For a new townhome, the building quality is fine - not the best, but not the worst it could be. The main issues were the construction timeline and customer service - Pulte is all sales, no substance. They put on a great face, but when it comes to getting details about the construction timeline, where materials stand, where the inspections stand, they are just about the worst at communicating this information. Worse, they make you feel stupid for even asking. Our townhome took 16 months because of the collective incompetence of the sales and construction teams. Our closing date was pushed three times, leaving us to find temporary housing for two months. Pulte offered zero empathy or concessions to make up for their screw ups. In this pandemic, I would not recommend anyone purchase a new construction home (unless they have flexible housing options to stay in until moving) but I especially would not recommend purchasing with Pulte. Our experience with Pulte was great! We kept hearing from other homeowners that with all the supply chain issues, there was no way our house would be complete in the timeframe given to us but Pulte made it happen. Everyone from the sales team, our construction manager, and the onsite builders were wonderful to work with. We’re so thankful for their hard work on this home!

they try hard to please

Of the new home builders we compared, Pulte had the most flexible options to customize. Building during the pandemic caused supply chain issues for everyone, but we felt that Pulte worked hard to stay on schedule and make reasonable tradeoffs. They also managed their trade subcontractors well. The model office staff were absolutely amazing as a primary point of contact.

We are two months in, and still have no working master bathroom. The plumbing is leaking through the downstairs ceiling and Pulte advised us to not use the bathroom until they can come out later in the month. I think that says all. The slightly longer version is that we bought the home in a great area, which represents about 50% of the value of my house. It's just sad to see how cheaply Pulte has finished everything. Our "upgraded" kitchen cabinets look good, but are particle board worthy of a low-income-housing project. The stains in our carpet that would be replaced, are yet to be addressed. The electrical issues caused by the master bath room leak have likely burned out our front door bell. The house was delivered with a missing garage door opener (which was then explained for the first time to be an "upgrade"). Still, none of these issues are unfixable, so I'm sure 12 months from now I'm fine with it, but with minimal extra effort from the builder, this place could have been so much nicer. ... More

Overall home is very nice and well constructed. However the warranty repair process is very slow and not very efficient.

I would not recommend pandemic building to anyone. While continually being told that COVID was the reason for various issues we experienced, it is not responsible for everything. The finish quality of house is sub-par at best. Sales person was happy to collect his money and move on with no regard for helping address issues. Original project manager no longer with company which is a good thing given the quality of work he let slide. The only bright side at the moment is the new project manager actually seems to care and is looking to actually have the house finished 2 months after we closed.

Poor workmanship and lack of responsiveness.

Our experience with Pulte has been wonderful. We started this process a little over a year ago and are so happy to be in our new home. Everyone - Cory Claiborne, Robert Rue, Ani Rue, and Chris Madren - were absolutely incredible through this process. Everyone communicated thoroughly with us at each step and celebrated with us when we finally were able to be home. We can’t thank all the individuals enough. Everyone was very nice to deal with.

What was supposed to take 6 months ended up taking a year. Closing was rescheduled 6 times. It’s not so much the length of time that was bothersome, but the constant promises that were always broken. We’ve now been in our home for nearly 2 months and there are still things incomplete with the home that were addressed months before closing. Would never choose Pulte again, nor would I recommend it to anyone because of the experience we had.

Process was easy. They are production builders, so there are limited options. The models are beautiful but they represent most upgrades. If you want a home at that level of trim you will have to go with these upgrades. We did go with many upgrades. Ultimately our home appraised at 10k less than we paid for it which was a big disappointment. The subs didn’t clean up and the floors were dirty and muddy most of the time during construction. I paid extra to have the garage painted. The subs left clumps of sparkle all over the floor which I am scraping up now. Attention to detail was lacking. But I knew I wasn’t working with a custom builder. New construction managers came on board towards the end of construction and have been very responsive to issues in completing my home. I had issues with electrical issues when I moved in. I plugged in a lamp and the breaker tripped. There was a neutral wire grounded in a ceiling fan box. Very rushed job at the end while rushing to close, and you can tell in the workmanship of the house. Paint was patchy, dry wall looks horrible (dents/gashes everywhere, dry wall seems already bubble-ing after 1 month, spackle jobs around dry wall seems are horrible. After closing, someone did follow up to fix the REALLY BAD spots, but still did a mediocre job at best.

We chose to build with Pulte because we had friends with a good experience and had never heard anything bad. However, based on this experience I can not recommend them. The process was very smooth up until we got to our pre-drywall meeting. Then things took a turn towards awful. Based on the recent reviews in my area that seems to be common. There is a huge issue with communication from the field manager here. It would take 2 or 3 messages to get a response. That "weekly" update email will come once a month. Make sure to visit your homesite very frequently. It is not clear at all that anyone reviews the trade's work for quality or correctness. Our closing was pushed back 3 or 4 times because of unrealistic dates being set. Very frustrating experience We ended up closing with a list of unfinished things because we could no longer handle being strung along. Do not do this if you can avoid it. The communication becomes non existent once you close. It is very clear that there is no follow up on this list. They don't even bother to track it after they submit the work orders. So you are ultimately responsible for making sure the work is done and review for quality. Of course this is not told to you before you agree to close. After living in the house for a week or so you start to notice a lot of poor craftmanship. I would definitely suggest getting inspections pre-drywall and before closing. I really appreciated the time that Adam took to update us on the process and immediately respond to concerns we had. I am somewhat upset on the quality of granite that we received in the kitchen, but will contact our warranty agent.

