I have had several issues with the home that were not corrected , the site manager stop communicating with me so now I am working with your warranty department hoping to get some repairs taken care of, so the experience was great up until closing then things have gone down hill from there.

The personnel at the sales office, financing and closing were all great! They quickly responded to any and all questions and concerns alonge the way. However, after we moved in there were some quality issues that we hadn't noticed before and response to these concerns has been very slow. Overall, we are pleased with our purchase but wish we had inspected more carefully and addressed these quality issues before signing.

Our heating unit has been broken for over a month and it has not been fixed. Supposedly they need a part that they can’t seem to obtain. It is actually snowing today. No heat. This is a brand new building. How hard is it to find a part? The are building another 50 unit condominium complex right next to ours. Couldn’t they take one heating unit from there. Our heating unit leaked down to the two floors below us, so we are all unable to have anything in our coat closets.

At first the response to issues was immediately taken care of by Pulte but the vendor responses are terrible. They don't respond to phone calls or they just don't fix the issues.

Sales consultant, Field Manager and Design center consultant were very helpful in resolving queries and issues.

Great home and value

I like the design and flow of my house. Project manager gave detailed description of phases of the construction. Final walk went through every little detail of the house and I was satisfied that I would be moving into a well-constructed house.

We have an extensive list of items that needed fixing and at this time, we are receiving very little response! We still have a broken UPGRADED countertop in the master bathroom and a shower that everyone keeps saying is another trades responsibility because it isn't a simple fix (or cover up). The framers did not frame in the space correctly and instead of having them come back in to fix it, they attempted to hide the issue with building out the tiles so the glass door would fit in the space, which resulted in inch thick grout in places. It look horrendous. Our first month living here, we were without power in our living room for 12 days and during one of the appointments to fix the issues, the electrician found spliced wires (FIRE HAZARD!!!). We have very little good to say about the quality of the house. It was rushed to get it off the books by the end of the year and it shows!! It’s been almost 2 months since we purchased the house,We still can’t sleep in our owner’s bedroom. I was given a house that is not strongly insulated,all the road noise is inside the house. I am spending extra 10K for a livable environment,we are about to sue to get compensated.

Everyone I worked with was nice and helpful for the most part. The craftsmanship is sub par. The cabinets and counters are well done. Painting job was sloppy and I removed paint splatter from many places on my new flooring. I have found several cracks and chips in things that I’ve submitted requests for but still am waiting to hear back about a plan of action. I can appreciate the speed at which the home was built but it was definitely at the cost of quality attention to detail

No response from the construction manager once moved in even after multiple follow ups

It’s been a nightmare. Tons of issues found on the pre closing walkthrough now 5 months later still fighting to get things corrected. The people that come fix stuff just damage more things in the process so we are getting nowhere other than more problems. The communication sucks completely about who is doing what when. People don’t show when they are supposed to I have missed days of work and changed plans over and over to accommodate for no one to show

This has been a horrible experience. We bought the house beginning of August, 2023. The cabinet had to be replaced because of manufacturing defect. They came and replaced it one month after the house is closed. Two months later they still haven’t put in a countertop and fix the plumbing. This was not disclosed before we closed. Terribl, just terrible

The buying experience was very nice. However, the closing was a nightmare. The closing date was pushed by the Pulte title closing company because they would not allow our mortgage company to do an escrow account because of the outside landscaping and the driveway and the sidewalk were not completed. We had to pay an extra $600 which was an hour or our mortgage company fault the manager at the pool day office did not when I agreed to that escrow and then all of a sudden she did. I feel like she just wanted to charge us $600 because we did not go with Pulte Mortgage from the beginning so she didn’t profit on us. Then several issues inside the home has not been completed after the closing as promised. One of them is an outlet in the garage for the garage door opener. Outlet is in the wrong location and the opener cable does not reach it. Instead of moving the outlet into a correct location the construction manager told me to get an extension cord. Needless to say, I am not able to use my garage and I don’t know who else to contact so that correction can be made. This was wrong from the get-go by the electrician and it should been corrected without any ideas of using an extension cord. Our sales person Jelena was great. She answered all our questions and addressed our concern. Our loan process was made simple and easy, thanks to Jennifer and Shelly.

