Bought a new home from Pulte that was an inventory home. Quality is what you would expect for an inventory home built in 2025, although there were some upgrades in this home. Pulte has been great, allowing us time to discover glitches that were not caught in the building process. Repairs have been prompt. No complaints. Because Pulte does not have a long history in Utah, I am a little concerned about the craftsmanship used to build these homes, time will tell.

Terrific location and floor plan. Hallways are beautifully done, well lit and very clean. However, major drawback is that there was no real plan in place for visitor parking. Truly nowhere close by! Garage is convenient but only one designated handicap space in a building that attracted many seniors.

Steven went above and beyond to make sure our small issue after closing were fixed. Many times coming to fix it himself.

We were very happy with the Pulte homebuying experience, until an incident that happened at the very end. We specifically selected a lot in the subdivision with a prime view of a small lake. However, just before closing our lot was landscaped with a large holly tree right in front of the lanai, significantly blocking our view of the lake from our home. Despite several pleas to both Pulte, and the homeowner's association, we were told we could not have the tree relocated, This marred what had been an excellent homebuying experience up to that point.

Pulte homes in Deerlake Ranch provide beautiful and luxury house at reasonable pricing. Being located in a good neighborhood and close to highway and Porter Ranch and Canoga Park gives you lots of opportunities. The neighbors are very friendly and everyone is trying to make a community here. Houses have been built with good design and are very spacious. The quality of material and built if OK and not really high. They could have done a better job as sometimes you see things like constant lighting flickers or sounds in your vents and also stain on counters that shows better materials could have been used. But we have to be honest. The value matches the price. We are overall very happy. I have to give credit to the maintenance team (especially John and Tyler) who have been great the whole time in timely manner and always trying to help out. They have already addressed many of our concerns and fixed some. The buying process was overall good and straightforward. Our one level home is perfect for us. We are enjoying the community and getting to know our neighbors.

Our original PM was extremely responsive and was able to get workman to quickly address issues. At the 30 day mark a new PM was assigned and it has has been a little slower, probably due to the holiday’s and weather in getting to our punch list items. Both PM’s have been easy to work with.

Workmanship is good considering the allowed materials. My complaints are regarding materials. Flat paint is bad. It cannot be washed. I would have rather been given an allowance for appliances because these are REALLY BASIC. Jered’s explanations of everything were very comprehensive. Any issues I reported to be addressed have been so far taken care of in a timely manner.

I was impressed by the professionalism and effort of all of the Pulte staff. The unit was in excellent shape with very few defects. The unit was very slow in being delivered. Sure the NatGrid was late. But after they finished, not much happened. Very inconvenient for someone who is spending that much money. Overall the quality of the appliances is mediocre. The heating unit and washer/dryer are exceptionally loud.

The whole experience was professional, and facilitated to make it easy and timely. I am a bit astonished as the very very poor quality of the bathroom hardware but esp. the cheapness of the shower. Esp. In an over 55 community.. But I trusted without looking.

We wanted to make very minor changes to a processed that was rushed. We were under the impression that we could. Instead, we found out that simple changes in the framing process that would help us on the back end were not an option. Pulte builds a good production home, but do not believe for a second that you can make changes or modifications. Otherwise, a great house and a good experience.

Overall experience with buying a new home at The Heights in San Mateo was good, though there were a few fixes that needed to be made after I moved in. After I moved in, I had to deal with issues that should have been discovered and addressed prior to my move-in, including a heater constantly tripping a breaker, issues with the solar, upside down register, non-working doorbell, etc. These should have been issues caught in their final inspections. Pulte has been responsive about the fixes, but I wish I didn't have to deal with them at all.

