I didn't realize that when you buy a spec home, you are not allowed to change the color of the paint on walls from their designers choices! Very frustrating. The house was even painted inside yet and they absolutely refused to change the color from the designers choice to just regular white.!!

Buying experience is subpar, quality is average

My buying experience was not good, the entire process was extreme obscure, with unprepared people, and many disconnections. The building quality is average, the electrical installations are really bad, and the amount of issues with equipment is bothersome. I’ll definitely either avoid Pulte or be more strict on my next purchase.

Difficult to remove or change unwanted items .

Make sure the home has everything you want because it will be difficult to change once you commit. Once the home is built and you move in, having issues addressed can be tedious. The Pulte personnel at the site are pleasant to deal with but seem to be handicapped by company policy.. Dealing with Pulte Mortgage was nerve racking and was not a pleasant experience at all. The interest rate was fantastic, but the personnel in Colorado were exasperating.

Proper system in place but workmanship not of good quality

My overall experience of buying the house was fine. Proper system seemed to be in place during and after the buying. However, workmanship quality seems questionable. We are finding issues making it look like the work was rushed. Things like power outlet in the basement to move drainage up from the basement look like an after thought. Drainage in the backyard is very poor leaving backyard wet and muddy even during a hot summer day.

Nice houses - lacking bells and whistles and a bit sketchy about pricing

Pulte houses are nice but lacking in the extras where other less expensive builders succeed. Many people Ive talked to agree the pricing practice is a bit sketchy. Pulte will indicate the house is a specific interest rate but they bought down the rate for you with the "incentives" you are supposed to get. Another common issue is when the buyer puts in a bid and Pulte accepts the price only to find out they again used your "incentive" money towards it. Additionally, they don't cover closing costs as other builders in this price range do.

The sales team Vickey was great, she helped us from the first time we walked in and she answered all the questions and concerns we had, 5 starts for her. Construction manager Carson was great as well. He knew his stuff and very detailed explaining all the house features. 5 starts for him Lending department, pulte mortgage was the worse. They kept asking for documents that I already sent, weeks went by without any response, it was 7 days before my closing and they yet had us qualify for the loan. It put us on a bad spot specially since we were moving from another state. I cost us thousands ...

Experience with builder met expectations

We knew what we were looking for so the the contract process went well. The sales office and builder performed well. Two problems existed with the experience. 1) Financing through Pulte Mortgage was extremely frustrating. Also, the extra financing incentives offered proved more costly than beneficial. 2) An after closing upgrade we agreed to pay for, out of pocket, did not occur after many calls to the contractor and reaching out to the sales office for assistance with the outstanding matter.

As first-time home builders, our experience was mixed.

While the sales and design phases went smoothly, we were disappointed with the construction process. Although we were assigned a construction manager, it quickly became clear that we needed to be our own advocates throughout the build. On our own initiative, we discovered that plumbing for a second shower head in the master bath was missed. Additionally, the wrong paint color was used throughout the home, requiring a complete repaint. We also identified cracked roof trusses that needed to be addressed. Need to improve communication with buyer

Keeping good communicated with buyer is important and closing process is not as clear as it is supposed. Building process is rushed. The buyer has to remind the builder several times to fix the problems and not all concerned issues are repaired timely. During mortgage application process and mortgage transfer process, buyer has to call several times, leave voicemails to find the right person and get updated information. Need improvement.

Overall, it feels like corners were cut throughout the construction process. Attention to detail appears to have been lacking in framing, stucco, sealing, plumbing, and electrical work. I can’t even remember how many times I’ve put in for service request and I’ve only been in for two months. My Tesla battery nearly exploded. The whole neighborhood is going to have to replace their batteries because of the wiring issues.

Hard to know what you are paying for, questionable quality

Very hard to know what you are getting for your money, little flexible in design and build. Yard quality very poor. Some subs did subpar work.

Poor quality in designin the yard and finishing details

Beware of the details such as finishing windows, Drywall’s painting, floor, uneven floors, etc. The yardwork, sloppy, holes, missing plants, etc.

Great sales, Bad design team. Ok construction

The sales department was fabulous. Especially Jenny. The design team needs a complete overhaul. Not enough time to select what you want. They were not knowledgeable and they were extremely misleading. We did not get things they said we would like Slow close drawers in the cabinets. We paid for them but never got them. And the construction team said that wasn’t an option. It was too late to change anything. Sean’s on the woodwork in the cabinets are very visible, used bad paint all throughout the house. We have been in the house 5 weeks and our front door has had to be “repaired” twice already ...

I would tell buyers to hold off on completing evaluations until after living in home for a few weeks. My issues were dismissed or deflected after title transfer.

Framing isn't square, and the finish work isn't great. Do not believe that you will get a complete landscaped yard unless you're willing to accept all weeds in the back and standing water. Without a landscape warranty, they will simply shrug off the poor landscape job, resulting in the new homeowner having to pay thousands of dollars to correct the backyard.

Overall the experience was not what we expected. The home took 3 months to start after we signed the contract. It turned out that Pulte didn’t even own the lot and work had to wait until they finalized the purchase of the land. In the end they delivered late by 5 weeks. So many items that we spotted on the final walkthrough should have been picked up during the build process by the construction managers.

More and more issues with house

The house has more issues than what I expected, it seems like there is not much attention to the little details . The finish on the walls is bad. I have several issues that we keep finding issues that could have been avoided if there was a quality control. I been in the house for 3 month and still haven’t fix one off the main issue that was point out when we inspected it the house which it was the main so sewer line. Also landscaping is bad.

Review for our home with pulte

Overall we are happy with the home. However, the more time we spend on our home, the more realize that the builder materials and workmanship isn't exactly as we expected. Paint is basic and cheap. Landscaping have issues that they don't agree to fix in full. We are starting to notice concrete issues as well that they want to patch up but to me it seems it's just covering bigger issues with the concrete.
