I love the area, and I love my house but the finishing is not at my expectations especially the price we paid. Closing was bad. Document was not ready because the salesperson Daniel had an error on our doc which we called them and he was not happy with our call on his day off. Also wiring the money didn't get the instructions until tell last minute…. Was very stressful

Had no luck whatsoever with the Construction Manager. As far as the house goes - pain dealing with Developer Controlled Architectural Committee for simple approval. Paid extra for a tiled shower and Pulte didn't even include a soap/shampoo alcove.

Overall it was a bad experience. The quality of workmanship is not up to the mark as I see several issues including the hot water which was not coming after I moved in and later found out that the coils are completely burnt out. How come this is possible for a new house and I strongly believe that it is a sheer negligence. They must have run the heater without water. The pre drywall and final inspection revealed some issues and not all of them fixed. The process was very stressful from having to deal with Pulte Mortgage to the details of construction. I feel exhausted having to explain the stress we went through. It was not a good experience until the last day when we finally closed on the house 11.5 months after going under contract. Finished product is liveable, but not what we expected for the price. Selections were VERY limited. Communication with the construction crew was limited and at times nonresponsive. Post-closing communication has been much better - seems like the builder is very anxious to deliver what was promised.

Construction manager communication was awesome and prompt response. Expected more from the community and base on the price tag of the houses they can do better on the gardens and the entire community look. Big mistake not having a community pool and club house, high price tag houses that doesn’t reflect their value, looks like another regular group of houses

The overall home building / buying experience was not what we expected. Our construction manager Aaron was great he delivered a complete home ready to move in with all the systems working and everything done to standard. I felt he supervised the construction of the home as it was his. He kept us informed every step of the way and was a great asset in this process. Our sales consultant was awesome. We went through multiple construction managers in our time building our home and it seems to really make a difference in the quality. One manager was more than happy to make sure the home was to our liking while the other provided resistance on almost every request we made. Things that you'd assume were standard.

Pulte Homes should provide high-quality wood for the backyard fence, as the current wood used is very low and cheap in quality. Additionally, pre-plumbing requests should be addressed before construction begins, as it will be difficult to set up an outdoor kitchen later on. It is also important to include a cloth rack or shoe rack in the owner's suite closet during construction. Premium Build, Far From Luxury, Poor Communicators

Pulte offers some unique upgrades not available by builders like Lennar. There are some things that seem odd to not be able to upgrade. Interior doors are about as cheap as they come with no option to upgrade to a nice solid core door (we would pay). No option for interior wall insulation to dampen noise from room to room (we would pay). No option to upgrade the LVP flooring to a thicker plank (4.5mm was the only option - again, we would pay). I am unable to sit on my deck most nights because the stench from the septic system is overwhelming. It is disgusting and Pulte needs to fix it once and for all. Whatever temporary fixes they have tried are not working. It also makes it difficult to take a walk around the property. I find some of the workmanship to be below what I expected. Jay was a great salesperson. We wanted a home in the Haven series, but no lots were available for them anymore. We ended up getting the Caden from the Ember series. Andy was okay as a construction manager. He started off strong by emailing us at the beginning of the building process, but then he ceased to email us weekly or biweekly with pictures of the updated construction. Overall, house is great. The house has minor issues we have to fix ourselves like tightening bathtub faucets, paint that was missed. Bigger items were fixed via warranty. communication was clear for things that were progressing but issues that arose were not communicated unless you hassled them. When you invest a large amount of money into a house, you’d expect it to be flawless to which it was not.

While working through the loan process it was difficult connecting with some of the processors. Mike Ho was an excellent person to work with and responded quickly and was very influential for us making decisions. We were disappointed after picking our plan to hear that certain things we were assured wouldn’t get to be done (sliding barn doors for downstairs room rather than French doors). Room for improvement - terrible landscaping in backyard

Overall, home buying experience was not terrible. But unfortunately it’s the really bad parts that sticks out. Pulte was not responsive to any requests made after home inspection. They left backyard landscaping in very poor condition with big black tubes sticking out of my yard and area around tubes with no grass just dirt/mud (very poor eye sight). And when asked if they could bury it underground and out to very close (less than 10 ft) nearby creek/ditch, they told me I could pay someone to get it done on my own… they left some circle stickers on some areas that they needed to brush paint on ...

Leo was our construction manager and he was fantastic during the whole building experience. Adrienne was our sales person and she was also of great help and an amazing resource. The process was really smooth however, there are many things that I wish the builder would really focus on..the small things. Many of the interior walls are not straight and there are areas on the exterior walls that are not smooth and flaws. That being said, when I notice items that need to be corrected, I can always contact the construction manager, and these things will be taken care of.
