’t include a refrigerator too? Everything is really cheap baseboards, cabinets, paint job, flooring, windows. The structure of the build overall is not strategically efficient. The master room is so tiny you’ll think it’s for a kid. The other bedrooms are basically closets. It’s a total rip off building with Pulte. Words can’t quite explain my dissatisfaction all I can say is look elsewhere for a better quality builder. The homes are not worth nearly a half a million trust me. Run the other way and at least see what you can find. Don’t stop here. AGAIN the way they structure the home is basically apartment style. There is NO real living room it’s so heartbreaking. The quality and the structure of the build layout is jaw dropping when you do your final walk through. Their prices are way too high for the quality and amount of space they provide for a full functioning family. Pulte chooses quantity over quality. I’m leaving something out but if you don’t take anything from this review take this note this. Your dollars will not stretch well building with Pulte. They purchase the cheapest materials as far as faucets, cabinets, baseboards EVERYTHING the sinks toilets they’re all HORRIBLE. I understand they’re in the business to make money but this is total greed. I also understand their design center sales pitch but my God even at the standard build level don’t provide the bare minimum quality materials it’s not fair to the buyer whose not “wealthy” people just want to buy a nice home for a half of a million in hopes to stay forever but honestly you can’t stay forever because your family will out grow the living space. There is no living room period and the bedrooms are for newborn babies. Pulte should be ashame for their asking price and then for the quality of work after their sky high asking price. They’re not quality builders please note that. You’ll be disappointed I guarantee. I’m very disappointed. I built nearly a half a million dollar home and my home feels like a cheap apartment. From the purchase process through all phases of construction and the Closing on our new home here at Upton Ridge, the entire Pulte team has been EXCEPTIONAL This entire experience has exceeded our expectations (which were high to begin with)! Potential buyers should know that the Pulte team does what they say they are going to do in a knowledgeable, professional and customer friendly manner.

A lot of materials look/feel cheap, and had a lot of difficulty getting responses on issues.

Our experience with Sales and Project Manager was excellent. Pulte built a quality home with emphasis on energy conservation and final finishes. Picking from the Pulte catalog of build options allowed us to specify a home which reflected our needs and wants.

Bad experience. Every phase of construction was completed (fixed) with the absolute worst sub contractors. Pulte’s Framing was so cheap that they do not even use a top plate (2x4) on most of the interior walls. I even had to inform the builder that trusses were sitting on load bearing walls that Did Not Have a Top Plate. This could’ve been fixed when I originally told them. But no, they decked the roof, and shingled before they decided to fix the truss setting on a loadbearing wall without a top plate. By this time, three of the trusses had already broken due to the downward force of the roof deck and shingles. Pulte sent two Non-English speaking day laborers To lift the trusses up off of the top wall so they could install the top plate. The workers tried to use a 2x6 and a hammer to drive support underneath the trusses so they could install a top plate. I actually loaned them a 10 ton hydraulic jack to lift each truss to install The top plate 2x4 Under each truss. As a result of this inferior construction, three trusses were broken due to the weight of the roof decking and shingles that had already been installed. Sheet rockers were nothing more than a day laborers that were hired by subcontractor to come in and attempt to sheet rock the house. Absolutely the worst sheet rock job I have ever seen in my 60 years of being around home construction. Tape bed and texture subcontractor did not use tape on many of the joints in the ceiling. I have never seen this done in my entire life. I paid $550 extra to have the kitchen vent vented to the outside. Pulte subcontractor miss located the outside vent arrangement so it was not where we’re supposed to be. Instead of fixing it correctly, the installer came in with tinsnips and cut out the metal ductwork and patched on A piece of sheet metal to try to correct the location. I told them I would not except that, because I had paid over $500 to have a proper exterior vent for the Vent a hood. It was eventually corrected by installing a Nother exterior vent box. Trim carpentry was pathetic. In setting cabinets, they actually used a hammer to knock holes in the back of the cabinets for the water pipe and drains penetration. Inaccurate cuts on the baseboard trim we’re left for the painters to fill with cock. Painters smeared cock on many of the door jams and then just painted over it. Pathetic workmanship. If you have read this statement to this point, you can get a feeling of what I think about Pulte‘s construction. I actually sent photos to the CEO of Pulte along with two senior vice president‘s in an email. I don’t know who forwarded the photographs to the San Antonio office, but the next day I received numerous calls from San Antonio Pulte office assuring me that all of these problems would be fixed. Well, when I pay top price for a quality construction home, I don’t think things should be fixed. I think they should be done correctly the first time. I have photos of everything I’ve talked about here, plus a whole lot more that I haven’t mentioned. I just don’t have time or the wheel to go through item by item each deficient steps that were taken during the construction process. I will sum up my statement by saying this, just as I mentioned to the CEO of Pulte, the word “quality” and Pulte should not be used in the same sentence. If you know of somebody considering building with Pulte, unless they are somebody that you really don’t like, don’t let them contract with Pulte to build their new home. ... More

Overall we are very happy with the build quality of the home, and communication with construction coordinator. Pulte is working thru a few warranty items.

Delay in Delivery: I Signed the house on December 2021, Promised to deliver by May 2022. Finally delivered in September. Due to that, Paying heavy interest rates. Main Water shut-off Wall: Main Shut off the wall was never working. Scheduled with RT Moore on November '16 th. It requires a 4-hour window and has to break much drywall to fix it. I was wondering how the city inspection got passed with so many issues. Lower-level tub/shower leak: The lower-level shower is leaking and dripping into the bedroom on the first floor of the brand-new home. Trade Partner RT Moore has to break the drywall and fix it. The drywall is yet to fix it. Faulty range hood: It was installed twice. Still, the issue was resolved. Does Any on expect Brand new home? How do you rate your home build like this? The sales consultant and the overall buying experience was fantastic! The quality of the home seemed like they skimped a little. Walls/ baseboards aren’t even straight or even.

Pulte is the worst builder ever. Bad finishes, materials and customer service. The construction mgrs don’t perform their duties and are unresponsive to any communication.

Heidi the agent who showed me the Pulte homes was awesome from start to close. I am high maintenance and had a lot of questions and requests. It was also a stressful time for me as interest rates were climbing fast and home prices were starting to move down for the first time in a long time. Heidi stayed steady and confident. She was highly responsive, reassuring, and highly professional/appropriate as I was anxious. In addition Ryan has been great to work with. He was extremely detailed with his walk through and has kept me well informed as work is being done to finish the exterior and the remaining homes on my street.
