This was my second time going through a complete home build purchase and process with a large home builder company. Altogether, the finished product with Pulte was better, in my opinion, than D.R. Horton, especially the insulation, sealing, and some finish work. However, we encountered many issues after closing than I expected, particularly with the quality of finish work and plumbing, much of which was not apparent just prior to closing or could only be found after living there for a while. We had blinds installed yesterday and discovered that the craftsmanship of the windows/framing is sub par. The window/framing is uneven. We have a sizable crack in the structure above the garage. Range/stove is not working. Baseboards not painted in some areas. Painting around outlets is not clean. Discoloration on driveway concrete. We've only been in the house for one week, so hopefully we won't find any more items. Pulte Mortgage made some material misrepresentations. We decided to go with B of A - better terms.

Overall house is ok. Kitchen cabinets that were upgraded look like they're 10 years old. Quality is ok but finish is terrible. Scratched and look used. House is very noisy. AC hums loudly thru vent in hallway. Dishwasher and washing machine very loud. Had a few issues that were dealt with promptly. Still waiting for a few things to get fixed. Homes are VERY close to each other. Overall satisfied but not wowed by any means. Had a Lennar home prior to this. If I had to do it over I'd probably use lennar for the value vs cost

Unreasonable policy on delays. I had to pay extra money from my pocket for no issue of mine. Escalated to CEO, no response. Will probably think twice before buying another home w/ Pulte.

I would say quality was not what we expected for the money we paid. There were some issues we experienced but they were eventually resolved. We are still removing excess paint splatters on floors and tile which I would think should have been taken care of during a quality inspection. Also I highly recommend a deep cleaning of the house prior to closing as we had to clean everything from floors, doors, windows and blinds. The initial sales person was very upfront with a lot things and the sales process overall was smooth. The loan company is very predatory. They lie to close the loan and are trying to squeeze everything out of you. Then coming to closing, the construction manager cared about my experience and the home though there were delays. The area manager is not so helpful and felt like all he cared was closing the home. Each time I reached out with concerns or issues, pulte customer service team was prompt in their response. They acknowledged my emails and calls quickly, which I appreciated. There were noticeable imperfections with the finishing touches, such as paint splatters on fixtures and inconsistent grout lines in the tiling, which detracted from the overall aesthetics of the home. Some of the materials used seem to be of lower quality than what was promised. Construction Manager Tim has been proactive in addressing and resolving the issues I've raised.

I recently purchased my first home and had a positive experience with the sales consultant, Jacqueline. While the building materials used were average, the quality of the paint used could have been better. Additionally, I noticed that there was a leak in one of the windows which caused cold air to flow in from both sides. Moreover, I found a crack in the drywall above the fireplace. However, I submitted tickets for these issues and received a response within 48 hours. Overall, the house is good and I'm happy with my purchase.

Overall, we love our new home! However, the process of getting there was stressful one. There were four different construction managers assigned to our neighborhood throughout our build process. Karl transitioned out partway through, but he was great while he was here! Ken is very friendly to work with, but wasn’t great about responding to communication or getting much real work done. Overall experience was quite good - really appreciated and trusted our project manager through the process. Pulte had a big push to close homes before the end of December resulting in a rush by a number of contractors, not having sufficient time for appliances and only one day between walk through and closing so some paint touch ups were missed and the tape is still on the wall. On site Team has been wonderful and very responsive, contacting Pulte for follow up on an electrical issue required multiple follow ups from our end to get the issue resolved, but again, on-site Team was terrific.

We are enjoying our new townhouse. It is lacking storage space, but we’ll make the most of it by putting in our own shelving in time. We felt the closing was rushed even though many things in the house that were not ready. The floors seem to have lots of remnants of paint, glue etc. which should have been cleaned up prior to closing. The carpet on the steps also has some raised nails that are not fully hammered into the floor which has resulted in some painful moments as we discovered them. I was visiting the sales office for a long scheduled appointment. My presence was totally expected at that time. Pulte Management decided that this would also be a good time to terminate the sales rep I was working with. This individual was understandably very upset and told me that my complaints about his performance caused him to lose his job. Whether that was true or not, it wasn't, he should not have been terminated at a sales office with customers present. I still have PTSD about it, seriously. He has a wife and small child to support.

During the home buying process, as an attorney who handles real estate transactions, the process was a bit unconventional as there were no attorneys handling the deal, but the process went smoothly overall. However, our window is cracked and we are missing a screen and there has been no response from Pulte. We have a baby on the way and we have not received any communication on when this window will be fixed or even acknowledgement of our window issue.

From start to finish, there was miscommunication, incompetency, incomplete information from Pulte. They said they would fix things and do things properly, and this was not the case. Within all the Pulte departments, there was poor communication where we showed up to close and we couldn’t even finish closing as Pulte was waiting to hear back from someone about something needing fixed….which Pulte builder construction manager was well aware of needing fixed in advance- and due to them doing things last minute and rushing, we had to sit and wait at Pulte offices to be able to finish closing. ...

We recently purchases a Pulte home and overall it was a good experience. However we would advise new buyers to be very vigilant while doing your walk through. Some of the issues we identified were addressed and there were some we missed until we lived here for a few days. There was a lack of proper clean up on counter tops that were left with sticky residue. Paint drops on new hardwood floors.
