You have to fight to get things done after closing!!

Pulte rushed delivering our home; therefore, quality suffered significantly. Workmanship was very poor overall; the lack of oversight of the contractors is evident everywhere. The warranty department has been very responsive in fixing issues, but with much inconvenience to us since we already moved-in. The fixes are also very poor as far as workmanship goes. This is the third new house I have owned and by far the worst quality and moving-in experience. Previous builders were D.R. Horton and Lennar.

House was completed 6 months behind schedule and everything was rushed to completion. House wasn’t thoroughly cleaned at closing, and the builders had to come back after closing to repair areas that were lacking.

Sales tried the best to communicate with management and builder also keeps us updated every week about the progress. The house is gorgeous.

As an out of state buyer, our experience was as great as it was because we had a field manager and sales person who made us feel involved in the process, from responding promptly to our questions to sending weekly updates of the building process. When we couldn't be in person, Nick our field manager took the time to have virtual meetings or just call to talk about any concerns that our inspector or he found along the way. Our sales person, Melanie would find out any information that we needed or find the person who could. It made the experience less stressful than it could have been.

Not referring anyone to pulte or their financials

DiVosta is a great builder. This is our second home by DiVosta. Great value for the money.

While the Pulte sales and the Pulte title groups were exceptionally good, the finish quality and the HVAC work in the home was sub-par and in some cases incomplete. Calls for warranty work were also sub-par.

I don’t even know where to start or end - worst experIence of my life

Had much difficulty getting any response from people. The workmanship was sub par, and from the mouth of the construction supervisor "Pulte will only do a much as the minimum required". I was not impressed.

Everyone from the builder to the lender does NOT know what they are doing. They have NO communication with each other nor the client. Very stressful experience. Do NOT RECOMMEND THEM!

The experience is not what I thought it would be. With over fifty items still to complete, they force you to close or they will sell your home to someone else. I am still waiting on every type of trade to come complete projects. There has not been any response at all from the warranty department and it has been almost two months. I know I am not the only one in this predicament.

The contractor I worked with was great and responsive during the build, but the quality and workmanship was far below what is acceptable. If you pay over $500k for a condo, the cabinets should not be the same quality that you find at Walmart. The floor has severe squeaks and the paint job throughout the house is horrible. I am so disappointed in the overall quality.

The build quality is really bad. I had kitchen cabinets scratches, issues with engineering floor, interior door after house closing. The workers are lack of experience. I call the pulte customer care department ten times... I couldn't reach any people to talk with rather than leaving a voice message..

Overall the experience was a good one. From the moment we met our sales consultant to the very end at closing, everyone maintained a professional and courteous attitude. We chose to finance with Pulte mortgage and besides some minor communication issues everything went well. The closing was smooth and much better than I was expecting. There have been some issues with the quality and workmanship of the home. Seems like they were really trying to get the house complete and sold and some things were missed. Since closing I've had to submit at least 4 warranty claims, but to their credit, all warranty claims have been taken care of very promptly and professionally. The quality of work in the materials for the price I paid is what really upset us. Issues are notated and the lack of responsiveness to those issues is taking time pose closing. The exterior property like siding, caulking, painting was poorly done. I guess that’s what you get when you have guys working in 10 degree weather so the builder can close, get their money, and put out a poor product. During the homebuying process there was surprises that came up such as location of the home on the lot, the grade of the property, upgraded options I selected were not fully explained, etc. I tried it addressing this all the way to the top and the corporate level and they didn’t seem to care and told me to deal with it and there was nothing they can do. For a new townhome, the building quality is fine - not the best, but not the worst it could be. The main issues were the construction timeline and customer service - Pulte is all sales, no substance. They put on a great face, but when it comes to getting details about the construction timeline, where materials stand, where the inspections stand, they are just about the worst at communicating this information. Worse, they make you feel stupid for even asking. Our townhome took 16 months because of the collective incompetence of the sales and construction teams. Our closing date was pushed three times, leaving us to find temporary housing for two months. Pulte offered zero empathy or concessions to make up for their screw ups. In this pandemic, I would not recommend anyone purchase a new construction home (unless they have flexible housing options to stay in until moving) but I especially would not recommend purchasing with Pulte. Our experience with Pulte was great! We kept hearing from other homeowners that with all the supply chain issues, there was no way our house would be complete in the timeframe given to us but Pulte made it happen. Everyone from the sales team, our construction manager, and the onsite builders were wonderful to work with. We’re so thankful for their hard work on this home!

they try hard to please

Of the new home builders we compared, Pulte had the most flexible options to customize. Building during the pandemic caused supply chain issues for everyone, but we felt that Pulte worked hard to stay on schedule and make reasonable tradeoffs. They also managed their trade subcontractors well. The model office staff were absolutely amazing as a primary point of contact.

We are two months in, and still have no working master bathroom. The plumbing is leaking through the downstairs ceiling and Pulte advised us to not use the bathroom until they can come out later in the month. I think that says all. The slightly longer version is that we bought the home in a great area, which represents about 50% of the value of my house. It's just sad to see how cheaply Pulte has finished everything. Our "upgraded" kitchen cabinets look good, but are particle board worthy of a low-income-housing project. The stains in our carpet that would be replaced, are yet to be addressed. The electrical issues caused by the master bath room leak have likely burned out our front door bell. The house was delivered with a missing garage door opener (which was then explained for the first time to be an "upgrade"). Still, none of these issues are unfixable, so I'm sure 12 months from now I'm fine with it, but with minimal extra effort from the builder, this place could have been so much nicer. ... More
