There can be more value addition for the money paid for house. Builder should be having more professional staff for interior painting and trim works.

Make sure you double check all your sales options from the very beginning. Mistakes can be made and you have to live with them. Our construction manager was awesome and easy to work with. We had a contractor come into the house shortly after it was built to do some work for us and he commented on numerous things that were done very well in the house, which made us feel really good about the purchase as he didn’t have to say that. When you go to Pick your colors and materials for the house it is a three hour session, get as much information upfront as possible from the sales people so you know what you’re looking at before you get there. You’ll spend too much time searching through things you could’ve looked at prior to getting there. Pulte could have a better set up if they put things on their website and allowed you to click through them. All in all we feel the house is an excellent home and our experience was a decent one. There were bumps and sales people could have been better, but our Construction manager was awesome and we love the house. In the end, I think that is all that matters. ... More

Great customer service but very bad mortgage experience. Stay away from Pulte Mortgage.

The sales consultant, Lisa, and construction manager, Charles, are awesome and worked hard to ensure my process was smoith. I had a horrible experience with Pulte Mortgage and wouldn't recommend using them (although the incentive makes that difficult). The mortgage process is why I didn't give 5 stars. Lisa, Charles and the rest of the team deliver consistent 5 star customer service.

It took a while to get started but once we did the purchase part was fairly simple. We did have major concerns regarding our lot and the final look of it. Transparency was a huge issue. We were offended by someone from Pulte while trying to resolve the issue and ended up going to the city for help. Our sales contact was relocated after we bought and introduced us to her replacement. However, we had a single email from him and when we asked to meet he couldn't arrange a meeting as he too was moved! Our FM, Chris, was very easy to work with and cooperative. He helped us in every way he could throughout the build. He delivered a complete product as we expected at closing. We would certainly recommend him. AFTER closing we found a couple of things that were not right and not attributabke to our FM but rather to "PULTE design requirements". Our cafe light was not centered and we had to seal our own grout! We are senior citizens and did not expect to have to do this! We are very disappointed with the layout of the kitchen. It is a poor design and not what we expected or were shown by the design center. Because we have a corner lot, and paid an additional fee for it, we were told we would have some extra landscaping there but there is none. We don't really care about not having it but why were we told we would have it? Our mortgage contacts were excellent, helpful, always responsive and a pleasure to work with. We believe a buyer should walk the lot as it will be and it should not change without the buyer being made aware of it. Buyers should not be given a diagram of what their kitchen will look like and then, when it goes in, be told that the diagram really wasn't how it would look. As beautiful as our home is, (thanks to our FM) and given that we do have wonderful neighbors, it was a painful process to get through and we are not certain we would choose to buy again. We know things were held up due to pandemic and certainly understood that, but definitely feel these other concerns could have been avoided. ... More

Had to lock at a higher interest rate & was charged origination fees. Had a salesperson who took pics of progress since we were out of state. Helpful. Also called us bi-monthly to give us updates. Had a two month delay to close due to lack of builder supplies & appliances. Took 7 mos for a tiny home. A lousy lot...

We had major delays and the communication related to the delays and schedule were always a issue.

Home is Beautiful, Builder very attentive, Financing in Dallas Office wonderful helpful and attentive BUT, home financing office in Colorado never picked up their phones, took an act of Congress to get a response via email or phone! We started our Journey in July 2020 and didn’t close till March 2021! Our credit scores were 600’s-700’s, so experience may be different if you have 700 & Above.

Great quality homes but communication was few and far between. There were delays due to Covid which is understandable and out of anyone's hands. However, the communication around updates and delays was difficult and unclear which made the process frustrating

The builder was ok it’s the closing that was the problem. The underwriters for Pulte needs some fixing I thought we was trying to buy a home if I did know any better I thought the underwriting department was not trying to sell this home.

If we had to use Dayna, sales, again for anything we would not buy, build or even think of owning a home. Working with her was the worst experience for us. She continued to call my fiancé by my last name and Jose when that isn’t even his first name either. Matt, our builder, we would work with him on any home at any time. He was amazing and followed through every time and timely.

Working with Robb was great and he was very helpful throughout the whole building process. He took his time to explain everything to us along the way and was very responsive to questions and concerns. We love our new home. Our experience during the sales process was not good. Jessica was great and so was the salesperson we talked to from the Avon Lake community, but Tom was incredibly rude to us. We almost did not buy a Pulte home because of Tom, but decided to look past his horrible attitude because we wanted the quality of a Pulte home in Avon. While we were deciding if we wanted to buy we had a lot of questions as this was a huge financial decision for us, and he told us we were irritating him. He was sarcastic and short with us regularly and was not pleasant to work with. My guess is he didn’t think we were serious potential buyers, but regardless he was very rude. ... More

I think you have to monitor carefully along with field supervisor the quality of workmanship.

