The beginning was exciting. During was torture. The end was ok. The lack of communication during the build was very poor at best. I would occasionally get a copy and paste email about the build status ending in”your construction manager will follow up with you shortly” message. Almost never happened. I’d rather not even receive an email to get my hopes up. The end was better but because the 3rd or 4th construction manager, “Nemo”, actually followed up. I know it wasn’t his fault but I couldn’t get a final closing date until the last 3 weeks before closing after an almost 4 month delay. Which meant, I couldn’t lock in a rate! Which meant, the interest rate increased and obviously my mortgage payment did too. Not sure if I’d buy a new build again but I’m glad it’s over. The small quality issues I’ve experienced have almost all been fixed except the chip inside the sliding glass door. Kinda frustrating. A couple other issues also still pending.… ... More

We were very excited to be building our first home. As we love our house the journey to get the project done wasn’t t as exciting. The biggest area we felt needed more attention was communication. We were told we would have weekly emails and updates and that never took place. We took it upon ourselves to reach out for updates or answers. We then just made it a point it drive to the house 2 times a week to see what was taking place ourselves. As with any projects we knew problems would happen but for what ever reason when it came to solving as buyers we weren’t part of any of the decision making, some of which made changes to our layout. Initial the process was slow primarily due to supply chain issues. But then the problem was with the construction manager never meeting deadlines because too many houses were being built in parallel. Thanks to Josh, a supervisor, he stepped up, made all necessary corrections, and reduced more delays. The overall delay was of 3 months. So, it is important having a contingency.

Building quality is not good.

Our construction manager did a 2hr blue tape walk through with us and did not address the issues we highlighted before closing. We visited the house a week after walk through (2 days before closing) and noticed all the areas still untouched. When we brought it up to him he said he'd take care it before our closing. When we arrived to the house on our closing day, nothing was addressed and the house was still dirty from the construction. The cleaners never showed up and they had to get rushed to our home the next day after closing to clean the house before our movers showed up. The cleaners did not clean as thorough as we were told they would. None of our windows were cleaned and still had construction debris on them. We were very upset and overall dissatisfied with our construction manager who basically lied to us just to get the house across the finish line and closed. ... More

Working with the Lending Company was difficult at best. They continued to ask for information that had been requested more than once. Getting service for issues is very dependent on the vendor being used. Sometimes it is 7 to 10 days and other times it is 7 to 10 weeks. NOT A GREAT EXPERIENCE FOR A NEW HOME.

During the building process, communication was inconsistent with our project manager. We would have to bring up items several times before they were corrected, and some were not corrected. The last week of building was chaos and items were still being completed the day of closing. I know it is difficult to find quality sub-contractors and that is the biggest complaint. Detail work is poor. Each sub that would come in would damage something the previous sub did and we have a lot of bumps and bruises that are still not fixed after being in the house for more than a month. Ultimately we are happy to be in our house and we know we will love it, but for the price, there should be MUCH better attention to detail. ... More

Our experience has been Pulte has a communication problem. I have had to send multiple emails/texts concerning items to be fixed before getting an acknowledgment or response, there are some items Pulte has yet to respond to. I understand some things are not quick fixes, but some indication my concerns were heard and are being considered would be nice. They were very slow in passing back information during the build; it took several weeks of requests just to find out who our Construction Manager was. The home is nice we enjoy it immensely but Pulte could do better in the area of communicating back to the customer. ... More

We like our new townhome and most of the workmanship is very good. Still, some small glitches are obviously covered over with a little elbow grease and paint. At the right light angle that becomes too obvious. However, I am thrilled with the most of it. Just be aware. Your choices session is WAY too short and pushed>

I am happy about the plan. But, Quality of workmanship & materials can be improved. I would expect it should be high grade as a national level builder. The wood on the floor has squeaking sounds and it is not flat around the floor. The construction manager says" no home is perfect" before you signs the home closing.