My experience with Pulte was mixed overall, but the quality of my home and my confidence in it comes down to one person: Troy, my construction manager. Sales Experience The sales experience itself was fine. There was significant pressure to sign a contract quickly, without having full visibility into design costs. I also did not learn that my lot had a 15-foot easement that cannot be built on until after the contract was signed, which was beyond frustrating. That said, Kenny and Stephanie were both kind, professional, and genuinely helpful throughout the process, and I appreciated their support. Design Experience The design process fell short. While Pam was exceptional, the structure of the process made it unnecessarily difficult, especially compared to other Pulte neighborhoods. I had a single three-hour design appointment. This could have worked if I’d been provided current option catalogs and pricing in advance, but instead, sales was only able to provide outdated brochures from 2020, which made preparation nearly impossible. I did make use of design walk-in hours, but they are limited to a few hours on 2 weekdays and the showroom is nearly an hour from this neighborhood. Once there, most materials are stored away, making it difficult to evaluate options. For example, tile samples are stored vertically like books in a library, requiring you to pull each one out individually rather than being able to view them displayed, unlike larger Pulte showrooms. The process felt inefficient and stressful, especially given the magnitude of the decisions being made. Thankfully Pam understood and was flexible and kind through the experience. Construction Experience The reason I am writing this review is to ensure Troy receives the recognition he truly deserves. Before Troy took over my build, I was considering pulling out of my contract. I did not trust my previous construction manager and did not feel confident in the quality of the home being built. He was combative, wasn’t willing to answer some of my questions and contested me bringing in my own 3rd inspector. Troy joined my project around the time the foundation was completed, and from that point on, everything changed. He was extremely responsive, proactive, and transparent. He helped me secure a lighting change in my living room that made a significant difference in the final space. He worked closely and collaboratively with my independent inspector to ensure all concerns were addressed thoroughly. My inspector even noted that the quality of these homes comes down to the construction manager and I had a “top notch manager”. When vendors fell short, Troy stepped in personally, I’ve seen him cleaning homes and even installing landscaping himself. He makes sure the job gets done and is done well. Because of Troy, I have 100% confidence in this home. That confidence exists solely because of his integrity, attention to detail, and commitment to doing things the right way. I am deeply grateful for the time and care he invested into building this home for me, my recently widowed mother, and my son. Troy didn’t just manage a project he took responsibility for the outcome, and it shows in every part of the home. Most of the issues I encountered were process-related; my interactions with Pulte employees were consistently positive. While there were challenges in sales, design, and closing, construction is the most critical component, and thanks to Troy, it was handled extremely well. I’ve since been recommending Pulte to other families considering building in this area. Closing Experience The title company was helpful and informative, but Pulte’s handling of the closing was extremely stressful. The night before closing, Pulte attempted to push my closing to an unknown future date. Had I delayed closing, I would have been charged $620, yet this last-minute change was presented as acceptable on their end. With movers scheduled the next day, there was no realistic way to secure storage or temporary housing for my family and dogs on less than 24 hours’ notice. I had to push back hard to keep the closing on track. The issue stemmed from the lot not being properly recorded with the county, an avoidable problem given the six months available during construction. What should have been an exciting moment turned into a very stressful experience. The records have still not been updated, I have been unable to claim homestead and don't know when this issue will be resolved. I love my house and my lot, but you are dealing with big business so be prepared to push back at every corner and ask for more than you should. They will take advantage if given the chance, so you should do the same. The contract is written to fully protect them and not you so keep that in mind. ... More

Dylan and Andrew were great to work with from start to finish.

Too many people to deal with. Should have a point person to coordinate. Also, were pretty responsive but did not like the immediate first response by the CM to an issue was essentially 'not our problem'. With no investiagtion., But they then came around to at least investigate.

It went well. Lizz was a pleasure to work with and provided excellent service

This was a great experience overall. The quality of some materials is average.

Builders are great , Pulte mortgage was terrible and almost made us lose our new home, had switch lenders and they were able to close us in one week, while Pulte mortgage had us in underwriting for over a month with no updates .

Too early to tell how this home is going to hold up.

Found the mortgage process more daunting than we have with other financial institutions. Make sure you are thorough going through documents as there were some corrections that needed to be made in our application. Seems like some building steps along the way were rushed. The after closing fix it crews have been amazing in fixing all issues that have come up and on a timely manner!