The team helped with items even after closing

The quality and workmanship was not what I expected from a Pulte Home. A month after closing and we are still addressing issues found during the final walkthrough. Actually, one of the issues was with the gas connection to the stove which caused it to burn. Very dangerous!

I do not recommend Pulte Homes.! After signing purchase agreement things go down hill fast. Our realtor said he could not believe the poor level of customer care we received from a once reputable builder. We had a stressful, frustrating experience trying to fulfill a life long dream that has gone on for 14 months and is still not complete.

Pro : the buying experience was great. Paper work, underwriters, deadlines etc. Con's : The vendors they use. Poor craftsmanship. Attention to details are not something they check nor supervisor. Doors are horribly painted, missing parts, wrong screw colors and installed incorrectly. They installed a horrible and obvious broken, door and patched it up. Doesn't close correctly, patch work horrendous. Floor board chipped, crack. They tired coving all imperfections with paint. Coach lights that trip the breaker every time it rains. Walk in shower that are not tiled correctly, crake cracked and chipped, missing grout, haze on the tile. We like many others building in this climate has been very challenging. We feel we have been very patient and like to consider ourselves as team players. Having said that there has been no reward or recognition in doing so. We feel we have been pushed into being THOSE clients which is very uncomfortable for us. We closed on our home with unresolved items left to be finished. We did this on the word of our field manager Erin Smith/Jake McDole and their construction supervisor Zacree Sheese that all items would be addressed in a reasonable time frame. Now we are left in a home with unfinished work and concerns of the quality of work that has been finished. (faulty brick and caulking on outside of home, soft spot in the middle of gathering room floor) we closed February 9, 2022 and are continuously reaching out on when our unfinished work will get some attention. There really hasn’t been time to enjoy our home with so many projects left undone and no one giving us any feed back when this things will be addressed. This is our retirement home and would like to start enjoying the hard work we have done to get here. We would love in the end to feel that we made the right choice in building with Pulte. Just a side note: in talking with contractors working with Pulte they also seem very frustrated with the response and support they are getting. Our first newly built home where we hoped to be able to relax and retire has been a nightmare. We closed and moved in a little over a month ago and have had repairs done nearly every week for missing grout and caulk in the bathrooms, broken cabinet doors and door locks that don't work. Repairs can take hours for something that should take half the time. We are still waiting for a fix to be able to use a shower since there is an actual hole in tile. We also moved in to a broken oven (still waiting to find out if it was broken in transit or during install and we can't activate a warranty until that is answered). The entire process with pulte was a really bad experience. From the day we walked in to the sales office to now living in the house for a month has been frustrating, stressful, annoying and regretful. I feel like I both have so much to say and nothing to say at the same time because it has absolutely drained my of my energy. Our sales associate was not nice or pleasant to deal with, ever. Pulte dropped the ball on starting construction of the home that delayed me over a month in closing (although addressed by some director in the sales department and concluded with buying down my rate- much appreciated) and continued to deflect blame for it almost all the entire year of construction. The trades did shoddy work. But perhaps the most frustrating now that were living in and own the problem that we paid an extra 15k for is the flooring. The design center consultant was clearly lacking an understanding of what she was promoting to us which in turn led to us now having an extremely fragile hardwod floor that is constantly chipping and scratching and has led to more fights in our family than anything weve ever dealt with. It seems we cant even walk on this floor without a chunk of the edge chipping off or a new scratch being found when we mop. I'm on my hands and knees trying to repair these so they dont create more problems or bigger breakage. Weve relegated the child to only playing with things in room with carpet and the dog now wears shoes every day that he tries to chew off every chance he gets. Both of these concerns were mentioned at design center and we were assured repeatedly that we were buying "an engineered hardwood- much more durable than standard hardwood that will hold up to a child and animals". That is proving to be the furthest thing from the truth. We were told we had to hurry and pick our upgrades so the order of materials could be made in a timely manner since lead times were so long. The day the floor was suppose to be installed I received a call that they didnt have the floor we picked and she wasnt sure how the ball got dropped but asked if we could do the same flooring but in different size planks. So I'm curious what the rush was in picking my floor instead of allowing me to do my due diligence in consulting with flooring experts before being assured this floor was durable and rushed in to picking options we severely regret now. I'm missing a chunk of stucco on the outside of my home where the fence return meets the house and i was told it's not a problem because stucco is just cosmetic. That's not true. It absolutely serves a bigger purpose. As if the styrofoam underneath will not ever degrade from the outside elements? Yeah right. The painters did such a shoddy job I asked them to not even come back and decided I will paint the trim myself. I look around the house and cant even believe how much money I spent on this house for what I got. I've spent the most money I've ever spent in my life on this house and i live in constant regret that I sold my last home to purchase this thing. I fantasize all the time about how driving 2 hours 1 way to work every day wouldve been worth it if I didn't have to deal with this headache of a house. ... More
