We chose Pulte sue to their reputation of high quality construction and building practices. In that regard l, they lived up to my expectations. Our construction manager, Matt Wallace, was the best we could hope for. He was knowledgeable, available, and fought to make sure we got the home of our dreams. The issues arose around the financial aspect of the sale. Pulte ordered an appraisal 3 months prior to completion, before doors, flooring or countertops were installed, yet the appraiser valued the home exactly at list price - to the dollar! Door handles came off for several doors within few days itself , several doors don’t shut fully unless pushed manually.

Dennis, the sale person did not do good job. Although, I have requested the closing date to be before the September 15th. I communicated with him via email, text but the closing date was set as 9/18. I was very unhappy how Dennis and his boss(Susie) handled the issue.

Lack of training for consultants that are selling the homes. Post build cleaning is not adequate for move in. Dusty , countertops dirty and windows dirty. Company pushes for a 10/10 in order to close on home. Comes back to fix or correct things afterwards.

Luckily we had a great supervisor that listened to all of our asks, but the work that came never fulfilled our level of quality we were expecting. Everything seemed extremely rushed all the way to closing. In the end we do have a beautiful home that I’m sure most people visiting will not notice the imperfections. I however will notice them until I can go back and fix them. Just not what I was hoping for on a house over $1M.

We are having issues from the day signing the contract as not much information shared on lot grading. We have to dig in and research rather depend on pulte. And also they gave outdated appliances which is not worth for the price.

Pulte builds a good home but they rigidly control their building techniques and do not look favorably upon changes. It’s, “The Pulte Way” or no way. I was surprised by this.

Quality seems ok but issues take weeks to resolve. During the build hard to get a response as well. Home was overpriced based on the quality but we knew that would be the case for the area but still would prefer standard items just be included in the price vs charging triple for options

My overall buying experience was great. Brigitte from the Sales Office was very helpful and responsive. Bobby the Construction Manager was also great and helpful. However, the Mortgage team was not as pleasant in dealing with, particularly the loan processor. I was reminded about the need to show a lease agreement for my other property two days before closing, which created a lot of stress to find a renter on short notice. For a brand new home I expected very little issue to see like small cracks. But there are so many issues that show there was no pride nor quality from electrical, installation of cabinets, to painting. Walls have holes made by a drill bit, scraping during installation in walls, base boards not painted, I can feel nails and bumps on my feet when walking bare foot on carpet. Overall the process was relatively smooth. The buying process, and closing went smoothly. The close date pushed quite a few times and there was a miscommunication on when the house would actually be ready. Pulte homes is good but pulte mortgage is bad

For the most part, the experience was pretty good but there are some issues that were glaring and really has made it hard to give pulte a good rating. I’ll start with the good and move to the bad. Construction team do not maintian quality of work

They try to finish the work as fast as they can and close the house. After framing is completed, they give all of the remaining work to contracting companies. And they finsih their work with poor quality and the finishing look of the work do not look good and fine. The problem is they either donot have control over the contractors or they are lazy to properly coordinate with them. In the end, the construction team overshadows the issues and try to convince you that the item/product/structure itself look like this and there is no scope for improvement.

Be watchful that items selected at design phase translate to a change order. If it’s not put on the change order it is not installed!! I trusted the process (between design and sales) as never built a house before and found that under cabinet lighting was selected in design but sales never put on change order so not installed. Both the salesman and the Engineer did a fine job but Pulte Management sold me a property and is now trying to take a portion of this land. Not only I paid for the lot, they want me to take on liability for a section of this property to be used for the benfit of the community.

Ask for the most recent HOA Bylaws and rules regarding Architectural Changes prior to making purchase. Inquire as to what the common charges cover and the amenities included, i.e. number of pools, tennis courts, playgrounds, etc. and the ratio compared to the number of homeowners in the community.