Visit the home as much as possible and stay on top of the Forman on how thing are going

The experience was ok overall, but the main detractor was the horrible mortgage process. Poor communication and a flood of last minute document request was extremely frustrating and made me want to abandon the sale altogether. I’ve since purchased another home two doors down and I am SERIOUSLY CONSIDERING WALKING AWAY FROM THE BUILD AND LOSING MY MONEY. The quality of materials is horrible. The pace of construction is slow. The craftsmanship is awful...and I MEAN AWFUL! It’s a home for my mother, and I wouldn’t live in it. They changed framers and it shows. The two story house going up next door has better materials and is being constructed quicker, cleaner, and with far better craftsmanship. I want someone from Pulte to call me and schedule a visit, because I am exploring ways to walk away from this project, at a substantial loss. I am beyond furious when I as a consumer have to walk into a house that’s being framed and tell a framer they put a wall where a door was supposed to be. Additionally, tell them the back patio door was installed in the garage. Headers missing, shoddy workmanship, inconsistent installation of moisture barrier, ceiling joists not installed, trash lumber inside the structure, supports still up because the framing has been halted or done half assed, mud and dirt all over the structure...and the list goes on. ... I had issues with the sales department. One person specifically- then they changed me and I was with someone great. The house quality is great but some small issues after closing. The responsiveness during the building process and after have been great.

Design center person is very helpful

This is our second new build we have purchased and while some of the features of the house are better than out first, there are details that are needs improvement. Visible dry wall tape that has been painted over in the owners room. Dry wall corners that is protruding/bent through the wall texture. The floor in the owners room excessively pops/shifts near the closet, the same closet door sticks. floor shifts/pops right in front of the balcony door. Messy caulking on the exterior of the balcony door. You can feel the subfloor surface is not entirely level when walking over certain areas. Finishing work on the cabinets in the bathrooms/kitchen messy or not done. Water damage on the baseboards in a bathroom. Some of these are not as big of a deal than others but quality in workmanship is the issue. Trustworthiness, so far so good. We got a third party inspection done and Pulte completed all of the findings. During our walk through we pointed out some details we did not like and they did their best to complete them. We had one service ticket submitted for the dishwasher and they were very quick to come out and resolve the issue. The dry wall corner that is bent through the dry wall texture is something that the builder said they will fix verbally on the day we got our keys but we yet to follow through in submitting the service ticket yet so we will see how they respond. ... Pulte has a good reputation to be a good home builder. After coming into the house there was a few worksmanship issues that I had to fix such as paint on the floor not cleaned up, lots of gaps in moulding that you will have caulk yourself. overall its a good company but I really wish they progress more into eco friendly material as closed cell foam instead of loose white fluff, more premium standard materials and maybe be have solar energy standard accross any community they build instead of have legislation forcing them too. Conclusion its a good buy for people on a budget.

I wanted to share some feedback regarding my experience after purchasing the home. Overall, while the materials used in the homes appear to be on the lower end, —especially for the lower models—but not a major concern for me. I know the builder is aware of this, and I do appreciate that there is a two-year warranty in place. Additionally, the responsiveness of the team when submitting service tickets has been very good, which I value. That said, from a pricing perspective, I do feel that my home was overvalued, and I would like to explain why. After I completed my purchase, I learned that another nearly identical home was offered with a $45,000 cash incentive, whereas I received only $20,000 and out of that 20k, 10k was used towards home value because it was listed for a higher price. I also heard that the other home was renovated to help facilitate its sale, while I was not provided with any similar upgrades or incentives, despite purchasing at a higher price point. I understand that market conditions change and that incentives can vary, and at this stage I realize there may not be much that can be done. I love my home, my overall experience was great had it not been for permit delays that were very unexpected and not well handled. Other than that, I have no complaints

Options were limited, would have liked to have seen more and more consistency with options. Supplies changed quickly and created anxiety having to change from first visit with designer from the next. Pulte insurance options were a joke, poor customer service, inaccurate and poor to no follow up when exploring this option

Our experience with Pulte has been okay overall. The home is not bad, but it’s also not what I would consider top-of-the-line. There have been several issues early on that took away from the “new build” experience. The biggest concern has been the HVAC. There is often an 8–10 degree temperature difference between the main floor and the second floor. The HVAC company has been out four times, and while adjustments have helped somewhat, the issue still isn’t fully resolved, which is disappointing in a brand-new home. We also had drywall tape peeling about a month after moving in, and the garage spring broke about six weeks into living here (now fixed). At closing, the home was quite dirty, and the electrical plan differed from what we were originally shown. While those items were eventually addressed, they created extra stress and inconvenience. Overall, the home feels solid and livable, but the quality and attention to detail have been average. It’s an okay build, not terrible, not exceptional. I just wish the HVAC issue had been resolved more effectively and that some of these early problems hadn’t happened so soon after moving in. ... More
