We thought Pulte homes are highest quality and workmanship but after moving we are disappointed with the way construction happend. It seems like rushed construction made distortions, defects. we are raising warranty tickets to correct them. Also we bought this home just for school purpose but school zone changed next day of our move in. So please tell customers likelyhood of changing school zone

VERY BAD EXPERIENCE WITH PULTE CONSTRUCTION.

We expected the Fire Place to be in the wall NOT IN THE CORNER. No one told me that it would be in the corner and no one told me that I would lose one window and it would shorten the space in the gathering room. Second FAULTY LAYOUT with one light outside the garage door hiding behind the Pole. No one offered to have wash sink in the Laundry Room which is very important to have it. Most of work seems to be to finish the construction this way or that way and take my money and run away. Very bad experience.

water leaking was reported one month after closing

I had good communication with Pulte home sales person through the whole home purchase process with no issue. But Polk County representative reported water leaking on this property just one month after closing. our PM reached out to Pulte home immediately, and they fixed it on the same day of reporting. I appreciate Pulte home's quick response. But this is brand new house, it makes me wondering the quality of the builder for this house.

We had personality issues Pulte Mortgage and had to surrender the closing cost incentive to get outside financing. When we attempted to speak to a manager about the issues with our loan counselor we never heard back from the manager but we did get a nasty call from the loan officer. Also, we have several warranty issues to claim but there most egregious and frustrating we didn’t notice on the walk through with the lights on. Poor service from Pulte realtor and title company

I do love my new Pulte home however, there are some areas of workmanship that are not top-notch. Also, the Pulte title company made commitments that they did not live up to, and blamed me for not reviewing documents closely and refused to fix their errors. The realtor from Pulte was also very rude about these concerns. Recommend Pulte homes, but I would not use their title company and I would make sure that you have your own realtor.

Not very impressed with the actual build. I expected a new home to be near perfect but there are many imperfections we have found living in the home for a month. Things you don’t really catch during walk-through. The home buying experience wasn’t that wonderful either and we felt extremely pressured to close in 2023, literally a few days prior to the new year. The communication was also extremely poor. Our real estate agent did most of the outreach for updates, otherwise we did not hear much through the process.

I wish that Pulte would make the walls thicker/use concrete at least on the base. For such a nice townhome it is unfortunate to hear all of our neighbors so clearly. I loved working with Travis, the construction manager. He has been fantastic. The financing group was horrible. They were very reactive and I had to chase them for every question. There was no one there to check in and help us through the process.

There are a number of things that were not done correctly and still have not been addressed over a month later including a gas leak under our cook top, electrical, a garage door that wasn't painted the right color, sub-par cleaning the day of our closing (we could not hold up closing because we needed to get in), etc.

As the title suggests, the entire process has been what I would consider middle of the road. It started out great with the sales team. The did an excellent job explaining things and making suggestions. The design team was also very good. I started having problems with the Pulte finance team. They will offer you money towards closing, this is the only reason to use them. I did not find their rate competitive, they gave bad advice, and were not particularly responsive at times. I will provide both the good and bad experiences I've had with purchasing a townhome built by Pulte Homes. Good: The communication after the contract signing and during the construction of the unit was good. I was given progress reports regularly. Another good thing was the closing process. That went smoothly. Bad: Closing was 5 months after the contract stated estimated closing date. this was supposed to be a happy moment for me, but instead, it was a nightmare. they forced my hand into closing before the end of the year or else they were going to take all of my incentives. It’s not my fault that you guys had a cyber attack two days before closing. Jay, the builder of the home is amazing. He responds quick comes over sees the problem and get it corrected. ericka was terrible. No communication told me things that weren’t true and just all around. Not a great job.

HOA invoice vs Closing settlement statement

So far the construction of the house no problems, but at closing on Dec 22, 2023, I was charge for a survey which there has not been any type of survey activity since the contract was signed. The closing statement states I paid the HOA fees for balance of 2023 and the next annual, the HOA invoice I received 2 weeks after closing states I owe first half of 2024 HOA fees and the fees I paid at closing for the next Annual HOA fees have been applied to a Capital Contribution, which the contract I signed did not show an amount for the Capital Contribution, it was blank, but the contract also ...

We like our new home now that we are finally in it, 5 months later than planned. There was an issue digging a basement on our original lot, and we had to move lots and start the whole process over again. The issue was really on the developer who didn’t disclose the gravel issue to Pulte, but it still cost us over $50K in the selling price of our previous home due to the market going down over the 5 month delay.

You really need to slow down the building process and look more to the details more accurately. There are a lot of loose ends and repairs on going for this home. The warranty department process is not very efficient. The warranty issues are taking way too long to get resolved. The repair guys are a joke!

Not wnough communication and after 45 days we are seeing many subpar efforts on the details. Caulking is cracking light fixtures are wired incorrectly, drawers dont close properly and air vents are clearly crooked. The attention to detail is just not there

Overall I’m happy with the house but for sure the quality didn’t worth what I paid . After I move in for the first week , there is Squeak from the floor of the master bedroom , which is very annoying , the paint quality is bad . My project manager bob uphouse is very great and helpful .

The contractors and subs used to build $1.5 mil and up homes are the same that build the $400K homes. there is no attention to detail for spending this high price tag. It's very frustrating working with warranty and construction mgrs. after closing as they are not interested anymore in getting the small items not handled before closing completed. We are 9 weeks from closing and still have NO working refrigerator. We've had 2 and both stop cooling within 2 days of being installed.
