My experience is not great . Lot of issues with the construction and poor job on the construction

I do have cowboy issues are been there forever nobody coming to check on and I already talked to Kahrba People about it

I have mixed feelings about the entire experience buying a Pulte home in Alva Florida. At the very beginning a year from the time we moved in, everything seemed pretty smooth and we selected a lot that would work very well for us. We understood we had to wait a while to actually get our final product. Our foreman was very good about keeping us abreast of the progress as a home was being built. Many photos, etc. That was all fine. When we finally got a phone call telling us that our home was ready to close, we were excited. We flew out to Florida anticipating that we would be in a home that was in perfect condition for move-in on the closing date. We were unhappily presented with a home that had not been put together and ready for move-in. We had no vanity mirror in the master bathroom, The small refrigerator had not been placed in our kitchen for wine. The landscaping wasn’t even done yet to completion. There was no door in the second bathroom shower so that shower could not be used. The floors throughout the house had to be touched up with new grout and sealed because The quality of workmanship was substandard. There were many paint issues throughout the house. Sloppy workmanship. We were overwhelmed with literally hundreds of things that had to be done. It was so bad that we had to extend the closing date by one week. And even after we close, we still did not have a mirror in the master bathroom. We also did not have a thick glass divider between the bathroom and master bathroom shower. Now we understand that there are issues right now getting building materials but we should not have been informed that the home was ready for us to come and live in. Thankfully, pulte did a wonderful job trying to correct all these deficiencies. I really felt, we really felt, that a concerted effort was made to remedy all these problems and satisfy us. Pulte was prompt to take care of caulking issues, sloppy paint, grout problems, broken tiles on the driveway etc. in an expedited manner. The final product, our new home, is beautiful and we are very happy with it. We love it! But we had to push really hard to get it where we want it. This is the second owner of the home speaking now. I felt very disrespected by the Tile crew. I felt that because I was a woman I was not taken seriously with my complaints. I was a dentist for 30 years and I ran my own business and to be treated like this was not acceptable to me. I basically had to walk out of the room because three men verbally ganged up on me telling me that I was wrong about the tile. The deficiency in the grout level in the master bathroom shower and floor still is not right. But I had to leave the room and let my husband handle it because I was not getting any respect. The fact that we could not take a shower in the master bathroom Which resulted in us having to stay in a hotel for an extra week really upset me. I thought for sure Pulte would cover that charge because it was their fault for calling us in a week early from a vacation to come to our new home that was completely not ready. When we brought this up to our construction manager, he said that we could have moved in a week earlier and that Pulte would not cover the charge of our hotel. I guess Pulte expects us to not take a shower? We had to pay for a weeks extra stay in a hotel plus, since we were not able to use our kitchen as promised, we had to eat out every single meal for a week. This was not acceptable to me. But the Pulte people said “ too bad “essentially. also, when we pointed out all of the errors in the painting of our home we were told “what do you expect, it’s a production house“. Considering that Pulte claimed excellence and quality of the highest caliber in its construction, this was a shock. Were we buying some sort of low quality home? What exactly did “production home” mean? It took at least 10 days to get the home up to our standards. There were so many errors in painting and caulking. Many many broken tiles on the front pavers. Even our dishwasher and refrigerator were counted at a strange level. There was metal sticking out of the floor where the sliding doors are that really presented a problem. That could easily had caused damage to a person. The fact that I even had to point this out, was especially surprising. When big things like this are not caught by the construction crews, it makes me insecure as to the rest of the construction. It made us really go through the house with a fine tooth comb. The workers just did not seem like they were skilled enough to be working on a Pulte home. Our entire floor had to be re-grouted because the people who do the sealing on the floor said it was a terrible job. That took another two days to fix. After our diligent inspection and complaining, we finally got the house that we were happy with it. It took a lot of effort however. Louisa was very good at listening to our requests and getting them fixed. She was the only one who really listened to us. ... More

Building quality is not good.

I'm very happy with my new home. Of course, you'll find some issues with any new home built from scratch, however, Pulte Team has been conscious of them and willing to help and fix all details that could arise. Jeff has been very diligent and kind to speed up the solutions

Pulte does a good job at sales and financing. The house was well built, but follow up on open items after closing is terrible. We closed six weeks ago and were told that landscaping and grass would be done quickly. So far nothing has been done, and we can't even get a expected timeframe. For other issues (doors, drywall, etc.) we were referred to warranty (Customer service). they don't even return voicemail messages. the one item they sent somebody out to fix (door) is now worse than before they fixed it. We were told that in order to get things done we need to elevate it up to someone at the next level, and get belligerent with them. let me know someone to contact who will actually respond. We have had several new homes built before, and have never had follow up service issues with a builder before. the others fixed their problems in a timely manner, and actually had a customer first mentality that doesn't exist with Pulte. ... I had many issues still not resolved. My shower door has gaps that allow water to come outside of the shower. They gave me a rusted water heater. Tiles were chipped and grouting not completed. A screen door on the patio was never installed. Stove keeps going out. I think the experience would be better if these issues were resolved before we moved in.

