The overall quality of the home seems to be decent; however, there is a punch list of lingering repairs and missing items that has remained open for over 2 months. Contractors continue to show up at the home to take care of the issues but Im unsure how long it will take to complete all of them. This is all being done post closing at the builders request. After the 30 day walk through I communicated additional issues that have been noticed but I have not heard anything from the warranty team. When you bring up issues right after closing such as cracked tile, door has hole in it, which takes over 2 weeks to be painted so far and not installed, a month out at this point to get stucco hole fixed, if they show up! Just horrible on issues and they just do not care after you are handed the keys. No communication with you, if there is no one is on the same page.

It was a smooth sailing process, all the way from the sales office through the walk through, and to the closing. I must give a shout-out to the great guys we met along the way — Andrew, Levi (awesome guy) and Paul. However, I’d wished the house cost less or came with more upgrades for the price. Such as all wood flooring in the second floor, a wood-burning fireplace, a third full bath (ground floor in Frampton model) and ceiling moldings.

Up front, Pulte seems to think they are the only company with a lot on their plates right now. While we can appreciate the increased workload, your customers have an increased workload as well. Our stress level is amplified when we have constantly follow-up on workmanship issues which should have been caught during the build process. We closed on 3/29. We have a few small issues with our home, but it's taking forever to address. We recently bought a new Pulte home. We really like many aspects of the home and seems to be solidly built, but the finish quality and cleanup were very poor. Paint spatters, incomplete work, missing screen doors, missing or defective grout, paint footprints on the tile floors (!) and drips on the carpet and more. Pulte has been pretty responsive and are in the process of correcting these issues, but realistically the house at the price point should’ve been in more ‘perfect’ condition.

14 months to build this house

Signed to build this house in February of 2021. Supposed to be complete in August, 2021. At least a half a dozen delays, 3 Construction Managers turned over. I'd find out at the last minute about delays requiring me and my wife to find another place to live after selling our home. Most of my construction close updates came from Pulte Mortgage. Each department pointed at the other as the arbiter of the decision. CMs were just about silent through the whole process - communicating nothing. Andrew being the one exception. Finally closed on the house March 15, 2022. Still waiting on sod ...

Pulte is struggling with hiring and maintaining build and customer service managers. Communications is horrible, and sometimes non-existent. Warranty issues are slow to get resolved. The closing process was very stressful and dates changed a few times. They also ordered the appraisal to be done 4 months prior to closing on a new neighborhood and in a rapidly changing market. As a result, Pulte was unable to find comps that supported the sale price of the house.

To save you some reading; there was little to no communication throughout the process regarding delays, issues, or any other problem that may have held up the closing. The favorite phrase across the board is, "not my job," which still rings true with completing items on our "weather letter" 6 weeks later. In short, Pulte took what SHOULD have been an amazing event in our lives and genuinely ruined the experience, taking all joy out of moving in. We will NEVER recommend Pulte to ANYONE, even people we don't like.

While there were some problems at the closing walkthrough, which is normal, James and Travis (our construction manager and his supervisor), worked after closing until everything was perfect. They even remain in-touch today to fix small things as we notice them living in the home.

Buying process was rushed and prevented time to research to avoid surprises, such as the terraced streets with open view fence in the back so that people can see into your yard. We found out you cannot plant anything to effectively block the neighbors from seeing in and that was not disclosed either. Exterior choice is very limited and too many houses look the same. Quality workmanship is nowhere to be found in any phase of build. Contract for purchase was signed one year ago and still unfinished house (outside of house not painted, my guess is will never be caulked, yard is mud and rocks). Every phase of build appears to have been done by a blind two year old. House was just thrown together with attitude of just do it as cheaply as possible with as unskilled labor as is possible.
