First time building with Pulte Homes. It was a very long process with many bumps and delays along the way. Be prepared for a long wait with limited information along the way. Make sure you ask a lot of questions from the sales team and get it in writing. We were not made aware of several options available with our model and they do not allow any changes once you sign the contract. First of all, I am happy with working with Jennifer and Ali when an issue occurs. Both of them are really helpful and responsive. But the problem is that the issues are too much. Since closing, don't want to mention the small stuff, I have had basement concrete leaking, A/C unit vibration, tub leaking, floor squeak, stone falling from the fireplace; and most ridiculous, they forgot to do the ductwork for the vent (it was blowing to my basement directly). I love the home, but the purchase and move-in was torture. Many things were a problem. It's been a month and most are fixed but some are still pending. Even so, I hear that other builders are worse. So, in comparison they might still be one of the top builders.

Good home, and Great support from the financial team specially Wendy Hendrick, however no response from the warranty team since closing two months ago. There are 5 issues identified during the closing on March 22nd and there is no commitment or timing from the warranty team to close issues agreed during closing.

My wife and I were very excited to build our first home in AZ. We had only lived in AZ for about 1 year prior to contracting to build. First of all the initial experience is pretty painless. A lot of decisions to make immediately for your build but all in all pretty easy. The upgrades are extremely expensive for what you get. Overall everything is fine. We love the house plan but a lot of things were missed on the house that we had to go back and address. Towel racks not level, holes in flooring under the carpet, sloppy drywall and painting, stairs creak when you walk on them, shower rods don't fit properly, kitchen cabinet missing a knob, a circuit in the kitchen had a short that was tripping the breaker....and on and on. I've been trying to get a couple settlement holes in my yard for two months now. I had a weather letter at closing for them to finish the final grade of my yard after closing. Very disappointed but not really surprised.

My experience was good in terms of home buying, and but since we closed, we have been identifying the issues pretty much in a lot of things, which made me lose trust on how the builder has handled the construction, and why within just first 3 months we've been experiencing all these issues.. I would recommend exercising caution if anyone is buying from them.. but to their credit, so far the responsiveness has been great, and they are resolving issues (although there shouldn't have been any in the first place)

While the house is nice, the lack of the multiple construction groups do now watch what they are doing. Ensure you have set up an inspection of the home. We did and received 80 pages of discrepancies that need to be fixed or repair. While I can understand the missed paint area, I can not fathom why the team would install roof trusses that are split or have broken connectors, why they install the drawers in the shelving backwards so they could not slide out, stone that is obviously cracked or split in pieces and tile that is not properly installed that will crack when pressure is put on ...

I have good experience with Pulte. But where they can do better quality checks than waiting for customer to provide feedback. I seen many mid range builders like Pulte have these issues but when I check other builders for example highland homes, first Texas and Taylor Morrison they don’t have these issues.

When first looking at the home, I liked it. The salesperson was very helpful and answered all questions. The process of buying the home had some hiccups but were taken care of in a timely manner. However, one of the major factors that influenced my decision to purchase the townhome was that the HOA covered the structural insurance on the home (I needed insurance only on contents). One coat of paint on all of the walls is hardly even the minimum and several spots were completely missed, leaving bare drywall. One supply duct per room and the zoned system not being fully realized is unfortunate to see as I am a DDC specialist. Over all a poor experience. It started with the sales consultant who is less than forthcoming in regards to the contract we got to point where we were going over everything and she said I’ll just email the rest. The Build quality is good but the overall responsiveness to the issues is poor. Many issues that were highlighted during the pre closing and build stage were fnot foxed and the frequent cleaning of the hoise was not done.There is a lot to improve on communication from sales, build teams.

Every single person is a model of friendliness and warmth. That said, several errors on their end led to missing or inaccurate customization builds. Very disappointing to walk into your new home and find that something isn’t what you selected. Also, I was given a lengthy sheet of structural options just 24 hours before final selections were due because the sales agent just forgot to share it with me over the two months I had already been working with her. Seems like these simple issues could be solved with tighter processes for people in these sales roles.

Overall build quality is good but some of the things were not meeting expectations in terms of Quality and value for the price paid. 1. Garage door is not opening properly due to misaligned sensors. When contacted Pulte they refused to help stating contact LiftMaster or SmartHome people but actually issue with Garage door frame and the way it is installed and sensors. 2. Lot of cosmatic mistakes -- like the wall finishes are not done properly. Base Boards are not done properly. The wall or the dry wall is uneven. Plumbing is not good. Outside grading is not good.

Pulte built a structurally sound home. Buying process was painful. Design Center was a great experience. Quality of workmanship was mixed (example; floor and tile work were great, Paint and finish carpentry not so great). Overall, a builder's grade quality home. Optional design choices offered are very overpriced. Staff is responsive to issue resolution.