Very good workmanship and detailed work. Love having everything new.

We have been closed and in our home for almost 50 days and have yet to receive shower glass and missing a grate in our room housing our AHU. We were originally told it will take 25 days to receive the glass and have received no real update. We have no idea when we will receive this glass. We were under the assumption when buying a new build home, that home would be complete.

Moved into a brand new home. Had a roof leak within few weeks.

Pulte is a great builder the construction manager Lincoln was amazing, he always responded to calls even when the calls where though, he was truthful and on he’s job and mad sure things where getting done.

Our construction manager did a 2hr blue tape walk through with us and did not address the issues we highlighted before closing. We visited the house a week after walk through (2 days before closing) and noticed all the areas still untouched. When we brought it up to him he said he'd take care it before our closing. When we arrived to the house on our closing day, nothing was addressed and the house was still dirty from the construction. The cleaners never showed up and they had to get rushed to our home the next day after closing to clean the house before our movers showed up. The cleaners did not clean as thorough as we were told they would. None of our windows were cleaned and still had construction debris on them. We were very upset and overall dissatisfied with our construction manager who basically lied to us just to get the house across the finish line and closed. ... More

My new home has had nothing but very major issues since moving in. AC leak resulting in restoration, no hot water, bath tub leak, no electric in several rooms not to mention all the cosmetic issues. The workmanship of my house is disappointing at best. I will NEVER build with pulte again.

The sales and financial experience with Pulte is awful! Starting from the purchase: we designed our home without knowing about other houses that fit our lifestyle better. Since moving in; we have heard nothing from our sales representative. The design center has no idea how to assist a new buyer. They are supposedly design consultants .. not sure where the consulting comes from. Do your research. They won’t help! Purchase a $700k home means nothing. Pulte finance .. do not use. Awful!! They are misleading and do not care about you as a buyer. The house .. however .. beautiful!

I recently moved into my Pulte Townhome. For the price I paid I was VERY disappointed with the quality of the workmanship. Pulte is more concerned about putting up homes quickly rather than the quality of the home. Here are just some examples- 2 bedrooms wired wrong tripping breaker, tacks not nailed down in carpeted areas hence pricking bottom of feet when walking on, garage door broke after 2 wks Bc it was installed improperly, sloppy trim work, worst painting job I’ve ever seen where painter totally missed doors and trim and on trim painted over drywall dust and bits of dry mudding instead of wiping it off or removing it, AC vents, thermostat and cold air return mounted crooked. And the worst example - plumber installed toilet in powder room incorrectly. Instead of tank bring just a couple inches from wall it was like 8-10 inches. I literally could fit through the space. A lot of details still unresolved, Plastic Pan under washer dosen't fit and was broken during placement.

Working with the Lending Company was difficult at best. They continued to ask for information that had been requested more than once. Getting service for issues is very dependent on the vendor being used. Sometimes it is 7 to 10 days and other times it is 7 to 10 weeks. NOT A GREAT EXPERIENCE FOR A NEW HOME.

Bought home in Santa Rita Ranch. Home building process was delayed initially due to no traders availability. Framing was not done properly but corrected upon inspection report. If I hadn’t done inspection I would have gotten bowed studs in many places. Plumbing placement was done improperly and close to wall which was corrected after inspection report done at the final stage. Again this could have missed if I didn’t do inspection. There were definitely quality issues compared to Pulte standards. How ever I am giving 4 star reviews because of my construction manager Steven. He did terrific job in resolving my concerns and resolved most of the reported issues on time. He made my home delivered within time I wanted. Without Steven’s support I probably left with unhappy home. I am happy with final product and thanks to Jessica who is my sales agent and she was always available to answer my questions and escalated few issues for me. I got a wonderful team. I recommend Pulte and make sure to get third party inspections done at each stage. ... More

House quality and workmanship is excellent but several major unresolved issues at closing that were not addressed at all and instead passed around to the warranty department. Warranty department is overwhelmed with the volume of issues and goes completely unresponsive for weeks at a time. Having to requesting repairs and follow up countless times is incredibly frustrating, especially when you should never had to deal with in first place. Besides, dealing with multiple repair personnel showing up at random times makes things worse. Cannot believe I spent over half a million dollars for this sort of "Pulte Experience". I do love the Condo , but I see where they left walls unfinished and my front door you can see outside light. They said they would contact for a punch list after being at the condo for a while. I am sure they will fix any issues.The appliances are great quality. It is quiet and I love being in the back and looking at the trees. The only draw back is no sunlight comes in to the condo so it is always dark.

Aside from a slow start out of the gate and delays due to materials, we have been very satisfied. From Mario our responsive salesperson to Adam our amazing construction site manager and the Pulte customer service people we have spoken with since moving in, this has been a very good experience. We love the home and feel it is well built and built to last!

Overall good process but elongated by Covid delays in materials. Home build is mostly fine but we are finding some sub par workmanship in areas and obviously things done quickly and not to highest quality. I personally had to chase things up myself and noticed things not done which the construction manager didn’t notice. A number of cosmetic issues after close which took quite some time to fix. Nice team and friendly but overall some poor finishing details.
