Chuck, Corey, and Ryan were top notch. All made the experience very smooth, very informative, and surpassed our expectations!

I closed with so many outstanding items but grouped them overall into following categories: a.) Closing was delayed from December 2021 to March 31, 2022. This delay had cost me a few thousand dollars for board, lodging, and additional storage extra fees. b.) The appraised value was much lower than the sales price. Pulte construction refused to giving comps to at least cover the difference. The original comp I got is the same everyone got. c.) The land that I was forced to bid was only 1/4th of the size from the survey to actual property line. I was SOLD during Sales, in which I have I documentation of, that entire land to the left (if you are facing the main door) of my property is all MINE so I was advised to bid really high during the signing of the contract back in June 2021. But right before closing and after the survey from the county, I was only given a quarter of the size! Assigned sales consultant deceived me to bid high but only to get 1/4th of what I was originally sold. These individuals should be further evaluated by Pulte Corporation due to their unethical and false sales tactic. d.) Assigned construction manager should be evaluated on how he treats customers. He screamed/yelled multiple times that was very offensive and not helpful to the overall process. I have proof of a recorded video on one of the visits. He's extremely unprofessional, uncollaborative, and am pretty sure he violated Pulte HR policy. He caused tremendous unnecessary stress which impacted my mental and overall well being. e.)I closed with the following punch list (some have been resolved but it is important to note that these were not ready at the time of closing): 1. Washer/Dryer (W/D) needs to be installed and tested ASAP before home inspection tomorrow at 3/29 at 10AM 2. Water Heater (50 gallon) confirmed and turned on. Water was turned on in various outlets. While warm, did not at time of walkthrough turn hot. Was informed by construction manager that by 3/29/22, water should be hot right away. 3. Blind control to patio door (Living room) has to be functional 4. Microwave install 5. Refrigerator–condensation found on freezer and fridge doors - need to be replaced 6. Stove damage/dent–needs to be replaced 7. Main front steps need to be fixed (bricks are not installed with the right size and sealed properly- hazardous for movers or to anyone heavy) 8. Back bottom door damaged (can see space coming through from chipped door) 9. Front & back doors need to be re-sealed (can see light through) 10. All second floor windows screens have to be replaced–should fit exactly 11. Stove sits lower than counter–stove height to be adjusted 12. Second bath upstairs–mirror plate be installed in window outlet 13. Master bath sink towel handle should be installed (left side is missing) 14. Master Bath shower door has to be adjusted 15. Windows missing Caps in second floor 16. Scratches to all counter tops should be polished 17. All vanity lights to be replaced (missing light bulbs and unmatched vanity lights) 18. All Windows–missing caulking, paint touch up should be repaired by closing 19. W/D doors on bottom has to be repaired/glued 20. Outside front outlet not working 21. There's a longer formal list from my home inspected about 40 items overall. After closing - water heater stopped working and the emergency hotline did not work. I was left w/o hot water after closing and was on the call for hours with customer service but no immediate resolution. They eventually sent a plumber the next day but had to escalate to sales and numerous complaints. Unless Pulte Mortgage is giving information to Pulte Sales/Construction about my financial status throughout the process, I don't know how Pulte Sales/Construction would know that I could afford the balance from the appraisal to the actual sales price difference. Please evaluate the process if Pulte Mortgage is practicing proper and legit business process not to violate antitrust laws. Pulte Mortgage is not allowed to give any financial status of their borrowers to Sales/Construction side. Hence, the two entities were separated to begin with. If Pulte mortgage relayed some of my finances to Pulte Sales, they are in clear violation of the Antitrust Laws and should be reported to the Federal Trade Commission. ... More

Have no one to report as there are way too many people changing hands here, nothing get passed on to the new guy coming in ...closed in March not happy as of yet

Be prepared to follow up with your customer care representative and keep a pulse on your punch list of items that need to be fixed. I received mismatched appliances and poor flooring installation followed by excessive delays in getting things fixed. I still don't have fixes to specific items 5 months post closing.

