Things that were talked about at walk through have not been fixed. Field Manager is unresponsive or promises that someone will be out to fix it but never comes. I have contacted the national office who told me the local office needed to take care of it and I was just circled back to the same Field Manager. Terrible, no non-existent customer care.

Awful communication and service, lack of inspection of sub-contractors poor work, and lack of urgency to manage & complete a long punch list of items after closing that should have been completed before closing.

If we only knew what we hear all night long in the walls before we purchased our retirement home, we would have bought somewhere else. It wakes us up in the middle of every night and when we sent an email to Pulte about our concern, we were told that it this type of issue that comes along with purchasing a first floor corner unit. Loud suction water flushing that shakes the walls, the loud sound of the water gushing behind our bedroom walls. It is so loud that at times you feel like the water is going to come right through the walls with the force of that suction sound, plus the water gushing. We were told that Pulte stood by their GREAT insulation and that very little noise is heard throughout each unit, I think they forgot to mention to us that it only meant if you did not purchase a corner unit. Very disappointed. Also, upon our first walk through, our master bath shower doors were broken. It was reported and 8 weeks later, we are still waiting to hear back from them on when it will be fixed. Trustworthy?? Below review is based on my personal experience and this does not mean that everyone will face same issues. I know the builder cannot keep everyone happy but at least they should be looking/addressing some genuine concerns. Pulte Homes is a very reputed brand and that's why I choose Pulte Homes to buy my first home. But I had very bad experience with Pulte Homes, which I had never expected. Negative aspects: Some of their team members are very unprofessional and do not handle the issues properly. I am facing water clogging issue with my lot and I am highlighting this to the construction and warranty team since before I closed my house. Whenever my neighbors run their sprinklers or it rains, the water flows to my backyard & settles there. Due to this my backyard is of no use. I am kept on requesting a fix for this issue but no success yet. I am sensing an ignorance. I have highlighted this issue to the construction team, warranty team and Pulte Homes escalation customer support team but no resolution yet. Due to this clogged water my backyard grass is dying and now some algae started developing in the clogged water area with some rotten smell. When I told this to the concerned team, their manager told me to hire a professional landscaper and let him grow the grass. I hired a landscaper, and he is speechless by looking at the backyard situation. Builder’s team also told me not to run the sprinklers and use pipe hose to water the grass on backyard (if I have to use water hose then why do we have sprinklers?). Before closing everyone was responding but as soon as the closing is done no one wants to fix this issue. Some of their team members told me why I closed my house if I was not happy with the backyard grading. One of their managers also telling me that this is what I have signed for. It is very frustrating and very unprofessional disappointing responses. I am not sure by behaving like this what kind of message is being sent to the market. I asked the senior manager to visit the site with me and hear out/visualize my concern, but none visited the site with me. There are many more construction/quality related issues which are now being fixed by the warranty team. The project manager was in a rush to change his job and in a rush lot of things were overlooked and I feel, I did not get what I have paid for. Positive aspect: Despite of all these, there are very nice team members too. I always dealt with only one salesperson (Khandan) and she is very nice and helpful. Two new construction managers (Ryan and Travis), Brandy from the warranty team is very nice and helping homeowners as much as they can. All these persons I mentioned in my review are awesome. ... No prewarning about building process style. Lack of room for negotiation. Everything is a one way decision by builder. Limited material selection. Everything is an expensive upgrade. Customer service after moved in is slow. If I had more warning up front, might have approached building differently

The model home is lovely and once you're in you are in. What you actually end up with as a finished product is a generally nice home, but for the money you pay, the lack of quality control and the level of workmanship is appalling. Doors that don't close, incorrectly installed kitchen appliances, cheap broken trim of kitchen units sold as 'premium'. The marketing around warranty care and receiving support is professional, but the experience in reality is anything but. Since taking ownership I've logged 12 service requests and still counting, 100 days on and only one has been addressed. The pandemic card is thrown around, lack of supplier, lack of trades - doesn't account for poor communication, quality control and ownership. Sales experience was very poor, sucked into a $10K timed discount offer, then hard sell started. Was offered virtually no options in terms of frontage color, style or finish in a development 40% sold at that time. Did not disclose key information about the plot we had chosen - left a very poor taste in the mouth. We like the design and development, we're dismayed by the experience and lack of quality that we're now fighting to address. House is great I like it

The home is very nice. Just wish the team was more responsive to my emails and concerns during the construction of the home.

