We feel that some SOD is dead but keeping getting told that “it will come back” so we shall see

Overall the project manager does his best to resolve building issues and he is very responsive to our concerns. The subcontractors need more attention to resolve and detail.

Overall is okey better than other construction companies but still have issues and companies make shortcuts on materials/process but that's everywhere.

The use of a plastic raceway attached to the wood with only one screw does not meet the standards I was taught. Especially with an open attic above it. Outlet Abs switch locations leave much to be desired. Landscaping is the biggest fail. No planting diagram is provided, but the irrigation system is a total fail. The controller supposedly is WiFi enabled but doesn’t work. Sprinklers are buried too deep or at angles. The sprinklers themselves use a special tool that isn’t provided ($0.40 cost in bulk) and worst, no education on how to maintain the sprinklers is offered

The sales experience was great. Initially, we enjoyed meeting with our design consultant but since we have moved in we realized she should have provided us more information. Specifically regarding our flooring options and choices since this was by far our biggest ticketed item . Our construction manager provided amazing communication throughout the entire process but once we did the walk thru and received our keys … all her cared about that we would give him a great survey score. Paint job and flooring could have been done better. I think other sub contractors could have done a better job on a few things like cleaning up before installing stuff and completely finishing things off, minor things which an individual would not notice during the final walk but would notice once they start living in. Overall the final finishes were something we weren't fully satisfied, definitely room to improve

Pros: Construction Manager was excellent; resolved issues in a timely manner. In general, the home was well-built, Cabinets & flooring were well done. Cons: The sod was poorly installed - very uneven, virtually no top soil. Some of the finishing work was shoddy, e.g., caulking, painting were disappointing. Toilet quality poor. Master bath mirror has scratches.

For the over-inflated price paid for a Pulte Home, we expect a better quality workmanship on the build with far better attention to detail in the build both interior and exterior.

I am an experienced and retired executive with lot f background in real estate. Pulte needs to shape up in its corporate behavior. Currently it stinks. You have collected initial contribution of $2500 for amenities and collecting monthly HoA. what for". You did not have even nerve to inform us the timeline for amenities. You are interested only to make money but not fulfill your promises. It is better for your senior executives to come and meet with us before gets chastised by a judge and make refunds to community. We absolutely love our new home and living in Waterways, but as we actually live in the house, we are definitely noticing a lack of quality management in the build process. From walls not being painted very well, to cracks in moldings and trim work not being cleaned up properly and repainted. After one month, we have has three cabinets replaced and part of our island repainted. All of these issues are minor, but the construction manager acts like we are being picky when we highlight some of the things that he should have caught prior to closing. I do feel that for the price that you pay for these houses, the attention to detail and pride of construction should match what is being sold to you. Unfortunately, every time we have asked for something to be fixed, we are treated like we are being a nuisance, rather than a concerned customer. We love the model and design we chose and the design team were so wonderful! Our home had taken almost 2 years to build, but we were in no hurry. Pools were way overpriced and forced people to opt out of getting a pool and hire a pool company after they closed. We got a pool after talking them down from 300k originally. I’m embarrassed to tell people how much I paid. Some of the sub contractors were great! Nice quality work and others should not be working for any builder. We had a wonderful experience with our project managers! They are so helpful and do their best to get issues taken care of. Unfortunately we closed on a house that was not done and paid for a home we could not move into. The painting and staining was not done. Managing the QUALITY of work being completed during the process would greatly improve everyones experience with Pulte. People are paying out of pocket for their homes to be painted correctly after they close, to get a better quality finish. After spending over 2m on my home, I’m fixing the painting issues myself to ensure that it gets done correctly. The other items are being taken care of promptly and have been very pleased with the response of getting issues resolved. We would recommend Pulte and would for sure buy another Pulte home! ... More

We received excellent support from Pulte sales agent. Responsiveness to issues, ownership, excellent communication, we loved to work with their sales assessor. However, the experience with their lender -Pulte Mortgage- was bad.

To buy is was very good experience, but now I want to contact somebody to ask questions and nobody responds, don't even respond the e-mails.

improvements need to be made. Driveways for 3 car garages should be wider. Many issues were not completed before moving in.

