Overall it was a good experience with Pulte. They were timely with responses to our questions and concerns. We were a little disappointed with the painting of the inside of our home. I feel like they rushed our closing so it would be done in 2022. Also, we are concerned with what we are seeing with driveway concrete- it appears to be flaking. But I’m confident they will address these concerns during our 1 year check in.

I'm very happy with my home. I don't regret purchasing at all. I think the hand off after closing could have been better coordinated. There was supposed to be a celebration walk and all these different support groups to meet, but none of that happened as planned. It left us a bit confused as to who we're supposed to contact when receptacles don't have power or we need to check up on our punch list. It's been a month since we've moved in and our punch list is still pretty long. Only 1 issue has been resolved out of about 10, and we don't have any sort of schedule to predict when the rest of the issues will be fixed. Resolving the punch list gets 1.5 stars. I think Luis G. our construction manager deserves a huge pat on the back. Even though the house was running late, he had a great attitude, and we felt like he took care of us no matter what sort of issue came up. If it had been anyone else, I feel the experience would have been very different. All of my light switches are in different order in all the bedrooms and bathrooms. That's super annoying. I'm very pleased with my townhome by Pulte. The design is good, the choices were good, dealing with Pultes employees was great, and the overall build was good. I'd definitely recommend them. I absolutely love my layout with a terrace and loft. The design choices were great! I only have a few minor complaints which all of them have been fixed. They miswired my HVAC so the middle floor thermostat sent air to the upstairs floor and my CAT6 outlet was also miswired. Very easy fixes. Both of these issues were subcontracted so I dont really know if I can fault Pulte for it. One thing Pulte should have offered was window blinds and ceiling fans. For some reason they didnt so be prepared for that. Pulte was quick to fix any errors or deal with any complaints I had. Overall I would repurchase my home if I had to do it over. Overall im realy pleased with the quality of home. To me the hip roof over concrete construction feels like the rock of gabralter floors ,doors showers everthing seems solid n smooth. All mechanical stuff functions well . I still believe the large price increase from January 2021 up to November 2021 was out of line almost 80k . Swimming pool is beautiful n solid follow up from pool company terrible . Babcock ranch is amazing place done by engineers n good people. The tiny bike path road in front of my house is absolutely silly n was givin little thought considering the great engineers around here. It should be widened by 5 ft on the away from houses side especially for any potential emergency vehicles trying to get to patient . Fabio our field manager was excellent. We signed for our new home in March of 2022 and we’re told our home would be ready in the spring….March or April of 2023. Then we were rushed to close in December which only benefited Pulte. Outside brick was installed the day of the closing.

My experience dealing with the people that lead and built my home was fantastic. They were communicative during the whole experience and I felt informed all of the time. Their overlords at the corporate office were a different story. Very uninformative and very hard to get a hold of. Thank goodness I didn't have to deal with them very often. I would recommend building a home with Pulte, just make sure that you stay in constant communication with the folks actually involved and building your home. They were fantastic. Be sure and review everything carefully. I caught the sales rep with errors particularly with change orders. At one point she asked me to select different cabinets because I changed to built in appliances which I never did. When I received the final closing documents price did not match my final change order. I believe sales rep forgot to submit the last change order. Beware of Procom Pulte's partner for smart home features. Very deceptive practices in order to make more sales after close. Thought I was getting a "system" when all I was getting were speakers. Only allowed in home 1 time during build process ask for more so you can see quality. Ended up with scratches in tub which Pulte stated was not covered under warranty. ... More

Good experience in general, house looks like well robust build (for the 1st month living there) Hopefully will be in that same way in the next years.

Sale agent had little information, mortgage had a lot of people contacting me and was sent in circles to get answers, contractor good communication and helpful

Everything went real smooth except when I asked if I can insulate the garage, I was told it’s going to delay construction and inspection when I could’ve taken 1 evening to insulate now it’s all drywalled and it’ll cost a fortune to insulate now, it’s colder in the garage then outside, 1 other issue was I noticed allot of dust in the house, I decided to look down the floor registers and low and behold all kinds of construction debri so had to vacuum it all out, other then that the house is quiet inside don’t hear showers running don’t hear toilets flushing from 1st floor or 2nd floor, job well done. ... My construction manager was very helpful. He addressed all the issues prior to and post-closing in a timely manner.

Salesman had incorrect numbers on paperwork after deal. My wife had to correct him 3X. Made me uncomfortable

Good experience, highly professional, defined processes, good quality and timely responses. Base model has very less choices and most of the basic items are part of upgrades. Offer Mortgage, Insurance and other services for easy coordination. Friendly staff and construction Managers

Working with Pulte has been an exceptional experience. We did have a few rough patches throughout the process but the resolve was timely. Henry is a thorough salesman who makes sure all the details are ticked and tied. Chadd works diligently to make sure your home is completed on time and with minimal issues and Kevin ensures a quality customer experience over all. When building a home there will always be an element of human error on both sides, but keeping the right attitude and trusting the process/people you are working with will deliver the best results. Pulte develops a nice community with a nice choice of floor plans.

Home quality is very positive for some items like finishes and appliances, but these are offset by poor workmanship. There have been several issues with grout, drywall, paint running marks, trim damage, cracked glass, unfinished stucco, etc. Many issues will be resolved by the owner due to the small scale, but give the price of the home, expectations were much higher in the finished product. It is now clear that the price is entirely market driven and not an indicator of home quality which we have come to accept. Customer Service staff and the site manager have done all they can to help with the issues but they are excessive and the trades cannot be mobilized more than once during the warranty period unless there are safety issues (which have been escalated and are being prioritized for repair). ... Robb provides fantastic customer service and did a great job throughout the sales process. Updates from the field manager were too infrequent (3 emails in 8 months) and we typically had very minimal notice for any of the build quality meetings. The field supervisor provided great customer service during the final stages of the build. Warranty service is quick to respond and schedule trades to repair.

Do your research and continue to follow up on the building team. I love my home but some attention to details go over looked during walk through. Nothing alarming but the great thing about pulte is they have a dedicated team to fix any problems with in reason the first year which is extremely useful.

Overall Tyler took care of us and fixed each issue. However the lack of attention to the little details, by the contractors, was annoying. I had to point out multiple small issue. Ex: Thermostat installed crooked. Light at bottom of stairs was installed partially into the stairwell. Floor vent hole cut crooked. Etc, etc…

The property is great. The community is great. Steve does a great job responding and fixing any issue that comes up and scheduling workers is easy. The sales process is easy and our sales agent Laurel was very communicative. As far as the sales manager, I think he is pathetic and does not return calls and refuses to talk to buyers. 3 times tried to connect with him for big reasons and never returned a call.

All the help and contractors have been friendly, helpful and have done a great job taking care of our repair issues. They have gone above what was expected.

Pulte is a good brand and there are some people who are genuinely helpful
