The house looks beautiful and well built! The Sale’s department staff are great they helped us a lot, especially Juel! One thing that we don’t like is the process of warranty works on the after closing, there is not phone number available for contact person to talk to, it’s pretty annoying process with just emailing contact! What if I don’t know how to use computer or don’t know how to write in English, etc..

Our foreman on the site, Andre was very responsive and looked over everything very well. He answered our questions and had items fixed fast for the closing.

I like the quality of my home.

Before buying a Pultle home I went to their website and watched their promotional materials. It featured a lot of people that knew what they were talking about and took pride in their work. This is not what I experienced at all. I experienced lots of fighting to get things done correctly and in the end, there are still a lot of things that look awkward. Walls that look twisted, a roof that has dips in it, ceilings that have boils, creaky floors, unfinished mortar work, and the list goes on. If you ask to get something fixed, they basically do the same bad work over again. I would say if you do buy a Pulte home, take lots of photos and don't let them proceed to the next phase until it's 100% correct, or else you will be on the phone with their warranty department forever to get things fixed correctly, if at all. While my project manager was super receptive to our needs, the people doing the actual work had a "slap things together" work ethic and it shows in the "finished" product. The other issue was our sales person was hard to get a hold of and then that person quit half way through our build. Lucky to have pretty good sales person Marcos and passionate construction Manager Pablo, helped me getting the dream realized. It’s my first home which took little time to built due to COVID, permit process delay and Supply & Chain issue but as soon permit approved Pulte put entire army to built it and also it’s amazing to see how well handled the Supply and Chain issue. Being in main city the community is well planned, decent size streets and manage to get backyard. houses are built for everyone need by having multiple floor plan. lot of material used is very high quality include granite countertops, utilities, and good brands appliances installed as default with options to upgrade. Better customer service after closing to complete warranty work

They took a little over a year to build our house. We had multiple major issues that seemed to not be taken seriously. I felt like had I not pointed out the issues that they would have allowed them to remain and done whatever they could to have hidden them. I am not speaking of the pulte builders, but the contractors that they use. Overall I expected a memorable experience and I received one. Unfortunately it is not a memory I want to look back on. At the end of the day the issues were repaired and pulte does offer a warranty so we will see what other issues arise in the next year.

My family and I enjoy our new home. From the moment that we decided to become a part of the Pulte Community, the buying process was very smooth. Post build there were few small issues that needed resolving and those issues were corrected the same day or within days with a follow up call. The warranty department is great and we are confident that they will make any issue we have right.

We are not happy with the delays and lack of commitment to make this process a smooth transition. We have been in this house almost two months and we are still waiting on things to be fixed. The response time is slow and we are constantly being told we are waiting for a response from the vendor. We believe that a builder should have several vendors so that when one is slacking the the other can pick up the slack. The customer should be in this bind. I would not recommend Pulte to a friend or family member!!!!

Entire experience was made to be as stress free as possible. I am very appreciative of pulte staff from sale’s representative all the way to construction manager.

Best experience build home with pulte and best quality homes

Now that I have lived in the house for a while I can see every corner that was cut, and every penny that was saved. If there was a way to save money by using cheaper materials or process, then it is easy to see which choice was made.

For the price we paid the workmanship is lacking, drywall cracking, poorly painted edges, and already a laundry list of items we need addressed.

Workmanship was sub par for a superior home. Purchased a wooded lot and now the lots next to me were cleared and was unaware this would happen. Prior to buying, this was not the case

The entire experience was awful. The title company was awful, the y process was terrible and there was rarely communication, the warranty department doesn’t respond to my emails. Workers don’t show up when they’re supposed to. I had a better experience with Lennar and that’s saying a lot

Every bit of the process was like pulling teeth and getting any information on the process was abysmal. Lack of materials aside, getting any updates on what was happening, when things got done, or any sense of urgency was unbecoming of a company so reputable. It was evident that the build manager was so inundated with extra work and handcuffed by his superiors that he was unable to do his job properly. After a heated period of time where we were not updated that our closing date changed, we ended up finding out that it was the managers above my contacts that were telling them not to give us updates on our closing date. We had to find out 2 days before we expected to close to realize our date was pushed back indeterminately. This caused undo stress and cost to an already difficult situation. This is not meant to shift blame to the build manager or the site rep, as they did their jobs to the utmost best of their abilities. However, it is evident that the upper management in the Richmond Hill area have no idea what they are doing, or how to run a business. They are lucky to have lower and mid level management that are able to take the brunt of the defects so that customers can be content with what they’re given. With that being said, an astronomical number of houses were not built to spec and have a laundry list of items that are needing to be corrected by the warranty team. It’s as if the management is trying to rush the builds and get the houses closed so that the work can be passed to the warranty team in hopes that homeowners will grow tired of reaching out. Very surprised by the practices of this company and am disappointed that such a nationally reputable company would treat an entire community of homeowners (in an up-scale community at that) with such disdain. Thankfully their warranty team can pick up the slack that is obviously caused by poor upper management skills. ... More

House was not ready to close but we closed anyway. More than 40 follow-ups. 29 left 8weeks past close.

We are so happy to live here, there is a God’s care of us through this !

Satisfactory experience with Pulte