Paid a premium price for average workmanship. Not very happy.

This is the 3rd new home we built, and this was by far the worst experience out of the 3. It has been poor communication from the very start. We moved into the house 3 months ago and we are still waiting for items to be completed. We were forced to close and move in before the house was completed. Workers are STILL not showing up for the scheduled appointments for them to complete the unfinished work. It has been infuriating for me having to take days off at my work (MULTIPLE DAYS), and wait for these workers to not even show up. We even asked if we could just complete things ourselves because I cannot continue to keep taking days off at my work. We were told no we cannot do the work because it would not be covered under their warranty. It is very upsetting to spend over $500,000, not be pleased with the work, and still living in an unfinished home. ... More

Have been waiting for purchased dishwasher and front door knob for three months with no proactive updates from the construction manager or Customer care manager. I keep having to email for updates, team is not proactive and barely responsive.

Don’t sign closing documents until all repairs have been completed!! We completed our walk trough one week prior to close, pointed out the work needed and we’re promised most of it was going to be done by closing. That was not the case, they completed a few cosmetic touches inside the house but nothing everything. The manager did not complete the walk trough with us until two weeks after we had close and he took a list again of the issues needed to be corrected. Up to this date, two months after the walk trough, they have only completed two issues and only because they were affecting the HOA. I call the manager almost every day, leave voicemails and text messages but I don’t get anywhere. ... More

I am glad I waited a little while to do this review. Generally speaking I am unsatisfied. Even taking into consideration these very difficult times my condo buying experience was nothing close to a celebration. I have multiple issues some small but several that are significant and when I look at the whole picture it appears to me The process was hurried. When I look at the small mistakes that were done I begin to wonder about the workmanship behind the walls and under the floors. Several problems in These areas have already been identified and I hope will be appropriately resolved. I would reserve my final judgment regarding my Condo building experience until I see how these numerous insignificant issues are resolved.So far my experience has not been a positive one ... More

Everything is still broken Kitchen is flooded with no response Boxes and bags of loose drywall compound left on floors and in closet has caused sickness and hundreds of dollars of cleanup Still missing basic things like door knobs Ridiculous

Didn’t meet our standards

Field manager ignored buyer’s concerns throughout the build process. Due to supply delays, Pulte took shortcuts to keep production moving. This meant drywall, floors, cabinets, and appliances were all installed before windows and exterior door were installed. No effort was made to cover windows from the elements. Issues that were not corrected prior to closing, were promised to be corrected within 30 days. It’s now over 2 months passed closing and issues have not been resolved. Pulte has stopped responding to correspondences. Overall quality and craftsmanship of the house is appalling. Hardwood stairs have cracked steps, cabinet doors coming apart, noticeable draft coming from behind the cabinets to an exterior wall, paint touch-ups give two-tone effect, outlet has no power supply, uneven patched drywall, and exterior doors have gaps. ... And any concerns after we moved in were promptly handled by the warranty department.

I've purchased new homes before and this was my first time with Pulte. It was not that great of an experience. They have major communication lagging between their own internal teams. Their Mortgage Group was descent and easy to work with. Construction was always behind which is expected but they were not even ready for initial walk through date. Had to set up a second walk through. Be on top of your stuff as you get close to the closing date cause no one else will be doing that for you.

I believe, given the state of the housing market, and the supply chain issues, it weakened Pulte’s ability to provide the product and quality home that we were expecting. It has been and still is a challenge to get a good quality finished, and completed home.

1. seller associate is understaffed. It took some time to hear back from my question. 2. some small cosmetic issue during final walkthrough. 3. After move in, met a few issue like air conditioner stops working, severe separation for the drywall.

Working with the sales and manager was always a good experience. Overall a great experience but Covid and weather delay contributed to a loong build time. Drainage of the lot is an issue and hopefully our crawl space will not be a problem, We still have some issues to be worked out.

Pulte reps were always responsive and helpful, easy to reach, friendly, respectful of our concerns, great to deal with.