This experience of buying a brand new home has been nothing short of terrible, first of all you do the walk through of your new home and everything is looking good as can be expected but within the first week everything started breaking!! 1. Water Heater broke within the first week and the team had no sense of urgency, the company that came out to fix it weren't professionals, they were unorganized handy men at best, broke the vent and weren't neat. NP Mechanical 2. HVAC (Heater) broken didn't work and we have been here for a month now and it is still not fixed. NP Mechanical 3. ERV (Ventilation system) broken the entire system was replaced and broke again within the first day of repair, unprofessional and very poor customer service with lack of what it is they are actually working on. 4. Bulge in the wall (no contact on repair yet) 5. Backyard drainage only works for 50% of the yard 6. Electrical issues with front and backyard lights (repaired) With all that said our amazing home purchase turned into another job and having to deal with incentives customer service staff that doesn't care about the end consumer I wouldn't recommend Pulte Homes to anyone very poor materials used and looks like a rush job, not worth the 600k price tag stay away!!! ... Still have items identified during closing walk through that is not fixed. Quality of construction seems rushed.

The process is great but once I moved in the quality of the paint is bad it looks like is too thin the paint falls off easily the cabinets were in even and scratch . The grout on the tile was missing I’m really disappointed with the price that I pay for I will have to call the builder once I’m back from my vacation

Model home are perfect and the house you will not have the same quality.

When we were buying no issues. as the build process occurred they were a lot a gaps and The field manager did his best to work with our concerns. Pulte upper management is messed up they rushed the home build just so they can try to close the house before the year end and made cuts in proper build by rushing the field team. The field manager was able to resolve a lot of thing after the closing but still not up to par as he has other builds to worry about as well. Pulte keeps talking about how they pride themself on quality sounds more like hurry up and grab the money and not about the buyers benefit. when we received the house after closing this was not the new house that we paid for., it was just setup to be acceptable and rushed through the inspection so we wouldn't noticed and halt the closing. The more we look through the house we keep find place and items which were rushed and not done properly. I might have well bought a 30 year old home because that's what it looks like . Wood trough out the home not properly sanded or finished or painted. home sealing not done properly. Areas throughout the house with paint and blemishes. Floors with nicks scratches even not installed properly at many locations. trims thought-out the whole house not properly installed. This will be the last time i will ever deal with this company as paying a high premium for the property to only get stuck with half finished not new home made to pass a inspection. Pulte as a company deliberately jacked up prices to create a demand in the area. even in the early VIP appointments. Prices were different for the first batch of meetings within the same weekend. lot prices provided were different for the first group then the second group on the same weekend. We did not receive the workmanship or quality we were promised and paid for. I am concerned that my home is not worth what we paid. This builder is non-responsive and everyone points to someone else as the reason they do not have time to finish things at my house and for the poor workmanship. We're still waiting for things we paid for but haven't received. We've received countless excuses and ignored completely when we've asked for a timeframe for things to be completed. They made us so many promises to get back to us but nothing has been done yet. I would not recommend this builder based on on the lack of customer service to get things completed, the quality of what we received and the fact that we have not received things we paid for. ... The quality of the materials is low, workmanship is terrible, tiles are not arranged properly, so there is a pond in the shower. The other tiles are not arranged properly and when i pointed out to the superintendent he said they cant do anything about it. The vinyl floor is cracking, the stairs are starting to be uneven, the kitchen cabinets got here with cracked parts and its been 2months after the closing but they don't have an update for them. They said the painting will be in 3 coats, but there seems to be only one, with the lowest quality of paint, several spots have been pointed out on the walk through that need to be repainter because we can see the drywall mud, some of them have been covered but some of them not…. So disappointed in quality of home. Cheap paint, nail holes not filled throughout hone, thin drywall, cracked granite in kitchen, extremely small kitchen cabinets, no garage door opener mechanically The statement I receive when I call with a problem is “This isn’t a custom built home.”I have owned several non custom built homes, but this home is below apartment grade.

The house looked great! However, our house got broken into the day after keys were turned over. There was no support from pulte whatsoever! Pulte Sales rep was no where to be found for advise or assistance. Currently living in house, but all these small repairs takes a while before they even respond. Overall buying process was easy, but quality and service needs to be improved. The way I see it... They've made the sale now its your problem!
