The homes are beautiful. If any discrepancies are found after the home is purchased, it is covered under warranty but they are not the fastest to get someone out to fix the discrepancy. Been waiting almost a month to have a drywall issue resolved.

Everything went well until after closing. The issues that remain are partly back ordered but not all. Pulte has been like pushing a rope to get the remaining punch list warranty items completed. We are almost 4 months after closing.

I would recommend other buyers to refuse to close until all significant items of the home are completed. We paid $1,350 extra for "Insulation at interior wall adjacent to Owner's Suite...". 7 feet of that adjacent wall (about half) was not insulated. Pulte's representatives say "since it is not an exterior wall or involve plumbing they refuse to insulate it.".

Aside from the lack of responsiveness, the Pulte Mortgage process was highly questionable. 1) They did their best to dissuade me from taking a VA loan [which required a VA inspection] 2) The Pulte Mortgage interest rate was somewhat higher than an independent mortgage broker [which we took] 3) The demands for details about the origin of our cash down payment verged on accusations of Money Laundering [I wrote the framework for the Money Laundering Act of 1986]. We loved working with each person assigned to us from the salesperson, and the supervisor(s) along the way. Extremely helpful during the process. Being our first new build, we've been a bit underwhelmed by the final product - poor paint job & drywall installation, messiness in cabinet installation, etc. Perhaps this is the norm for large tract home communities, but to us, the work in many areas has been mediocre, thus the 3 stars for quality. It's been an interesting and educational process, to say the least!

Big Name Big Box Builder - Too Many Shortcuts

Pulte builds okay homes. The floor plans are nice; but they take too many shortcuts and very minimal accountability. If you have a great field manager; that is a great thing. However, keep in mind that the field manager is incentivized to close on-time, regardless of quality. We had issues and still have issues. The same goes for a customer care manager; if you have a great customer care manager; rest back he/she will take care of it. If you have a customer care manager that is laxxed or has to many homes to take care of; you will be frustrated. Also, they swap people out constantly so ...

There are dozens of fit, finish and trim issues. We have been so patient and understanding with our reps, its not their fault, and I am sure they are overwhelmed. But for a $600k house, the workmanship is really terrible. Nothing big (so far) but paint, trim, etc. Oh, and the installers drilled through a main waste line putting in shelves. Wow! Upon receiving possession of our new home we discovered stains in our new granite sink and on our very expensive new floors. Upon request to evaluate, we received insinuations that the issues were caused by us even though we had not even moved into the home. Also, poor workmanship was highlighted upon replacement of front door bell and once again we were told they weren't responsible even though the stucco was not completed correctly under doorbell they installed and the stucco was falling off. Sad.

This is probably the worst company I have ever worked with. They don't seem to communicate across the multiple divisions within the company at all. We had to beg and call repeatedly to get updates and then had our closing date moved out 2 weeks 3 days prior to closing. The quality seems okay, but we found leaks prior to closing and they left us a present of drywall frozen to our garage floor on closing day (why someone would pressure wash a garage on a 20 degree day is beyond me). Am giving a 3 of 5 star to most categories primarily because of workmanship and materials. Soundproofing in the living room is inadequate; human and TV voices can be heard. Flat wall paint used in kitchen and baths instead of semi-gloss. Floorboards with chips were used instead of being discarded. Cement board siding has spots of gloss paint on it. Do NOT build with Pulte Homes. Their quality of work is horrific and there response to ANY issues you come across is VERY slow if not completely ignored.

Lots of issues in my new home, lots of promises to rectify those issues went unfinished even after more than one attempt to fix. If they didn’t cut corners the first or second time, they wouldn’t have to come back out for a third (or more) time. They’re slapping together these townhomes at a phenomenal speed, but it shows in the finish. Everything is solid and well built, but the details are shoddy. While I wouldn’t change where I bought, I would definitely have stuck my neck out more at closing if I knew I’d still have 90% of my punch list outstanding 2 months after closing.

We were very disappointed to find a lack of professional craftmanship, lack of attention to detail and low quality of materials used (paint, windows, cabinets).
