8/10 for our experience beginning to end.

The customer service is excellent, they meet all the times efficiently, the materials used are of the highest quality and the transactions are always clear and precise.

Overall, a good experience except for the constant delays and slides in closing.

Our construction managers have been very helpful since we do not live in our new home yet and are in another state. When there have been issues or deliveries they have been very helpful to us.

Site construction team was excellent. We were rushed to closing while many issues kept popping up. Design and construction of the house seems well done, however some building materials were questionable.

Home has way too many problems, poor workmanship, it was incomplete when delivered to me they have a long list to fix and complete. I will update with how well they do delivering me the home I was promised and if it is corrected, as I am still hoping for integrity and that this is an isolated situation and not their new normal.

Worst home buying experience ever.

The entire procedure was boilerplate for me. I really didn't have too much contact with builders. Maybe there should be an N/A category?

There are a lot of cosmetic touch up needed, microwave not working properly, masters shower drain clogged, some cracked roof tiles, and dying landscape plants,

On the final walkthrough on the house there were several things that needed to be repaired, they were fixed. After I moved Ive still been finding several things that need to be repaired. I have contacted the contractor to let him know about the list of things that need to be repaired and he said that they can't do anything about it to contact my insurance. The thing that bothers me the most is all the problems that I have been finding throughout the three weeks that I've been living here, I paid for a new house that was not supposed to have these many issues already. Pulte group is a nice trustworthy building company. When looking for a house we checked several builders, several communities in different locations of Florida, and came back to Pulte because of their quality for the price you pay and things they offer like warranties on your house (1,2 or10 years on specific house parts) and other options. When checking other builders we saw cases where you buy a new construction house in Florida (from a well-known building company), but don't get hurricane-proof windows (no shatters are included, buy it by yourself), or to get tiles in the kitchen area instead of default carpet (!) option you have to pay additional money. Pulte offers plenty of upgrades you can do to your house. For example, you can add a sink in the garage, a bathtub in the main bathroom, drop tray ceiling in the main bathroom, change the wall texture from the default textured one to smooth walls, change wall colors, or upgrade to a frameless shower, etc. Some builders don't offer these options and you have to buy the whole design type as is. Well. if you buy a quick move-in house with Pulte and the upgrades are already preselected, you can not change them (some of them are structural and the blueprints are already approved by the city). But I am talking about the case where you could make changes, but the builder does not offer these upgrades. With Pulte, you are free to select which tiles you will install in the kid's bathroom and which tiles you will have in the main bathroom. Same with countertops, faucets, or floor types (carpet, hardwood floors). With some other companies, you just have to select a group and in this group, everything is already pre-selected: you get specific tiles, specific light fixtures, and specific countertops, and you can not make any changes. That definitely limits you as a customer. Pulte does not do that, they offer many upgrades and you are free to create your own interior design for your future house. They even offer an additional service where the design team will work with you and will help you create the perfect interior design. Let's talk about sales staff in the Oak Tree sales center. We had a chance to communicate with several sales consultants and they do their best, are very polite and responsive, and will help you with any questions. We particularly worked with Elli and she is super professional. We already closed on our house, we live in it, but still can come to the sales center and ask Elli some questions related to the community or a house or building process and she will answer them. She is always happy to help and this makes us feel confident about Pulte and that means that the company not just sells you a house and forgets about you the next day after closing, but on the contrary, they are always here to help. Same with the construction manager (foreman) and customer care representatives. They provide their phone numbers and emails and you can contact them if you will find some issues in a house (like a chipped tile or cracked paint, this is construction, such things happen). Kevin, our foreman was constantly updating us on how the building process goes by sending us emails with the house photos and providing some comments on what they did this week and what they plan to do next. we met with him several times on a construction site and pointed out some things that need to be fixed (like we noticed a chipped tile on the floor or a baseboard was not painted well) and he was saving these complaints and next time we were visiting the construction site he proudly was showing us what they fixed and how it looks like now. He never forgot about something. Now let's discuss the floorplans. I truly love to check floorplans and find some inconveniences like useless chunks of space or a strangely planned room. but Pulte floorplans are very logical and practical. We visited several model homes in different Pulte communities and overall they are well planned, the houses are not too big so you are not spending a ton of money to cool down all that non-needed space, rooms are smartly planned so kids don't disturb parents and vice versa. Kitchens on Pulte plans are very well designed and main appliances like fridge, kitchen sink, and stovetop/oven and located not far from each other and in a logical way, so you go first to the fridge, then to the sink, and then to the stovetop/oven. That is great because you don't walk around the kitchen spending time. Overall I will definitely recommend Pulte to others and when in the future I will need a new home, I will go with Pulte. ... Worst experience ever and very poor build quality Bad customer support

