Shortcuts, cheap materials, poor craftsmanship. Flashing not appropriate size , still waiting to have it replaced and moved in 3 months ago. A/C- poor balance ventilation even after A/C company came to “balance” it. My shower leaks water, so need to get caulking. Some doors don’t latch or handles get stuck. The list goes on..

In my opinion we had way to many issues. Issues included, insulation, cement, electrical, communication, and follow through on request requests.

The garage door is way too loud and obnoxious when opening/closing. The fact that it sounds and feels like a mini earthquake from the primary bedroom is crazy.

Bad Experience with Sale Agent

Bad experience with Sale Agent. Felt I was judged from the beginning. Sales agent did not mentioned all of the possible options. She decided that I could not afford the house. Sales agent was pushy in making me choose Pulte Mortgage. She did not explained all in details. For a first time buyer, there is so many choices and decisions to make. The Sale Agent should always give complete explanation, description or options of what is part of the house. Had a different experience with the Construction Manager. He was very helpful and understanding and listened to my concerned if I had any.

There are several issues found a month after move in. a. The head/air doesnt blow to the two bedrooms farther away from the Furnace. Did Pulte test air flow out of the vents. I am confident anemometer was never used. Now running through Pulte hoops to get someone to look. Understand all my neighbours are having similar issues. b. The water pressure in shower and several taps is not adequate. Pulte sent a plumber, who cleaned up something here and there. They dont measure preassue or flow. c. Buying a home is overwhelming what more if it’s a new construction. The realtor who assisted us was very helpful. She didn’t mentioned that the price of the lot went up from the first consultation to the time that we signed up which is a week apart. Just a week!!! I tried to appeal but to no avail. They just made more money out of me. The house is just okay. It seems that they rushed the construction. It took them less than 5 months to build on a winter time. The layout is nice, and the kitchen countertops and floor throughout are nice. The people I've worked with are also nice. But I think that's where the positives end. The process from start to finish was very poorly communicated. The closing was extremely rushed and I'm not sure that's a good thing for a half a million property. 2 months in, I still haven't received things I was promised at closing, or things I paid for that were not included in the home. There are some great things that I consider selling points, and some disappointments. On the negative side: Window openings are not square which made blind placement a challenge, and I really hate not having better access to my front door. Receiving delivery is a challenge. Hoping that will change soon with a walkway from Kimberly Ridge road. I like the walk in shower, stove, natural gas, and general use of space. If I had it to do all over, I think that I would be happier choosing another option, but I didn’t want to over invest in what may be a bubble.

I am torn with this review. We had a horrible experience with the sales agent, Johanna. The entire process was extremely stressful. She was unprofessional and often times unresponsive. Once the contract was signed, we were lucky to even get a response. We were out of state buyers and came to FL to select our lot and home. Signed the contact and flew back home only to find out 1 month later that the lot we picked did not fit our home. Why did she not look at that prior to us signing??? Generally speaking the house appears built to industry standards. Have not seen any of the City's building inspection reports so cannot say with any great certainty. However, preventing us from fully moving in, is inadequate final cleaning of the floors and damage cupboards that have not been rectified to date. Both, Pulte knew of after the first walk through. The tile surface is marred by an adhesive and the shelving in the cupboards were damaged during shipping and were still installed. The home-buying process was average overall. While the transaction went through, there were several cleanup issues that required more attention. There are nails sticking out under the bar that need to removed immediately. The gate was falling down after a few days of moving in. We still need the directions on how to set up the thermostat to our phones. We wouldnt recd Pulte as a builder. Numerous things had to be redone before move in due to shoddy workmanship first time or two. Wrong replacement door sent 2x. Still waiting on replacement. Pulte-provided refrig missing shelf we've ssked for 5x. Poor floor plan wastes a lot of space ( have the architects ever lived in a house?). Upon moving in, we had outlets without power. Within one month after moving in, the air conditioner stopped working and needed parts replaced. The online service portal where service requests are made has a slow response time so I just ended up calling customer care to escalate these repairs. The customer care personnel is pleasant and helpful.
