Our experience with Pulte started off a little rocky due to some issues with increasing the cost of the property after we had signed the initial contract. Our builder Barbara was phenomenal. She led us through what might have been a very stressful time in waiting for the property to be built in a great way. She kept us abreast of what was going on and reminded us that our property was being built to the highest of standards. Closing was also seamless as all the documents were submitted on time.

Overall experience even with the COVID circumstances delays etc. It was not bad.

Everything about our house building and buying was nice; minor hiccups were identified and addressed thoroughly BUT the last minute interrogation by the underwriter was absolutely horrible. I have purchased many many homes and done countless refinances and I have NEVER experienced the level of harassment that Pulte put us through. We will never use Pulte mortgage again!

We had a good experience in a tough market. Billy the construction manager was good to work with and answered questions as needed.

It was very slow to start but once the new construction Manager Andy came on things got a lot better. Andy did a great job communicating and meeting our needs. I have heard from others in my new community how Andy has made a huge difference in getting their homes completed.

Our construction managers have been very helpful since we do not live in our new home yet and are in another state. When there have been issues or deliveries they have been very helpful to us.

Overall very good experience. I purchased during the last section of project. So I felt the sales agent moved on to her next development and felt like I was a little bit of an afterthought at times. But I was able to get ahold of her when she was on vacation which was very nice. (Derwin) the Lead PM was very good and communicated on a regular basis. The design process was good. I was told there would be a light in the laundry room that comes standard, however it does not. Would’ve added it if I was told differently but, found out too late to make any adjustments. Very minor and can function without one. Things that could be improved: 1) garage door - I have a tandem garage and it’s very spacious. But the garage door itself is very small. There’s room to make it larger so it’s a little baffling. I have a truck (not lifted) and you have to found the side mirrors in order for it to fit. Even then, you have to back in perfectly otherwise you’ll scratch your car. Not sure if this is a supply chain issue but it’s definitely an inconvenience. 2nd) bathroom sink vanities - they’re basically cabinets. Was shocked to find out they don’t have smaller slide out drawers. So you’ll need to buy organizers if you don’t want your stuff visible or piled on top of each other. I spent over $500k and then added about $30k in upgrades. It’s my opinion that they cheaped-out on that. At least could’ve been an option to add during the design process. 3) window blinds - added the window blinds during the design. They look great. Only thing is that they aren’t included on the doors. Depending on the model you get, they have accent doors (no porch) and basically act as windows but gives a nicer appeal and some character. I have 4 doors that don’t have blinds/shades so I basically spent $2k on blinds for 6 windows. Definitely something that should be communicated upfront. Besides those items, the place looks fantastic and would recommend using them. I am pleased with my newly built home, overall. Dan (construction manager) was very responsive to my questions and concerns and Devin (sales representative) was quick to inform me of any changes due to material or appliance shortages. However, there were several cosmetic issues in the finishing stage of the building process. These include paint marks and drops on walls, paint over spraying around window frames, chipped baseboards. While Dan addressed most of these prior to closing, a lot of it could have been avoided if construction crew would have been more careful when handling these. Overall, the construction manager made the process easy and was very attentive.

Our only gripe with Pulte was with the morning rtgage division. The building of our home has been amazing though. Even with the issues, they have been very responsive and quick to get them fixed.

It was tough getting one of these homes, but honestly the home is complete now and I am really happy with it which is what’s most important.

Given the current housing market, the price per SF for the house we bought is a bargain, esp in this community of young parents. The finishing, designs and colour schemes are simple but elegant. The building project managers and sales rep were always available to answer questions we had during the building process. Pulte has found us a home in a neighbourhood that exceeds all our needs. Looking forward to raising my children in this community for the foreseeable future.

We are so happy we moved here. The unit we bought is well and beautifully built.

I would say i had a moderate experience. Quality of home is good. Almost it took 15months to deliver the home. I had a bitter experience in my old apartment to extend the existing lease without knowing when this new home will be delivered. Had a good support from Pulte Mortgage and PGP title.

Overall, we are happy with our experience of having a house built by Pulte. We are moved in completely and we love our new home. Thanks to our construction managers, Shaun, Derek and Andrew for their professionalism and willingness to take the time to answer our questions during the build process.

This is the second Pulte home we’ve build. The first was in 2019 and had a wonderful experience which is why we didn’t hesitate to build another one. I know 2021/2022 is a different environment with supply chain issues and labor shortages but this was definitely a different experience. We decided to have a phase home inspector that was part of the process from grading to finishing touches and would highly recommend all new home builders do the same. Structurally, our house of great. everything got done and we were able to close on time. Our main issue is with the smaller, finishing details. For the price we paid for this home, it should be pretty close to perfect. For example, the grout and sealant for different tile work is messy and peeling, something where if they had just taken the time to do it right and cleaned up after themselves it wouldn’t be an issue. The majority of the trim around doors was not properly sanded down and there are obvious saw marks where it meets the floor. And the painting crew didn’t take the time to remove light switch and outlet covers and every single one has a ridiculous amount of paint all around. There are other things as well but those are the most annoying ones at the moment. Overall, we love our home and we know structural there are not any problems. I just wish they would have taken the necessary time to do the remaining detail work first the right time. Especially since those are the things that homeowners are going to see every day. It doesn’t matter how great the rest of the work is, it really is all in the details. So instead, I get to submit service requests and have to take time off work to be here to make sure it’s done correctly. ... More

The process was smooth, there are always issues, but the Pulte team addressed them very professionally. Closing was difficult but not necessarily Pulte's problem. However, as the professional builder, I would have appreciated their assistance in helping negotiate thought issues, but that is above and beyond.

We are so thrilled with the finished product of our new Pulte Home. We went with the Allison Floor Plan which is perfect for our family. It was a bumpy road getting through construction but now that we are in, the product is beautiful and we are so thrilled with the home and our neighborhood!

Alex our Sales agent and Jeff our builder were awesome…Kenzie our mortgage rep was terrible and insulting …we had to escalate to her boss Dan to file a complaint and complete the mortgage transaction

Great home at an ideal location although building home had taken much longer than what's listed on the contract. However, it's definitely worth the waiting as I'm thoroughly enjoying living in it. There are some minor issues since moved in, but it's been addressed in a timely manner. Overall, my experience has been positive.

Alison, sales person and Tyler, walk thru person were both extremely helpful! They always followed thru with anything we discussed.

Good Homes in good Schooling districts. Good community.

The house is very nice at a reasonable price.