We recently completed the process of building our new home with Pulte, and overall, the experience was quite positive, though not without its hiccups. Having previously built a home with Meritage Homes, we noticed a discernible improvement in craftsmanship with Pulte, which was a pleasant surprise. The responsiveness and service provided by our agent at the model house were highlights of our experience. They handled our requests and questions with remarkable speed and professionalism, which made a significant difference in the process. However, not everything was smooth. We encountered some issues as our construction manager quit unexpectedly, and disappointingly, Pulte did not inform us of this change in a timely manner. Moreover, there were a few items that we felt should have been addressed prior to closing but were overlooked. In conclusion, while the process of building a home is inherently filled with challenges, Pulte managed to deliver a quality home with superior craftsmanship compared to our previous experience. A number of small architectural design issues such as light switch locations, the non-use of 'dead space' in the Primary Bathroom, etc., add up to create some permanent disappointment. The lack of ability to address these issues during the construction process was highly frustrating. Perhaps the architectural design department should be staffed with people equipped with better real-world experience. The response time for repairing a major electrical issue was extremely disappointing and the discovery of the solution creates a high level of skepticism regarding similar lingering issues that have yet to surface. ... It was overall OK experience in purchasing new home. Handing over home before exterior completion especially driveway and sidewalk is unexpected. But, I love the quality of work inside and their handover process. Quality of things used for smart home is questionable as some of them didn't work and not sure how it passed quality check

Paperwork was smooth. Need more precise move in times and more work needed on finishes it seemed rushed

Overall it was a solid experience. Even though their communication is horrible! I had to constantly chase my project manager for information. I also missed my pre-drywall inspection, which is unacceptable! However, the home so far, has been good and it appears to be holding well and looks great!

Tom, our construction contact during the last days of construction and after closing, was so friendly. He also was very helpful and wanted to resolve our issues. At one point I called the Pulte office to request his email so I could request help with an unlevel refrigerator. He was at our door before I could compose the email. Closing on and occupying a newly built home is sometimes confusing and nerve-wracking, but Pulte, and Tom in particular, really took the stress level down. I have to say they made the process very comfortable and easy.

1. The buying process was very smooth as the pulte sales person was responsive in timely manner and she did whatever she could to help me with my concerns. 2. Here it comes the journey of every homeowners that want to build their trust in the house as it’s building. With the same excitement, I was visiting the site every week getting to know the process as well as gaining confidence in the house with the quality of the work. As few months passed by, I started finding the construction manager was negligent and not doing his job in supervising and managing the quality of the construction and instead I was doing his job pointing out easily seen mistakes the labor had made. He would not hesitant lying in front of you and would not feel the shame after you proved him wrong. He would lie to you again just because he wants to get your signature on completion certificate and close the house on time. 3. Although I signed the completion certificate but I did not have confidence in the completion of the house. 4. But here the twist comes and I was able to gain the confidence in my house after closing because PulteHomes saw my feedback I provided at closing and the higher level manager reached out to me through a call and assigned me a lead manager to address my issues after I explained him what happened. Overall PulteHomes is great and so would recommend PulteHomes to my friends and relatives!!! Just don’t hesitate to explain your issues as I did not, even thought it was my first house ever!! ... Love the Ashby model. Love our view on the eagle preserve of Northridge. Once we closed the follow-up on issues was poor. The Pulte people are nice and well-meaning, but they are obviously pushed to move on to the next house.

My sales consultant, Ramsey was great. She went above and beyond to make our experience great. Austin, our construction manager was also GREAT! He was willing to do anything, including addressing issues personally, to make our home purchase a great experience. Both Ramsey and Austin deserve 5 stars. The Financing team was good and overall the service before the sell was good; however, the service after the sell needs some work. The after purchase team has yet to followup with me. I was told that my information would not be sold but I’ve had several solicitations from Non-purchase related vendors. Some have used the Pulte name and have used shiesty tactics that are not expected from reputable companies. I was assured that this would not happen but obviously that has NOT been the case. ... Recently bought a property through pulte. Their construction overall is of great quality but would really appreciate if they would improve their service at and post closing a bit. In our case they were not willing to move the closing date even by 1 day without charging us but when we did the walk through some issues came up that they had to repair. Nothing major just some finishings but still would be great to get everything handled before moving in. Now that we’ve closed its taking ages to get any work done. Again, the team is responsive but slow at sending folks to actually do the repairs

Thank you Pulte for my beautiful home. This would have been an 5 star review. However, the quality of workmanship and materials, construction team, etc. needs improvement at this price point.