We are very disappointed with our pulte purchase. During our pre-construction meeting we were showed by our project manager plygem fold out windows we were getting with the house. After we moved in, we discovered pulte switched out all of the windows without our knowledge. No email or phone call. The windows we received do not fold out. We asked pulte about replacing the windows and they refused. We also had no hot water when we moved in. We had to call an emergency plumber to get hot water. We had versions issues such as the house was not cleaned when we moved in. There was blood behind the master tub. A jumper duct was missing and we had a mismatch of cabinet doors. There was no attention to detail by our project manager what so ever. Till this day, our project manager has failed to reach out over the window issue. We spent 700k for this house and we are very disappointed how the process went. ... More

This is the 3rd new home that we have purchased in the last 10 years or so. Initially, everything sounded great and it seemed as if Pulte truly stood behind what their employees said. Now we are noticing too many issues with the craftsmanship and no one giving a solution to the repairs needed from a water leak. There has been a hole in our main floor roof for almost 3 weeks now and we are told that someone needs to come assess the situation AGAIN next week. Most of the craftsmanship issues are misalignment of cabinets/drawers, door latches and hinges, and french doors. Also making cuts too small or jagged leaving a poor finish or gap. All these problems can be fixed with more care in the overall finished product and a true quality control process. This process may exist but it is almost definitely not followed, some of our walk-through fixes were missed and should have been seen if they were inspected. I started my experience with Pulte in April 2021, I was told the house would be completed in September 21 but wasn’t closed until March 22. Numerous problems other than delays. I understand the delays due to the times we are in but when mistakes are made and pointed out without being addressed only to be held up later, that’s completely on Pulte management. Quality materials are okay but workmanship is very subpar, either they can’t get quality workers or they hire the cheapest. At closing I had a list of things to be accomplished and was assured they’d be complete, I even gave the project manager a good review to assure things got done even though he didn’t deserve it. After being in the house 2 months, i still have about 12 items to complete including a leaking basement. They haven’t replied in a timely manner to any issue during this whole process. I appreciate Chris and Dale working through the process of building with us. The gave us confidence that everything would be taken care of and made themselves consistently available for questions or concerns. Of course during a building process issues come up but between the two of them they never felt like big issues and the lines of communication begin so open helped us remain comfortable and confident.

Pulte offers quality cookie cutter homes. They have descent floor plans and great layouts. They are not able to alter build plans in the beginning. The little changes that were asked were not able to be accommodated because they lack a good internal process communication. Surveys post build do no good, they need surveys after each part of the build process. 8 steps should include 8 surveys plus any other data Pulte would like to collect.

Very much pleased with the entire process from my initial visit to see the model, through the sales contract and the updates provided during the construction of my new home.

The shoddy workmanship and lack of attention to detail were very disappointing. It seems as there were unqualified workers building my house and pulte construction personnel did not hold them to a high standard.

Overall we had a good experience. We enjoyed the entire process of planning building our new home. The pulte consultation at the design center was a pleasant experience. The only thing I would like to have known was all the additional add on we could have received. Example gas line outside for a grille, additional outlets in the garage and outside. Being first time home buyers we did not have any experience in building a house.

Once you close on the property, I can't seem to have any luck getting hold of anyone for service request.

We are very pleased with our new home and are impressed with how responsive and helpful the staff have been throughout the entire process.

The build quality is awful and the customer service is even worse.

Excellent experience all around and many options to customize the home.

We love our home and our happy we purchased. But the service we have received after we closed, has been absolutely awful. Our house was not cleaned prior to moving in, our yard was a complete mess with garbage from construction and we were promised by Andreas it would be cleaned up. Nobody ever came to clean it up and they just came out with bulldozers and covered it all with dirt. So now we have tons of nails, metal, tubes of caulk, aluminum cans, and other garbage buried in our yard. Our construction manager, Andreas, stopped communicating with us regarding final work that needs to be completed. He hasn’t returned a single email or phone call from anyone in the neighborhood. Pulte needs to take more pride in the contractors they hire, and the way they take care of customers. Our yard is now a landfill and it’s absolutely unacceptable. ... More

From start to finish everyone involved was helpful and friendly. The process was smooth and the overall experience was very positive

Please let fix everything before closing

Communication from construction/field manager just has been really poor that I have to give a poor rating despite all other parts of the process being relatively positive. Initially provided dates are never right and promised dates have been broken too many times. I assure you that these problems are not supply chain related because items arrive on time. The problem is in giving incorrect information too many times over and over.

The experience was pretty good pre closing; once we closed on the house, getting timely responses from the Home Care Manager is frustrating at times. The Home Care Manager is having to fix workmanship issues that should have been addressed by the builder. The builder doesn't do a good job in paying attention to the final details just prior to the new owners moving in. All efforts 72 hours prior to the new owners moving in should be for the builder to go throughout the entire house to make sure everything is done right and to standard.

Vitor was absolutely amazing at keeping me up to date throughout the entire process. He was honest, thorough, professional and trustworthy.