Very good experience from home research through the final build out. One stop shop from the lot, mortgage, insurance, design, construction, and closing of the loan. All phases of the project superintendent was key to making it all come together, very invested, experienced, and hands on getting the quality construction completed on time with excellent quality control. Post takeover any warranty issues were handled promptly and efficiently.

Overall the experience was slightly above satisfactory. However, there are certain aspects to the process that one might regard as a bit disingenuous. First, the selection process for the lot where the home was to be built. In our case, the open lots were tiered such that one would believe the home to be built next to your home would be somewhat lower than your home giving a different perspective when looking out your main great room windows. Unfortunately, we were wrong in that assumption. What we now have is a perfect view of the side of our neighbors home that now towers over ours. During the selection process of the lot either our communication with the sales rep was not concise or the rep simply did not know how the other properties would align. As a result, we have a beautiful view of a wall. Granted we too share some responsibility here but a better representation of the final outcome of the community as a whole may help future buyers. Another area of consternation was the mortgage process. In this area the company needs to be more transparent. Pulte is not a mortgage lender but rather a mere facilitator of generating a loan to be sold to a third party. While, from a business perspective this is a tremendous asset, the lack of proper communication with a buyer as to why such onerous documentation and vetting is required would be extremely helpful. In our case, had the loan sales rep just informed me up front that the loan was going to be immediately flipped to the third party upon completion and that as result of this sale, a more rigorous process is required in order to facilitate the sale. Had we understood up front that a cash down payment of greater than 60% of the value of the home, having an excellent credit rating and enough liquid assets to pay off the mortgage at any time was not sufficient for a quick approval we would have moved forward with our already approved lender. Instead, the process took on a life of its own. We were required to provide documentation and written responses no other lender ever asked or required. Finally, after digging into the problem and learning that Pulte was a mere conduit for the sale of the loan and not a holder of the loan, it became clear to me what was happening and had Pulte just told us upfront about this we would not have had a bitter thought about the process. Again, unfortunately, this didn’t happen. This resulted in putting folks within Pulte in positions they didn’t otherwise need to be in and us in a hostile frame of mind. However, credit must be given to our Loan Processor, Charlotte, she was exceptional. To the extent possible she gave guidance as to how to proceed and took flak she did not deserve. In retrospect, the Underwriter should have called us instead of, in my view, hiding behind the Loan Processor and having her be the go between. A very poor business practice in my view. All of this was completely unnecessary and could have been dealt with upfront with transparent communication. Go through your own bank do not go through Pulte for financing. My experience was good with everything and everybody except the financing side of things. The finance part was the worst experience i ever had. I almost gave up on the purchase because of the financing department.

Negatives: -Sales has given wrong information regarding community guest parking lot -raised home prices a lot by following market trends, but ignored real macroeconomics - already in negative equity -construction is not as robust as expected for a close quarter community. Ex. wood structure vs concrete, noise reduction technology lacking, garage door shakes nearby homes, subwoofer use can be heard far away -responsiveness to warranty services somewhat unreliable -build finishes were a bit rough and seemed rushed, lots of blemishes / items to address -Contracts / loan process extremely tedious and lengthy, in addition to being confusing -difficult working with outside lender/title company -sewer/water annual fees really high -garage/driveway space is very tight Positives: -Sales/construction team generally friendly, pleasant, and professional -home warranty policies are very good and cover a lot of the rushed build issues -decent build quality and materials -generally good/practical home design -technology integration modern, front door camera, electronic front door lock, garage app access ... Gigi was an exceptional site superintendent—professional, organized, and consistently on top of every detail. She communicated clearly throughout the entire project and made sure everything ran smoothly. Her leadership, problem-solving skills, and commitment to quality were outstanding. It was a pleasure working with someone so dedicated and reliable. Highly recommend Gigi for any project!
