This was my second time going through a complete home build purchase and process with a large home builder company. Altogether, the finished product with Pulte was better, in my opinion, than D.R. Horton, especially the insulation, sealing, and some finish work. However, we encountered many issues after closing than I expected, particularly with the quality of finish work and plumbing, much of which was not apparent just prior to closing or could only be found after living there for a while. Drippy dried paint on most doors, some walls out of plumb, damaged and leaking washer machine connections (before the water cutoff switch!), toilet plumbing problems in the wall, kitchen cabinets or drawers damaged or not installed correctly, secondary bath mirror out of plumb, rain sensor on the irrigation system having a dead screen (and not warranted by the builder), missing or mismatched paint, damaged drywall, minor damage to doors or frames, loose trim, numerous carpet tacks poking up, bad rain water drainage from the construction lot next to us into our yard, and more. Pulte's warranty process is fairly robust, and they will generally work with you to find a solution, but no one wants what seems like dozens of contractor repair visits after you've moved in. If I did it again, I would probably try to find a higher end builder with better quality checks on plumbing and finish, but to be fair, Pulte will give you a good enough product. Just keep a very close eye on finish and try to think ahead about problems you may not otherwise see until you've moved in. We had blinds installed yesterday and discovered that the craftsmanship of the windows/framing is sub par. The window/framing is uneven. We have a sizable crack in the structure above the garage. Range/stove is not working. Baseboards not painted in some areas. Painting around outlets is not clean. Discoloration on driveway concrete. We've only been in the house for one week, so hopefully we won't find any more items. Pulte Mortgage made some material misrepresentations. We decided to go with B of A - better terms.

Overall house is ok. Kitchen cabinets that were upgraded look like they're 10 years old. Quality is ok but finish is terrible. Scratched and look used. House is very noisy. AC hums loudly thru vent in hallway. Dishwasher and washing machine very loud. Had a few issues that were dealt with promptly. Still waiting for a few things to get fixed. Homes are VERY close to each other. Overall satisfied but not wowed by any means. Had a Lennar home prior to this. If I had to do it over I'd probably use lennar for the value vs cost

Unreasonable policy on delays. I had to pay extra money from my pocket for no issue of mine. Escalated to CEO, no response. Will probably think twice before buying another home w/ Pulte.

I would say quality was not what we expected for the money we paid. There were some issues we experienced but they were eventually resolved. We are still removing excess paint splatters on floors and tile which I would think should have been taken care of during a quality inspection. Also I highly recommend a deep cleaning of the house prior to closing as we had to clean everything from floors, doors, windows and blinds. When asked why it was so dusty we were told they only do 'construction clean'. Which again for the money paid for the home, a deep cleaning by a professional crew would have gone along way. ... More

Overall good although we had to sort the structural issues at the last

The initial sales person was very upfront with a lot things and the sales process overall was smooth. The loan company is very predatory. They lie to close the loan and are trying to squeeze everything out of you. Then coming to closing, the construction manager cared about my experience and the home though there were delays. The area manager is not so helpful and felt like all he cared was closing the home. The construction manager Gilbert is an asset to Pulte as he single handedly made my purchase and post purchase support exceptional. He was very responsive, attentive, and willing to do everything we asked for. Though the process seemed a bit out of place with delays in work, Gilbert pulled through for us and I think he genuinely cared for our home and our experience. Post purchase, the warranty team so far has been exceptional. Larry from the warranty team is also an asset to Pulte. He seems to care about home owner experience. These two people may as well make me give Pulte homes another shot next time I am in market or someone I know is in the market and asks for my experience. ... More

Each time I reached out with concerns or issues, pulte customer service team was prompt in their response. They acknowledged my emails and calls quickly, which I appreciated. There were noticeable imperfections with the finishing touches, such as paint splatters on fixtures and inconsistent grout lines in the tiling, which detracted from the overall aesthetics of the home. Some of the materials used seem to be of lower quality than what was promised. Construction Manager Tim has been proactive in addressing and resolving the issues I've raised.

I recently purchased my first home and had a positive experience with the sales consultant, Jacqueline. While the building materials used were average, the quality of the paint used could have been better. Additionally, I noticed that there was a leak in one of the windows which caused cold air to flow in from both sides. Moreover, I found a crack in the drywall above the fireplace. However, I submitted tickets for these issues and received a response within 48 hours. Overall, the house is good and I'm happy with my purchase.

