I bought a new brand new house for $800K and in less than 2 weeks of receiving and haven't even moved there and I found a significant water leak in one of the bathroom, haven't the entire wall to be damaged and full of mold, cousin me a big disruption on my plans to move in.

While we are mostly happy with our purchase, there are a couple of things that prevent us from giving a glowing review. The plumbing fixtures that were used seem to be low end items. While we expect that there will be some issues with new construction, Pulte's customer service team has been unable to respond quickly or give us a time frame for their team to address the issues.

Overall craftsmanship of the home was poor. Can tell everything is mass produced and rushed. Minimal attention to detail. Had to do multiple warranty visits which was a slow process with slow response times, had to escalate everything. Pricing for some of the upgrades were out of control. WIsh we had some different upgrade options and ability to change some things, like kitchen pantry and closet shelfing. The process of actually buying the home, closing, and sales team were great!

Sales agent was great and helpful but after moving in there were many quality issues to the home. Ceiling seam was wrong so my ceiling bubbled up and when they came to fix it they left a dent/hole on the wood floor. Our wifi upgrade took forever to get done. vintage took over a month to get someone out to install WAPs and when they came out the installer did not even know why he was there and did not have the right things. sometimes the lights take awhile to turn on after the switch has been flipped and our shower rods have randomly fallen off in two bathrooms when nothing is even being hanged on them. the pavement on the driveway and road turning in is super uneven and has pot holes. the loft door is not sealed properly and when it’s windy the wind can be felt and heard whistling in. ... Homes layout is a hilltop which has a nice layout, however the quality of the home is poor, paint had many issues, drywall texture was cracking was supposed to be fixed before closing and only some of it was fixed. Sewer smell coming from all the sinks.

Sales Rep (Darla C.) awesome to work with. Pulte Construction staff better than Fair. Sub-Trades horrible workmanship and no pride in quality. Unfortunately as bad as the workmanship is from Pulte, it is much Better than other home builders in the local and adjacent areas.

I sent my request to have issues fixed within my 30 days warranty and no one ever called or emailed me back.

Buying a model home comes with surprises such as if something isn’t working you have to rely on homebuyers warranty rather than builder. Many issues not ready. Ie. mailbox keys, smart home. Etc Smart home isn’t very smart.

I’m am not happy with this builder this is my first new build house and I had higher expectations than this. I first want to start first with the HOA dollar amount they gave me was a lie. It was double that when I got my first bill a month later after closing I feel lied to and I reached out to the HOA company and they confirmed that Pulte knew about the price raise about 5 months before I even stepped foot into their office. First week in the home there was water leak in my meter which I do give it to them they were quick to fix. But poor quality on painters and cabinet vendors. I had a ton of over spray around the tiles paint spots in the exterior of the home. My vanity had so face support so they were really squeaky cabinets. Their project manager isn’t so good on catching these quality issues as they weren’t hard to see. Made it feel as if they just wanted to leave it as is and just hope no one complains. But for being a NEW build I had higher expectations for sure. I wouldn’t recommend this builder to friends or families. ... More

Had a good reputuation of Pulte Homes at the time of signing up the new house. After seeing the type of construction they're doing I can't recommand Pulte to any. There are hiring cheap labor and quality of work is not professional

In general so many issues with painting e port finishing a on the walls,stairs, windows, and garage floor. Disappointed

We moved into a Pulte home a few of months ago. The buying process was straightforward, although the information requested when asked simple questions was less than ideal. There were many cosmetic finish issues, stairs that creak so loud (not some of them) but most of them, floor creaks that are apparent, touch ups to paint that are noticeable, overspray of mud/paint in places like the tile in the shower areas, and more. Just did not expect so much "imperfect" work in a new construction. I filed the work orders for the cosmetic issues about 3 weeks ago and I believe they are advising that those issues would be resolved in 1 year - I have not heard from anyone but that is my understanding when we closed the home. Not a huge deal just expected more when paying so much for their homes. The market rate for the same home is approximately 100k-150k less. My expectations buying a home from a national home builder was not high, but I assumed that the basics (cleaning, paint, drywall mudding, creaks, ect) would be satisfactory. Overall, if you have the time allotted to search for a new home, I would advise to go with a local home builder, there is more quality, craftsmanship, and pride in their work. ... More

We are very happy with the house overall, disappointed by the property lot. We were lied to and never shown the lot we selected. Once with raaieed our.concern about our main issue. Nothing was done.

