Very smooth throughout the process! I was a quick move - in and Pulte homes did well to help me through the mortgage process and closing.

The builders team have a very good attitude and willingness to help

It took forever for my Pulte mortgage loan to be approved as they were ending a quarter and very busy. This created a lot of unnecessary anxiety! Overeall, the home is well-crafted, however, the finishers, painters, plumbing etc., did a less than stellar job. Lacked an attention to detail with lots of areas that will need repainted as the painters did not paint areas near trim, corners, etc. Tiles in main bathroom are uneven and a poor job over all.

Buying was rushed because construction finished early. Building quality is what all current Pre-fab homes are. Not much wiggle room. Not everyone wants their washer/dryer next to their bedroom. Open floor design is nice. Not exact contractual materials are behind the walls. When discovered, you the client is asked to adhere to agreements and follow protocol. Otherwise you are stuck with the bills! Friendly and responsive Construction Crew. Cooperate is all about holding on to their money, not accepting responsibility and stating protocols. Not regretting purchase - beautiful community, friendly neighbors, walking distance amenities. Just make sure what’s delivered is exactly what’s promised!! May need ’X’ray’ Vision for some of it. ... Only 45 days in, but the experience has been great. Can't wait to settle in.

Drew/Logan/Karl were super helpful throughout this home buying experience. We are loving our home so far and are looking forward to the memories made in the Limestone Ridge Community.

Great location, hope the rest of the developments will be up and running this year.

The quality of the home is excellent! We used Pulte Mortgage for our financing. It felt like they were splitting hairs with the overly thorough nature of some of their requests—but we got there in the end. We have been in our home for one month and are very happy with the house and the community!

From day of closing we delt with Tommy. All Tommy was interested was for me to give a 10 on his evaluation. I did give him a 10. After living in the Villa I own I found a lot of issues, that should have been found. I myself am a Superintendent and working in the Commercial division on the east coast of Florida. So now that I’m only here on weekends I found a lot of issues the should have been found by Tommy. We’ve been helped by Gianni. He’s not only professional but he listens to these issues and has had them being resolve slowly but surely. Still in progress. I’d like to give Gianni that 10 for an evaluation. Great Community and Good Quality from the Builder

Building and moving can be overwhelming and stressful. Pulte made over experience happen efffortlessly. They were there to answer any questions or concerns. They accomodated our desires in building of home the best they were able. I highly recommend Pulte Homes.

I had some couple issues with plumbing and Pulte has been very quick and responsive to fix the problem. And Luis is very kind to response to all my questions with regards to some home maintenance. I am satisfied so far with the quality of the house. But I had issues with HOA. They did not give me any information about the HOA and I had to figure how to contact them and ask for HOA rules.

This was our first home by experience, and they made the process, very smooth. The materials for that were on the basic side, but that it was the flexibility to add nicer light fixtures, bathroom, vanities, shower heads, etc. in the future. Overall, the price of the house seemed reasonable. When we went to close, we’re going to the show room and try and they were many more materials and lighting fixtures etc that we were never offered. I’m not sure if that was specific to this neighborhood, but I would’ve liked the choice if possible. Our building manager did a fantastic job communicating with weekly emails and photos. ... More

I am happy overall with my new home and the easy process. Justin and Khal were very responsive during and after the build.

Pulte staff are well trained to provide their future owners a comprehensive process from sales to closing the deal.

Tabitha in the beginning made my walkthrough efficient. Austin has made everything after signing easy. I’ve had a few issues, but were resolved within a week.

The buying experience with Pulte on a new home was much better than I expected. Compared with buying an existing home on resale it was much more pleasant.

Do not sign the final inspection report until all problems have been resolved. An employee promised to fix items at signing and when reminded, appeared to forget.

