Excited about our new home

I’m very happy to be part of this community and look forward to enjoying all it offers. I have made several attempts to have some things done to no avail. I have NEVER heard back any answer re the property grading. Having paid mor fo my lot I did not expect it to be as hilly as it is, to the point of dangerous. I would be most appreciative if , perhaps before the next door property is started someone could explore the possibility of leveling mine beyond and to the side of my front wal and patio. Other than the grading I can wait for my other problems to be solved. Within reason, of course

The community layout could have been greatly improved upon. Compared to other new townhome communities in Bothell/MilCreek, Urban Village seems congested. Road built quality is also not up to the mark although I believe the builder may lay out roads again once the construction in the community is complete. Landscaping design and installation pales in comparison to other new townhome communities too.

Communication wasn’t the greatest would prefer that constructions managers have a work issued cell phone. Overall end product we are very satisfied with.

Pulte has a streamlined process of home buying and construction process. and is a one-stop shop for home buying and mortgage application. Quality of materials and workmanship can be bumped up a few notches

Our overall experience with Pulte was satisfactory. We started the process in May 2020, two months after the beginning of the pandemic. There was a lack of communication at the beginning with our sales manager, which led to trust issues and frustration. However, once a new team was brought onto the project communication began to flow on a weekly / biweekly basis, and visible progress on our home began to show which restored our trust in Pulte. Our site manager was very straightforward with us and assured us that the quality of the home was what she wanted to deliver to us. Overall I had a good experience, even with pandemic-related delay issues with regard to supplies.

We love our new Pulte home.

We love our home, we’re very happy with the layout and the house itself. However in the 6 weeks we’ve been here we’ve had to place three different work orders and take time off every time to get them resolved. Our air conditioning completely shut down and we were without for a day, our electrical needed to be required, and a shower head installed caused issues with the hot water. We are still waiting on a tree to be replaced that had died before we moved in. We are very happy with our home overall, but all of the issues we’ve had were due to things being rushed and careless errors.

My builder and agent were absolutely amazing. They always responded to my questions in a timely manner. I was also welcomed whenever i wanted to see how the house was coming along. Im so grateful for their guidance during the whole process and I absolutely love my home

The quality of build and special accommodates made upon request were superb. The communication was not good at times. I would rather hear there are no updates rather than radio silence. Builder did a good job of trying to make us whole in the end.

House Buying experience with Pulte Overall I would say that house buying experience with Pulte was great. Sales: I worked with Nino and he was good for most part of it. Only problem you would face would be he is stubborn and not ready to listen to you about any bargains. All prices are fixed and there will absolutely no haggle. Once you select some options, he will not change it even we are under 30days or just after that. Construction Time: The construction took from Nov till Aug (about 9+ months). During this period, I worked with Luke. This guy is excellent. No complaints. He kept me informing about the status of the build on weekly basis. Best experience, clear process and delivered home on commited date without any delays. Quality of the house is good & good location.

Good intentions and continued follow up with vendors to finish or fix issues and problems with the build. We like our home and are very happy with Steve and Mike. Eventually we are confident all issues will be completed to our satisfaction. They communicate and keep us informed. 98 percent of the house is complete and the balance of items should be resolved soon we hope.We are happy with our new home.

Pulte's staff were very professional and responsive throughout the entire process, from contract to closing (and now during the warranty period). I would definitely recommend a Pulte home to friends and family. We love our new home!

The materials are good quality, the workmanship sucks as well as the organization process. Different companies (not Pulte exactly) do different things like tile, paint, countertops, kitchen cabinets. That is normal when such a big company as Pulte hires subcontractors. But when it comes to the closing day you get chipped paint on the doors, baseboards, trims, your get not even paint on the walls, missed spots without paint or only one layer of paint instead of 2, missing silicone layers in the bathrooms (where they need to be), cracked sockets, cracked tiles, etc. Small touch-ups but still these are little issues that need to be fixed. So I took photos of each issue, wrote a text with an explanation of what I don't like, and sent it to the Pulte representative. Then Pulte representative will schedule appointments with those different subcontractors. But when one of them comes, he says "this is not our job, these are others, schedule an appointment with them". And on his side he does not see your photos with the issues, he has a task from Pulte "touch up countertop in the...". What this "touch up" means nobody knows, except you because only you still have photos of the issues. And when you show him a photo and the issues let's say with the countertop edge, the worker will say "Oh no, I do only silicone on the countertop, I am not responsible for countertop edges, you should schedule an appointment with another team in our company". So you then contact Pulte, explain all that and try to reschedule an appointment with the silicone layer guy. I realize that those are other companies with whom Pulte works. I can not blame Pulte 100%, but those repairs definitely take time, worker often come to the house are do not know what they need to fix exactly, so if you don't have your own list with stuff they need to fix, they will not fix anything. They like saying "We do not do that, it is not our work, schedule an appointment with painters, or any other team". That is not really convenient process of doing business, the whole thing takes time and if the homebuyer does not understand about house repairs and will not ask a ton of questions - this will take a lot of time. And as a result, you think bad about Pulte, because this is the company you bought the house from. We have now a case when the workers told Pulte representative, they came to our house to fix let's say chipped paint, and we told them we don't need their service anymore. how in the world I could say that when I still have that issue with the cracked paint and want it to be fixed. Looks like workers just try to skip some of the appointments. But once again you first think bad about Pulte and their representative will be the one whom you will tell how angry you are about this situation. Overall this is an organizational issue with subcontractors. But I still trust Pulte, is a big company and I see them building several communities in our state as well as all around USA. A smooth process from beginning to end. Any of the minor issues along the way were addressed and resolved.

Pulte Homes employees were fantastic through our building process and continue to be responsive with the minor issues we’ve had after moving in. No house is perfect but we are very pleased with our Pulte home!

Overall we had a great experience with Pulte! We love our new home.
