Overall the pre purchase, keeping us informed on timely manner, meeting deadlines, closing all worked great. Materials quality also seems to be good, but it is just the beginning. Post warranty attention needs improvement, need the team to share some ETAs or timelines which is missing. All homes do have some issues to fix after we get in which is normal but attending to it and giving ETAs needs improvement.

I worked with Harmony as my sales agent and Crandall as my construction manager throughout the building of my new home. They kept me informed throughout the building process and sent pictures and videos weekly of the construction stages.

We struggled with turning on some essential utilities such as Internet, Gas, problem with dish washer. We still have major issues with sprinkler system leaks that wasted thousand of gallons of water, a front window does not shut, no hot water to our laundry machine. It is difficult to contact Pulte home warranty team. However, the house itself is pretty solid against IAn storm, just 2 of our roof ridges were blown and a few minor items outside the house.

Everyone we worked with at Pulte, including the sales manager and construction managers, were excellent. Communication was consistent and they were always helpful. However, the workmanship of the home leaves a lot to be desired. For the price, I would have liked to see more attention to detail. We still have tiny holes in the wall, scratches in bathroom tile, backsplash tile that is broken, etc.

Overall, it was a decent experience. Mistakes were made, and we had to catch some of them ourselves. So, it is not a worry-free or hands-off building process. You do need to stay more engaged and provide more oversight than I had anticipated. Some communications can get dropped or take several days to get a response. So, be prepared to wait or do several follow-ups. Other than that, things turned out fine and there are no major issues with the house at this point.

We had a great construction manager…at the end of the build. The first one we had was not do great. We did not feel he was aware of what was going on during construction, rarely emailed updates and when we did get them we got one sentence. After he left and we were assigned someone who actually cared about the process, things looked much better but we were at the end when this happened. Nate is top notch as a construction manager. Great experience they were very trust worthy.

We had a few issues, only one big issue with the Power Company sub who does the hookup from the box to the house, which ended up delaying our closing a week. Pulte was good to work with especially the site construction manager, who was very excellent at keeping us informed as we were moving from out of state. At move-in we had a very short punch list of items and most were completed within the first few weeks.

I had big expectations about Pulte and their builders let me down. Not what I expected. The workmanship was poor. A lot of things were undone/unfinished, awful job, workers were careless, the person in charge on the workers and walk through lies to you and try to hide things so you sign the papers like everything were done. They put my kitchen appliances broken, poor terminations, poor quality of paint, front doors broken and frames unfinished, lanai door damage, workers paint my tiles with my walls paint on places that were chipped, and the list goes on. One thing I’m totally disappointed with Pulte workmanship is the way the doors are fixed - All doors (except for 1) in first floor and second floor in our house are rattling. I have not seen that happen in any house. Apparently we were told that, that issue cannot be fixed. Wish someone could help. Other than that, we are overall happy with the construction and the response to our concerns. Will definitely recommend Pulte to others but will be happy if the doors issue is taken care of.

Pulte home I highly recommend

As a homebuyer from out of state, Pulte Homes made the experience enjoyable. From the constant updates from sales rep, to the knowledgeable design center designer, to working with the mortgage was a 5 star experience. The production side of the business was a 3 to 4 star experience. Weekly updates were provided, but I still have some items remaining from closing. There is a plan in place so I will reserve comment until delivery. Also better project management of subs would be my only recommendation. Really good product for track construction almost similar to the stick building model.

Make sure all open items are completed before closing. My home closing was 8/31/22 and closet doors were not painted. Closet doors were taken out to be painted and still have not been returned. Bigger issue, AT&T can not hookup my Internet because of missing underground cable feeding my house. AT&T blames builder and builder blames AT&T. In any case it's been 37 days and still no internet service due to missing cable. This is unacceptable, and there is no other service provider available.

Had an issue with main staircase with visual nail marks on treads and open gaps between stairs and stringer. All 16 steps out of 16 steps have gaps and nail marks. Reported to site manager before closing and he told us to handle it with warranty. Stairs contractor and Pulte warranty manager came out and look at it. Both agreed that it’s poor workmanship but still Pulte’s response is it’s within spec. Still working with warranty but this shouldn’t cause this much trouble. Still not sure if Pulte is going to fix the stouts. And so many little issues but once you closed the house, Pulte don’t response and resolve the issues promptly. Our Pulte sale representative Mary Ann did an outstanding job of guiding us through the bidding process for a lot and then subsequently through the build process for our house. She was very knowledgeable and wonderful to deal with. Our construction manager Alan did a great job in explaining the features of the house during our walk-thrus and was meticulous in finding and denoting flaws that needed to be addressed by various touch-up crews before we closed on the house. He takes great pride in representing Pulte.

Overall the construction process went pretty well. They were highly responsive to any issues we had and met all requirements to my satisfaction.

Was a good experience. My realtor Pam was great. Very knowledgeable regarding the overall house purchase & process. All of the Pulte members that I engaged with were available when I had questions. Seth was also very helpful. Spoke with him frequently. Thank you for this opportunity to share my experience.

Moved in and had to deal with issues within a month related to build quality that left our new home damaged. Pulte was trying to deflect responsibilities and made the whole experience very frustrating. I don't think I would trust them again and would not recommend them.

Our home buying experience was as expected during a pandemic. The overall process took 18 months. Hollie and Jacob were outstanding to work with, they were attentive and professional. Overall the home building experience was easy and we felt seen and heard. The Pulte mortgage company was a whole other story though. If I could give them negative stars I would. They made the process as difficult as possible and their communication was non existent. Although when they did contact they wanted information yesterday, and gave us absolutely no time to react. If you can stay as far alway from Pulte mortgage as possible you won’t have anything to worry about. Craftsmanship on our new home was as expected, these contractors are not building these homes like they are building them for family, they are building them with no one at all in mind. Work sites are dirty and littered with leftover lunch and materials. Items we asked to be fixed after final walkthrough were not addressed. And some things were sloppy, caulking, trim, drywall, things of the like. It wasn’t anything that can’t be fixed, but it will take time. Follow up work was efficient and professional but there seemed to be always someone else to blame. Overall, we stuck out the process because we really liked our realtor and the 3rd building manager we ended up with. They made it bearable. From the beginning to the end Pulte did not deliver as promise. The mortgage company pulled out last minute and didn’t understand what I explained would be needed up front, additional monies were charged and not refunded, items I didn’t want were charged and performance on final product poor. After closing a power line was cut by builder and property was rushed to close but unliveable with no power for two weeks while I was of course paying to own it and rushed to close then the builder cut the line.

Love our home, but disappointed at some of the final work. A lot of painting that needs to be redone.
