Great location and are extremely happy with our finished home,

Pule builder did average. They missed things here and there. and also Pulte associates (new hires) will tell you that they tested everything in house multiple times and everything was in god shape , dont fall for that , that's the lie. few things i asked them to check and they just provided wrong information right on my face that this is standard and for all houses has the same thing. House was not complete at the time of closing , they just want to close rushing everything and keeping the things incomplete. They rely on 1 year warranty so that they can take time to fix your house. DO NO CLOSE unless you check yourself everything. ... More

We had a great experience with Pulte Homes - from sales to the construction team everyone was very communicative. We love the house and any issues we had were taken care of immediately.

Salesperson was great and construction manager was trying to do everything he could, but corporate was rushing closings. We were promised that everything on our walk threw list would be completed or scheduled within 3 weeks.....Didn't happen! 2 months in and still waiting. House was really dirty inside and grouting looked like a 3 year old did it. House is almost 2300 Sq ft and they put a 2.5 ton AC that runs constantly. Mario's AC cannot do anything to help and said Pulte will need to do an evaluation......Still waiting! Electric bill $333.00 which the Salesperson said should be around $100.00. Dead grass has yet to be replace but they said it would be replaced by June 20th....Still waiting. With all the great reviews of Pulte this process has be really disappointing. Good experience working with our sales consultant, construction manager.

We chose Pulte because they're one of the top 3 home builders in the US, and with the trust that they'd do a great job building the house with all the years of experience they had building homes. The reality was a stark contrast. They're outsourcing literally every piece of the build, which isn't necessarily bad, but they're not spending any time in quality control. Contractors come in, do their thing and leave, and it is Pulte's job to verify things after every step and get the necessary corrections done, which I don't beleive they're doing. I literally had 20 items that I could visibly see and had to raise maintenance requests for, post closing, despite identifying them in the build walk through. Now at that rate I can't even imagine what all could be wrong underneath the drywall. The build manager was unresponsive for the most part during the build, and he's almost totally unresponsive post closing. If anything, I appreciate the sales team, as our consultant kept us posted and helped us follow up with the build manager when he was unresponsive. ... More

We had a great homebuying experience from sales, construction, and loan were all easy and communicated well.

This is the second Pulte home we’ve build. The first was in 2019 and had a wonderful experience which is why we didn’t hesitate to build another one. I know 2021/2022 is a different environment with supply chain issues and labor shortages but this was definitely a different experience. We decided to have a phase home inspector that was part of the process from grading to finishing touches and would highly recommend all new home builders do the same. Structurally, our house of great. everything got done and we were able to close on time. Our main issue is with the smaller, finishing details. For the price we paid for this home, it should be pretty close to perfect. For example, the grout and sealant for different tile work is messy and peeling, something where if they had just taken the time to do it right and cleaned up after themselves it wouldn’t be an issue. The majority of the trim around doors was not properly sanded down and there are obvious saw marks where it meets the floor. And the painting crew didn’t take the time to remove light switch and outlet covers and every single one has a ridiculous amount of paint all around. There are other things as well but those are the most annoying ones at the moment. Overall, we love our home and we know structural there are not any problems. I just wish they would have taken the necessary time to do the remaining detail work first the right time. Especially since those are the things that homeowners are going to see every day. It doesn’t matter how great the rest of the work is, it really is all in the details. So instead, I get to submit service requests and have to take time off work to be here to make sure it’s done correctly. ... More

The home buying experience was great. The quality is ok. Not the best but not bad either. In fact I am ok with all of the build. But when it comes to the responsiveness to the issue, yeah they don't respond very well. Specifically they try to push the issue to others. The whirlpool range that came with the home is tripping 5 to 8 times every day and they told the problem is with the appliance. When the repair guy checks the appliance he says the appliance is not installed correctly. Pulte still tries to push the issue to whirlpool. So pulte is not able to find me a fix till today. I have been following with both whirlpool and pulte and its been tiring. It's been a month now and it's still not fixed. So there are other cosmetic issues, which are negligent, we could deal with them slowly. But this kitchen range issue is a big NO NO. So yeah I'm not sure how others in the community feel about the build, but after this I feel like a let down for the price we paid. ... More

