The Pulte home buying experience started out to be very positive. Unfortunately, the craftsmanship and attention to detail was mediocre at best. We felt the builder was more interested in closing several home before the end of the year than actually doing quality work. After moving in and speaking with other residents in the Norwood Chase neighborhood, we see that most of the 33 homes are experiencing similar concerns. From building the house to the moving day Pulte disappointed in every step. First house was delayed by 6 months from original closing month. Second during construction we requested many corrections - all were ignored Third when we moved in house looked like it was 20 years old not a brand new building. So many incomplete areas, dirty, not professional done touch up. The quality of all materials and the work is very cheap and bad done. We had a great experience with the sales team. Buying was an easy process. There were a lot of delays and hiccups during the build but we expected that and completely understood. Unfortunately, the communication from our field manager was very poor. He rarely gave us updates, was difficult to get a hold of, and sometimes wouldn’t respond to our calls, texts, or emails for weeks. We finally closed 6 months after our expected closing date. Pro : the buying experience was great. Paper work, underwriters, deadlines etc. Con's : The vendors they use. Poor craftsmanship. Attention to details are not something they check nor supervisor. We have many issues with our home including serious electrical issues. Lights are flickering and dimming in all rooms of the house. Pulte took 4 weeks to get the electrician back to our house and all they did was look in the breaker box and test a couple light switches. Then threw there hands up and said I don’t know. We moved in in June. When we did our move in inspection there were lots of issues that needed to be addressed. On the day we moved in we were asked to wait 14 days to make sure all issues were addressed. Need less to say none of the issues were done and the guy in charge refuses to answer our calls. We have several places that needs paint touch up, repairs on the house and have yet been able to get ahold of anyone. We were told to do a warranty claim. Which takes time within it self. Very disappointed in the quality of work that they "take pride" in.

There has been no communications with the manager. We call, leave messages, email and nothing! We still have issues that have not been taken care of and at this point , I doubt they will.

None of Pulte sales or construction people knew when I would close. Offered my neighbor upgrades to compensate for delays but didn't offer me nothing. I was discriminated against. My home was vandalized after I signed. A day later notified Construction Manager Joed and sales Susan and NO took responsibility for the damages done to my home. Pros: Overall, I'm pleased with my new home. The fact that it is a new build gives me features not found otherwise in this area like an open floor plan and tall ceilings. The quality of the build seems great. No real issues with Pulte construction. Cons: Any upgrades they charge you tremendously over market value. As an example, I had wood flooring put in. The same flooring through Pulte would have cost over $60k as an upgrade charge. i am satisfied with most of the aspects but i do have few things that i dont like. for example, unless we go for an upgrade option, i dont see a quality in the things you install in bathrooms. like shower-head or the plastic wall (in guest bedroom) are kind off fragile is what i feel.

Our only complaint in the process was dealing with Pulte mortgage. Tifani the person who collected all of our financial info seemed to drop the ball often. It was the most stressful experience! The day before our closing she told us we needed a piece of information or we couldn’t close! Her words were “you have a yellow light right now”. In the meantime our realtor checked into it and we were already cleared to close. We felt like we were always scrambling to get one more piece of information!

Financing Nightmare

I have bought 3 homes from different builders and this one has been by far the worst experience regarding finance a nightmare literally, and the closing was even worst both Pulte Mortgage and Pulte title company. They treated me like a 3rd class person even though my Credit is 800+ and my income is well above average and I did 20% downpayment. The closing incentives are a gimmick the say they give you 8k for closing costs but the charge you 10k more on any kind of junk fee. I'm so sorry because no one should deserve to be treated like that.

Bring your own real estate agent. Negotiate for the builder to pay for solar and possibly buy down the interest rate. Many builders around the area are giving solar.

A 5 for sales and customer care support. A 1 for Pulte Mortgage bringing overall rating to a 3. An overwhelming and overly complicated mortgage loan process. Too many people involved, confusing and conflicting online communications. Only objective was to get as much information as they could so the mortgage could be packaged and sold within days of closing to Fannie Mae. Exasperating process.

While we love our new home and the final product, the administrative side of the process—specifically Pulte Mortgage, Pulte Insurance, the Design Center, and Pulte Title—presented significant hurdles. However, the on-site team was a bright spot: Jenny in the sales office was incredibly helpful, and Carlos, our Construction Manager, was excellent. It’s a shame the back-end experience was so difficult, as Pulte offers unique floor plans that other builders simply don't. We hope these internal processes are streamlined for future homebuyers.

Great space but the dynamics and the locations of things placed int he space does not make sense and makes it a bit inconvenient. Build seemed rushed so we found a few inconsistent things like unfinished frames, dried paint in the drains causing water backups, clogged toilets that should not be clogged, and finished decor that clearly makes it different than other units. But it is a new build and home so we are trying to enjoy this experience but wished it wasn't rushed.

Love my home! I do think they should have included shelves (for sure) and seats in the showers. I need to figure out how to put safety handles in the showers. Wish the tile sealing was already done. Other than that everything is marvelous.