Could of taken more time on the jobs so there wasn't as many things to fix afterwards

Home builder process was smooth for the most part. Quality is ok but not the best abs definitely could be better. Small little nuisances are missed in the house but overall a nice house

There is a room for workmanship. We haven't raised any question or issues, so can not comment on Responsiveness yet.

Overall, we love our new home! However, the process of getting there was stressful one. There were four different construction managers assigned to our neighborhood throughout our build process. Karl transitioned out partway through, but he was great while he was here! Ken is very friendly to work with, but wasn’t great about responding to communication or getting much real work done. Liam seemed competent although not particularly friendly. We felt a bit rushed at our final walk-through. We gave the team over a week to get some final punch items complete, and the night before closing nothing had even been started. Our sales manager, Chris was very responsive and helped us keep the construction managers accountable. However, we were frustrated by some of the information we were told at contract signing that changed along the way. We always expected the timeline would be delayed from what we were quoted, but we did not expect it to take a full 40% longer than anticipated. If you look closely, there are quite a few uneven things in the home. But if you look past that, it’s a beautiful home, and we’re excited to be here. ... More

Buying process was smooth. However, after receiving keys it has been very hard to get a hold of construction manager and I’m still waiting on services to be complete

Overall experience was quite good - really appreciated and trusted our project manager through the process. Pulte had a big push to close homes before the end of December resulting in a rush by a number of contractors, not having sufficient time for appliances and only one day between walk through and closing so some paint touch ups were missed and the tape is still on the wall. On site Team has been wonderful and very responsive, contacting Pulte for follow up on an electrical issue required multiple follow ups from our end to get the issue resolved, but again, on-site Team was terrific.

Overall good extra experience. On time completed.

Builder, sales and closing team are great. Home quality is good. Pulte home pricing is on high end when compared to other builders.

We are enjoying our new townhouse. It is lacking storage space, but we’ll make the most of it by putting in our own shelving in time. We felt the closing was rushed even though many things in the house that were not ready. The floors seem to have lots of remnants of paint, glue etc. which should have been cleaned up prior to closing. The carpet on the steps also has some raised nails that are not fully hammered into the floor which has resulted in some painful moments as we discovered them. Other than that, our wish is that there was some more green space left in the community, a bigger pool, and that the second exit which we had initially been promised by our sales agent, now apparently only for emergency vehicles, would have been a reality. We got our keys on the 29th of December. Happy so far. We have found some small issues which we were told we would. Going through the warranty portion now. The salesperson was definitely the best thing so far. He was great from beginning to end. Thanks to everyone.

I was visiting the sales office for a long scheduled appointment. My presence was totally expected at that time. Pulte Management decided that this would also be a good time to terminate the sales rep I was working with. This individual was understandably very upset and told me that my complaints about his performance caused him to lose his job. Whether that was true or not, it wasn't, he should not have been terminated at a sales office with customers present. I still have PTSD about it, seriously. He has a wife and small child to support.

During the home buying process, as an attorney who handles real estate transactions, the process was a bit unconventional as there were no attorneys handling the deal, but the process went smoothly overall. However, our window is cracked and we are missing a screen and there has been no response from Pulte. We have a baby on the way and we have not received any communication on when this window will be fixed or even acknowledgement of our window issue.

The home is very nice, lots of little short cuts taken though. For the cost of the home I had higher expectations.

From start to finish, there was miscommunication, incompetency, incomplete information from Pulte. They said they would fix things and do things properly, and this was not the case. Within all the Pulte departments, there was poor communication where we showed up to close and we couldn’t even finish closing as Pulte was waiting to hear back from someone about something needing fixed….which Pulte builder construction manager was well aware of needing fixed in advance- and due to them doing things last minute and rushing, we had to sit and wait at Pulte offices to be able to finish closing. They didn’t have the proper information ready at purchase so we were told our home would come with certain things, then come to find out it would all be extra charges. We recently purchases a Pulte home and overall it was a good experience. However we would advise new buyers to be very vigilant while doing your walk through. Some of the issues we identified were addressed and there were some we missed until we lived here for a few days. There was a lack of proper clean up on counter tops that were left with sticky residue. Paint drops on new hardwood floors. Stains on new tile floors.Hand rail on basement stairs not properly attached. Garage door doesnt stay closed unless deadbolt is attached. These are issues that should have been taken care of prior to moving in. ... More