We were one of the first people to pre order a house on May 2021. Interest rates were at the lowest and they promised us it would be done December 2021 - Feb 2022. We initially looked for a new home due to the interest rates were still low. I was never informed throughout the process that delays were happening, I would ask a month before initial date of closing, on how the house was doing and was then informed it would be delayed. Feb became April and was promised to close. We had locked in a rate, then was told a few weeks before promised date that home was delayed til June. I had to ask rather them inform me in on when they knew the delays were happening. We ended up closing with an interest doubling on what we initially expected. It seems they hire contractors and have someone manage them. Our backyard has a whole lot of dips and sudden holes thats covered by the grass. If youre not looking while walking, you could roll your ankles. Our floor in the Lanai is full of paint that cant be scrubbed off. Our A/C is on 72, but around 3pm, our house goes to 77 and continues to run non stop. They claim the house is energy efficient. Not a great buying experience at all. ... More

Have been in the house a month and a half and still have outstanding issues that i been trying to get resolved

Rob is been the Best Construction Manager someone could ever had, throughout the whole building process and even after I moved into my new house, he has been very attentive and helpful. I also appreciate Ashley who even though was not my sales representative she has been all the time on top of every detail. I cannot forget to mention Moises my Loan Officer who was always clear and friendly within the whole time of my processing purchase. As a Realtor I truly recommend Pulte Homes!

Very poor quality of work in the house so many things are missing ..There was water falling from the gathering room when i entered in my house after closing on first day with my family and my luggage..its been almost 1month to staying at my house still i don’t have electricity in my two bedrooms..so many things are there ,that should not be like that.Garage work has issue there is big hole in garage and big crackes also there ,not finishing well as well .A.c roof vent was missing so started blowing out packing from the roof ..its been up two weeks but no-one still coming for fix it . back yard is also not as it should be..There are big yellow patches are there and it was before the closing .we informed our contractor to fixed that but till today we didn’t here anything from them..As a new home buyer i am expecting to perfect everything after spending this much money but since i came to my house everyday i have to spend a lot of time for placing work orders and following work orders and some days..so Long story in short there are plenty of things As new homebuyer with Pulte (respectable construction company) never expected .. ... Had a very good sales experience and buying was smooth. Had a bad experience on closing day - keys wouldn’t work and AC was not working - they got it fixed in a few days. Service tickets promised to be fixed after closing took a long time - couple of months to complete. More empathy and responsiveness from construction managers will really help. They are rushed to close.

The process was smooth, there are always issues, but the Pulte team addressed them very professionally. Closing was difficult but not necessarily Pulte's problem. However, as the professional builder, I would have appreciated their assistance in helping negotiate thought issues, but that is above and beyond.

As we have been in house for a few weeks now it does seem like the attention to detail is somewhat lacking! Crooked light plates, outlets that didn’t work, stovetop crooked, paint not cleaned up, caulking average You asked for review now you got one

Had good experience with while mortgage

Working with this builder was smooth, being kept informed with all that was going on with supply was great , we have built many homes and worked with other builders the Communication was never as good thank you for this it makes everything better but I do have to say our project manager Jim N was the best we have ever worked with Thank you Jim for making moving to Florida a pleasure

Everyone was responsive and detailed. Flexible for my busy work schedule and helped a ton with technology with viewings through the process.

Sales process was seamless, we were kept informed throughout the build and were given advance notice in case there were any issues or delays. Both sales agent and Construction manager were amazing to work with.

Our supervisor Jim was great He was honest with us, kept us updated, sent pictures, phoned us and met with us on site. Any questions we had , he would get back to us in a timely manner. We were very pleased with his interest in us and our new home.

Overall ok. But no proper response for any issues.missed few things.

We really love the new home. Pulte was on time with all their milestones in the building process and has been very responsive in fixing issues after we have moved in.

Well it’s overpriced, every windows are not done correctly so you can’t install window shades and garage doesn’t come with basic paint for almost 500k house and this is our 5th brand new house and all the houses we ever purchased came with basic paint so doesn’t look like patches on the wall everywhere We took a walk with construction person and made a checklist and 50% of items were not done and at finally inspection we pointed out and he reacted as it’s normal than finally got it done. Would it recommend pulte to anyone- not really Let’s see what happens at end of year inspection now
