Compare to few years ago Pulte build quality is not that good. Have seen few issues during the build and post building.

Pulte is a good builder this is our 3rd home with them the financing and all the paperwork Pulte makes everything easy no hassle. The quality was good also everything very modern. As for warranty department don’t sign the approval of the home until everything is actually repaired they lack initiative. But overall we are pleased with the home.

We love our home. Our concerns along the way were not always received how we would have liked from the sales agent. We caught errors in the building process, that created delays. We were surprised by the lack of upgrades at this price point.

The sales staff were wonderful and extremely helpful Our site manage who did a system walkthrough was very helpful as well (Wayne) I only have a few issues. The entire house has soft close drawers, except for some reason in the primary bathroom. The cabinet doors are soft close but the drawers are not. The other issue I have is measurements. The rafter joists are inconsistently spaced (at least in the garage so I couldn't hang storage bins, poor craftsmanship there.) Those things aside, we love the house and the neighborhood.

I did not purchase from the beginning, therefore my home was already designed and in the building process before I began. Overall the floorplan and location were great, the initial contacts for purchase were amazing. Construction and Financing individuals made the appropriate statements as questions were asked to help along the process. Financing became tedious the closer we got to closing and ended up pushing back my closing date, which in conversations with neighbors, seemed to be a pattern. The process was ok. Some deceptive initial sales tactics. Adding in random lot prices that fluctuate. Not adding radon remediation when it’s obvious that the ground had potential radon - being an old farm. Our construction mgr Dan was great. Honest. Trustworthy. At closing we had several issues which are still not remedied two mos later. One was our backyard not draining properly- yet our neighbors had an entire work crew adding dirt and seed the same day they moved in. I have asked for an update and heard nothing. And now it is too late for grass to grow.

We had a mixed experience building with Pulte. On the positive side, the neighborhood is great, the houses look nice, and the people we worked with (shout out to Jake, Ricky, and Leo!) were fantastic. Pulte's process is organized and they keep you in the loop, which we appreciated. A big piece of advice: hire your own inspector for the pre-drywall walk-through. We only hired one for the final inspection, and he found enough problems to make us feel like the job was rushed at the end. It leaves you wondering what might be hidden behind the walls. I love my home and the managers and supervisors that worked on our home were great. We are however disappointed in how the irrigation system was laid. We were told no irrigation in our backyard (we are getting a pool) only driplines but to our surprise the entire irrigation lines run through our yard to the front!!! Additionally, we are not happy with the management company they chose for the HOA. They have a waiting period of at least 45 days!!!! Most vendor quotes are only good for 30 days.
