We had some issues with the sales folks. They were NOT up to date on the features. The big problem turned out to be the fireplace. It is more decorative than functional. I found a neighbor who has one took the plate glass off the front of his so heat could better enter the room. It melted some of the siding where the vent went out the rear of the house. Got to hot. I told the agent I loved gas fireplaces as they throw off a lot of heat. The sales person did not know about this failure in the fireplace. I would not have had one if I knew this about it.

Sales rep lied about warranty reporting window. Stated all warranty reporting windows are 1 year. Multiple items are 30 days or less to report. Construction manager stated several identified issues would be fixed before move it was complete. Items are still not complete 80 days after close. Construction manager did complete some items but is now refusing to respond for other major items (showers, scratches on windows, cabinets drawers not operating properly and a pop nail protruding through wood.) Construction errors. Bad quality in many aspects

There are many issues that are not been corrected for a month. Biggest problem is the exhaust pipe for the gas driyer. The driter reports a 95% blockage in it and can not function. You shoud visit the community and see it.

Impersonal Buying Experience

The Pulte rep, did not adhere to their word during the buying experience. We had three days to put it in a final offer, and to have that offer accepted, and see the home in person and then found out that we were getting under by another offer that the realtor was taking and we’re pressured into a new contingency contract to assure that we could get the home. The whole final closing day and buying closure experience was very impersonal with no faulty, representatives and no finality other than signing paperwork.

Three Top Notch Pulte Employees

Salvatore P, Michael W, and Nancy L were absolutely top notch. They were knowledgeable, helpful, and always responsive. They made the process smooth. 10/10 stars for each of them! Pulte Mortgage was an absolute nightmare for me to deal with. I give Pulte Mortgage 0/10 stars. I will never recommend Pulte Mortgage to anyone. At two points in time I considered walking away from the purchase due to Pulte Mortgage. Salvatore P saved the deal both times. We love our new home and the Vale community! However, the buying process was somewhat undignified from what we would have expected from a large, well established home builder such as Pulte. Bottom line: promises were not kept. If they promise that any of the furniture comes with the home, we strongly suggest that you ask them to put it in writing. Maybe my expectations were too high, but we were disappointed in the outcome. The driveway is so short our cars don’t even fit. Still construction mud caked on our back porch. INHO Pulte is producing homes too quickly and it’s a rushed job.

Not what I expected at this price point.

PULTE aims to provide a caring environment throughout all stages of the home buying experience, from pre-sale to close. However, where they fall short is in quality and accountability of the trades. At this price point I would have expected higher QUALITY. It appeared to me their goal was to deliver a "Defect Free Home" on time and on budget. Expect to be their QUALITY inspector on all phases of work if you want close to what you paid for. Truthfully, all concerns identified have been addressed so far.

Don’t rush, trust your instincts

Ultimately, it is a good location - in a newly forming development right near Ft Meade. The layout is pure open concept, and pretty useful. Some areas to be aware of: First, be diligent in the QA/QC process before accepting the new home. There are lots of areas that will show hurried work (it happens). Second, Pulte mortgage is a pretty invasive process - and then you get moved to a new mortgage holder (finance company) before the first payment. Just know those things going in, and make the best decisions for you. Good luck.

Our experience with the sales and construction groups was outstanding. Our sales associate was extremely helpful during the buying process. The construction process was amazing as they stayed on schedule, kept us well informed and were quick to answer all of our questions. The reason for the average scores is finance. They were hard to communicate with and didn't listen to our questions or concerns. This lack of listening has even followed us post sale. Very disappointing.

Pretty good experience, a lot of things Pulte can work on like transparency during purchase, double checking everything paid for is installed, quality of materials, higher quality contract workers/builders, not trashing home with food drinks while building. They have fixed some complaints. Overall my children and I are happy.

first the quality of paint is very bad , with small accidental touch hit any dry wall a patch of paint falls on the ground the closets fittings are too weak , the allginments are not straight the location is good , regarding the quality need to work, the flooring wood is not sticked well , few of the them hallow

the project manager was okay. with the respond during the construction process but the contractor or sudcontractors where messi. not good on the final touches (drywall, paint, roof tile, and the master bathroom the lights flacker when the ac turns on. (electrician have to come and check)

Building Experiance has room for improvement

The building experience was over all satisfactory. The most challenging issue was the outside landscaping, particularly the sod placement. It took 6 weeks after closing to get sod laid. Problem seemed to be the supplier did not have irrigation and could not provide a quality product. We are still battling getting the green space next to our home cleaned up and grass seed planted by the HOA. Weeds and bare spots still linger. The performance of the service department was the best part of the process. We’ve had positive response to issues after we moved in and found various flaws.

Nottingham Trace - Mixed experience

Our experience with Pulte in Nottingham Trace was mixed. The home turned out ok but we had to keep reminding them of issues. It was a couple of weeks late which we were able to work around. We were given dates for some things that then never happened when they said. Took over 8 weeks after we closed and moved in to get the yard cleaned up and sod down. Overall the quality could be better for as much as we paid.

Decent experience. Personally I expect better for the price paid. The workmanship is pretty good. Overall, I would recommend Pulte, but make absolutely certain they are aware of your expectations… It might do some good.

Loan process

The loan processors Abiel and Conor were horrible! They never responded to emails nor pick up calls. They made it sound like, we wouldnt be able to get a loan. They only started being nice after l contacted another loan company. This was the most stressful moment of the whole process!

Quality and workmanship

When it comes to paint, tile work and concrete, quality and craftsmanship is subpar. Tile grout issues and uneven tile placement. Paint is blotchy. Concrete has bucket imprints or areas that are cracked or not finished smoothly. Double check all your windows and sliding doors for ease of opening and closing as well as leaks. Project Manager was very responsive and corrected issues as best as he could.

The builders know they have you at a disadvantage and operate as such. Work could be done quicker and with more quality. Paul the superintendent did a great job but I know his hands are tied. He does his best but is limited by the trades. Pulte and every other builder need to band together and make the trades do better work. Work took way too long. From frame to completion took 5 months. Way too long. And then at the end work was rushed and I do not believe we were given a house worthy of $680k. Feet were dragged and then we had to wait for the house to be cleaned (not very ...

Horrible follow up

we moved into our home in July and have been fighting about the grass being totally dead and a broken sprinkler head since closing. Empty promises of getting the problems fixed no returned calls or texts or emails no follow up and empty promises of having it fixed. Horrible experience. The house itself is great but now I have a 500k house with a dead lawn

My new Pulte Home is a lemon... :(

slab floor is uneven, walls/floor moulding/trims are bowed, paint droplets on bathroom sinks/fixtures and door fixtures, new bathroom mirror have scratches, interior caulkings are not smooth and who knows what else i will eventually find later on... quality of workmanship leave much to be desired. i feel like job sequences were not followed (ie, complete paint job first before installing fixtures) and interior door and main bathroom surround installers didn't report any defects/discrepancies to manager/quality personnel. But i appreciate the fact that they are trying to rectify these issues ...