As a long distance buyer, I was a difficult customer. However my construction manager was the absolute best. He was timely, enthusiastic and eager to help in anyway I asked. My sales rep was a little too millennial for my old fashioned tastes, but fine. I used a wonderful real estate agent, Charlin, who provided above and beyond service as my eyes and ears throughout the building process. The home itself is 85% wonderful. There are several major issues but most have been responded to promptly. Foremost unfixed issue is the disturbing lack of sufficient electricity sockets. Pulte paid a lot of attention to inserting speaker squares, everywhere, but forgot the plugs? They failed to adjust to a new code disallowing plugs on kitchen islands, so now I have a fairly useless, huge, powerless, hunk of pretty rock in the middle of my kitchen. There are not enough plugs anywhere in the house. Second unfixable item, apparently despite my questioning the slope of the property early on, no one realized that the back of my house would rise 10 feet above the ground. Pulte installed a basic, functional, staircase which doesn't fit the quality or attractiveness of the home. Third, Pulte contracted with At&t to install wiring and a router box. These do not hook up with the providers' outside lines, are way too small for equipment and are in a closet which blocks signal to the rest of the house. Finally, beware your property lines. In my section of this community, the homes are very close together side by side. I knew this when I purchased, but now I see this is not standard throughout the area. Further, pulte designed the homes with little attention to the close proximity. For example, they installed both homes' AC compressor units side by side, on the gated side, effectively eradicating room to pass through with any large items, like a lawn mower? My Pulte manager quickly had a second gate installed on the opposite side, resolving this issue for me, but ... The planners also installed a lovely walk in shower with a beautiful window that looks directly into the window of the next door house!?! My manager arranged for an additional blind for that window. Finally, the warranty people are very attentive, but really shouldn't have to come in and re work my entire valued ceiling due to poorly installed drywall mud. That has not been completed yet, but I'm assured it will be soon. All in all I've only listed the things to watch out for here. My review would be much longer if I told you all of the good things! I really do love my new home, with the great layout, stone tile, four efficient bedrooms, four semi bathrooms, and three large pantry areas. ... More

Very good and timely expirience

CONSTRUCTION TEAM WAS GREAT AND JULYAN (construction manager) MADE THE EXPERIENCE AMAZING!!! However- We dealt with very incompetent people at Pulte Mortgage (except Brent, who was helpful). There was a huge lack of communication and when we received any communication from HEIDI, it was wrong. The paperwork was filled out incorrectly throughout the process, even at closing. We provided all the documentation required and the closing was scheduled 2 months prior with the requested funds wired 3 days beforehand. The flight arrangements were made based on the closing date. However, we found out the night before the closing that the underwriters hadn't even approved the loan and requested even more documentation, which could have been provided prior if asked for). We are extremely dissatisfied with the lending process at Pulte Mortgage. There is no reason to ask for a closing date or wired funds without an approval. The money was held at the Title company for 6 days. This is inappropriate and unprofessional. In addition, I had to cancel 2 flights (work related) to stay for these specific dates. I had scheduled a delivery for the appliances/installers and Spectrum installation, which had to be rescheduled because of the unprofessional work that Pulte Mortgage did. They have RUINED the lending process experience of buying a home and it is unfortunate that the excellent building process overshadowed the lending process. The construction manager was incredible, as well as the entire construction team. When we were supposed to be excited to close and receive the keys, the Mortgage and title ruined the experience. PGP title also provided incorrect information. We were told we needed a vesting form and power of attorney, when we did not. We spoke with 4 people and all of them gave us different information, until we finally spoke with Phil Brown who came up with a solution. We were finally relieved that we found a competent person at PGP Title after multiple phone calls. We spent 4 hours at closing, due to Heidi’s incompetence and equipment malfunction (printer/fax needing technical support). We had to reach out to the VP at the mortgage company to get everything corrected quickly, so we didn’t have to reschedule the closing for a second time. However, the closer at the signing tried to rush it due to personal reasons and we were threatened that if we didn’t sign the first set of documents, we would have to reschedule the closing. We said that we had to read them first. What kind of closing professional pushes to sign documents without reading them? He gave us the keys and fobs. He did not even bother to test them with us. As a result, we were locked out from the gates for 5 days because the fobs were not activated and it was a holiday weekend. We were also not told about the temporary code that was in the closing documentation. We had to rely on random homeowners to open the gate for us when they pulled up to enter. When we talked to the HOA, they said that the title company never sent the documents to them for activation. The closing process was hurried and inefficiently executed. ... More

House is nice, most of the workmanship is good, a couple of things I was told were not accurate

Overall a good experience. There are always issues in a new build, but those are primarily cosmetic and easily fixed. This is out second Pulte home and we're happy with them.

The quality of materials , including the flooring and tiles are not great quality. Had a great experience with the sales rep and the customer service manager.