Overall very good experience. I purchased during the last section of project. So I felt the sales agent moved on to her next development and felt like I was a little bit of an afterthought at times. But I was able to get ahold of her when she was on vacation which was very nice. (Derwin) the Lead PM was very good and communicated on a regular basis. The design process was good. I was told there would be a light in the laundry room that comes standard, however it does not. Would’ve added it if I was told differently but, found out too late to make any adjustments. Very minor and can function without one. Things that could be improved: 1) garage door - I have a tandem garage and it’s very spacious. But the garage door itself is very small. There’s room to make it larger so it’s a little baffling. I have a truck (not lifted) and you have to found the side mirrors in order for it to fit. Even then, you have to back in perfectly otherwise you’ll scratch your car. Not sure if this is a supply chain issue but it’s definitely an inconvenience. 2nd) bathroom sink vanities - they’re basically cabinets. Was shocked to find out they don’t have smaller slide out drawers. So you’ll need to buy organizers if you don’t want your stuff visible or piled on top of each other. I spent over $500k and then added about $30k in upgrades. It’s my opinion that they cheaped-out on that. At least could’ve been an option to add during the design process. 3) window blinds - added the window blinds during the design. They look great. Only thing is that they aren’t included on the doors. Depending on the model you get, they have accent doors (no porch) and basically act as windows but gives a nicer appeal and some character. I have 4 doors that don’t have blinds/shades so I basically spent $2k on blinds for 6 windows. Definitely something that should be communicated upfront. Besides those items, the place looks fantastic and would recommend using them. The quality of our home did not appear consistent with other homes done by Pulte. We were the last home in the neighborhood so we felt like our home was rushed and did not get the attention it should have. We are still waiting on several repairs and items to be finished nearly 2 months after move in. We do love the floor plan that we selected.

Many tasks not completed on time. Many things not known when making selections.

The quality of drywall, carpentry and attention to detail are not good. Also, after my walk through numerous items were supposed to be completed. A month and a half later I’m still waiting. Not enough management to oversee contractors. Electric was only service that was great. Disappointing once they have your money.

Emerald Woods is a great neighborhood. Pulte homes have exceeded expectations in Timeliness, Build Quality n Communication!!!

Gary and team have been great! Helped us close escrow on time and have been very responsive to take care of items that need fixing. I certain expect the customer service team will be great once the construction team has moved on from our area

We appreciate the frontline staff including sales and construction teams we interact with on a daily basis. They have been open and honest recorded any issues, reported by us or discovered themselves. No push-back, always committed to bring issues to satisfactory closure. They were responsive, just a text message away. Most important, we saw firsthand, one by one, promises have been fulfilled.

so far my life is consumed with service calls to fix issues. 1.electrical 2.shower hole in stall 3.non-working air ventilation 4.non-working stove vent and send hot air back into the house 5.dead plants 6.broken circuit breaker 7.gap/air in kitchen floor laminate 8.laundryroom floor shakes, not stable 9.many edges around home are not 'square' 10.A/C condenser water drain clogged 2 times 11.some house have retaining wall under the fence, we do not causing huge holes exposing to neighbors. I am sure there is more

We were super excited to build with Pulte but it turned out to be a nightmare for the simple fact that our house was rushed .......due to what our head guy said. He stated that he wanted more time but Pulte wanted him to get our house off their so called "books". we have every thing from unfinished walls to damaged doors to damaged countertops to damaged tile to missing hardware on the cabinets to all of our black hardware being painted white...it just hasn't been a fun experience at all. The outside of the house has yet to be even fully painted. our amazing warranty specialist is working on these issues but we were told at closing that all would be taken care of right away and we now been here 30 days and only a couple things have been done. truly truly a sad situation. ... Was pretty much satisfied with all aspects of the home purchase process. The quality of the house is also outstanding. A++ all around.