The sales office staff are terrific. Helpful and honest. The construction staff that completed walkthroughs were terrific as well. Again, helpful and honest. Corporate Pulte is not trustworthy. We worked with the Sales Office to set a closing date. One month later, we heard from our attorney that we were going to be penalized $16k for failing to meet the closing date, ie the date that the condo was supposedly completed. We never received a letter notifying us of a closing date. They justified their actions stating that “the contract stated that we needed to close on the completion date”. That is true but a Pulte Sales Person worked with us to close a few weeks later. We had no options except to pay the penalty or lose the condo. Our attorney agreed that they were wrong but said that this was pretty typical for Pulte. We are happy with our course but do not trust Pulte. ... More

The handover of the house was very confusing as there were several changes in dates. And after the move, a leak appeared in the bathroom from the master suite to the bedroom downstairs and it has been 20 days without a solution, asking for a deadline for the tiles to arrive.

Overall, the process went relatively smoothly, but the closing did feel somewhat rushed. If given the opportunity, I'd aim to address concerns and identify any issues before the house closing, rather than relying solely on emails and support tickets. While I appreciate the ability to comprehend the issues, it seems that the actual resolution can be a bit challenging. The Pulte team has been quite cooperative in answering various questions, although there have been some difficulties in getting certain things fixed. Having purchased a new home, one should naturally feel happy, yet there's a sense of something missing if I'm not vigilant about a few matters and occasionally forget to follow up. It would be beneficial to see more proactive ownership of the issues I've identified, reducing the need for repeated contacts with the service department. ... More

I wasn’t sure why roof tiles are falling of from top.. I don’t even understand how they constructed it. This is kind of crazy with issues in my home… I didn’t expected that house will be built without proper material and lack of knowledge on how to build.. it’s not issue with model it’s the issue with construction. Why construction guy take survey from customer directly and why they won’t show up when we have issues in home

The buying home experience was good, but right after I moved in, the house’s master vale already was leaking and I submitted a ticket to repair, but no one called or responded. Quality of material was doubtful.

The person who manage the building here was very nice until I signed his review which he begged me to give him all 10. He told me that after the move in if I need help touch up walls etc because furniture hits the walls etc. and I’ve called him four times and still nothing done. He told me im not going anywhere if you need my help well I haven’t seen him since. Im very disappointed in the situation and so are my neighbors. Im also very disappointed with the HOA taking a long time for my fence request while other homes are not even going through them and just putting their fences up. Incomplete home after a month of closing, no cabinet no s or handles. Wrong kitchen faucet installed and won’t exchange for the correct one that we paid for

Communication is poor. You need to ask multiple times to get a response.

The builder put the time and money into running Cat 6 cable to every bedroom tv but not to the built in office...only a PC can take advantage of Cat 6 speeds. Also, the backdoor opens into the dining room table so that they can save a few bucks on the door type. The builder ran the AC with a missing filter because he didn't know it needed 2 filters. Another dumb problem is that the house roof drains right down a steep hill causing obvious erosion issues. The other common problem in the neighborhood is that the builder doesn't know to set garage door openers away from sunlight...so openers only work at night if the house happens to face the sun. The AC system in my house also didn't have sufficient refrigerant gas causing high humidity which will lead to mold if unresolved. They also cut corners in not painting the garage. ... More

The overall purchasing experience was good. Modifications are not allowed after the given time, even if it's by a day or two. Fine, it's understandable. The overall quality for the price set is extremely disappointing. Carpet areas were not clean and the carpet placed on top of whatever was on the floor. The appliances had a similar outcome, when removed to clean floors, there was material left over underneath them. The kitchen cabinetry has wasted space in the corner areas. The modules touch one another leaving an empty space in between that could have been used should a corner cabinetry have been used instead. A week after moving in, the patio sliding door stopped working and wouldn't close at all. The emergency after hour customer service was horrible and unhelpful. A month later and the door is still to be fixed. Attempting on a 3rd appointment, all which have been a no show. Anyhow, I could continue, but you get the idea...... It can be better! There is such a rush to just close on the homes to finish the project that the little things get dismissed. ... More

The warranty department is naturally trying to get out of doing work that the trades should have handled. We have AC pipes installed too close to the foundation and it makes incredibly loud noise when the freyon cycles. It was raised during our final walk through but it couldn't be resolved at that time. I was left with the impression it could be resolved via a ticket and i am now fighting the good foght to get it foxed while my daughter is struggling to sleep in her room - shebnow sleeps with noise canceling in her ears. I did speak woth a pulte AC tech and he agreed it was too loud andtl they are actively fixing two other homes with the same issue. To make matter mildy worse we may be liable for a tree that was clearly struggling at the time of move in. I would love to give 4-5 stars across the board and want to recommend some of our friends to move here too, bit can't do so without the AC issue resolved. So, close to a ln incredible build ... More

It is now over two months since the closing and the punch list items still have yet to be addressed. We closed in good faith having been promised that the items would be dealt with quickly. They have not been addressed nor is there a projected time frame when they will be addressed.