There were quite a few issues with the house from day one. We now have a timeline for fixing most issues, but it has taken a month to get movement on some issues. The most critical issues (toilets backed up, shower not draining and water pouring into porch) we’re corrected in a timely manner. We are still awaiting our wine fridge. It does not appear that a great deal of attention to detail was provided by the tradespeople. We do love our home and look forward to enjoying it once the issues are corrected.

Working with the sales consultant was great for the most part, until the very end when communication basically stopped. For your sake, I hope you don't have any issues because getting them addressed is time consuming and getting someone to actually help you is difficult. You pay a lot of money for not great service. I continue to notice poor craftmanship in my home and the interior paint job has tons of issues. It simply wasn't possible to catch everything during our walk through and now what was missed we are stuck with. My floor creaks all over my bedroom. I really want to rate the experience higher - because I know how hard the employees at Pulte work. Some of the most honest, kind, and hard working folks that really care about what they do. Living in the neighborhood I see how late the project managers work and how during the home buying process the reps make themselves available. At the same time they seem spread really thin, too many projects per person at once. I think sometimes folks would mix up our home with others in their update, there wasnt always a clear path to what would get worked on when, there was delays for a bunch of reasons outside of folks control but sometimes the transparency wasnt there. ... We have not moved in yet, The basement id still leaking. Sent pictures of water in the basement. The garbage system has not been fixed There are still scratches on the cabinets. Nolan tries gis best

Overall rated 3 out of 5 due to the process or mentoring and the lack of quality in finishing touches. Through the whole process I felt rushed and was asked for information that I did not understand what it would be used for. There is a lot of information to go through and sign that i wish someone could have walked me through and educated me. rather than jsut asking me to sign. Most, if not all, documents are protecting the builder and not you as the buyer so it is critical for you to understand the risk or what you are sigining and agreeing to. Design of the home was great however when it came to the details they are poor. Paint and mud touch ups needed, paint bleeding on walls, trim and doors, faucet handles loose, globs of grout on shower floor, carpet nails come through where you can feel, cabinet drawers not fastened down. These are just a list of a few items but there were more found a few weeks after closing. ... More

Overall, we love our new home and everyone that we worked with at Pulte throughout the process, but you should have realistic expectations about the level of attention your home will receive. It's just the nature of their business. Pulte is one of the largest builders and they excel at building homes quickly and efficiently, which positively impacts their top and bottom line. The downside is that they won't pay close attention to the quality of your home in the same way a custom builder would. Quality - Remember that Pulte is essentially a middle man. Your house is being completed by a large number of third party contractors. Pulte provides oversite to the entire process, but you don't know what reputation each of those contractors have and what quality you're going to receive. This also explains the poor attention to detail. Value - They are cheaper than going with a custom builder. I can't complain about the value for the price we paid. Responsiveness - The level of attention doesn't go beyond what's required in order to pass inspection. Do not agree to moving in if you aren't comfortable with the quality of your home. Once you sign the dotted line, they have less of an incentive to respond quickly to any issues. Pulte Warranty is dealing with backlogs of their own so your issues won't be attended to in a timely manner. ... More

Before buying my Pulte home, I had been researching other homes with little satisfaction. When I saw the Pulte homes, I was ecstatic; they had everything I wanted in a new home. I wanted a single level, a patio, and a pantry which according to the advertisement came with these homes. I made contact with the sales office, selected a model, began the qualifying process and provided my $15k deposit. It was afterwards that I was told the homes in this development did not come with patios. I discovered later, that I was not given the opportunity to make structural choices. Then the process of submitting qualifying documents began. The process was tumultuous to say the least. It seemed as if the entities involved (the sales team, the construction company, the loan company, and title company) were never on the same page., It was the classic story of the left hand not knowing what the right hand was doing. Pulte Homes has good service. Like others builder, they have sister companies that will offer you Title service, Loan and Insurance for incentive. We didn't get any of other services, except the Loan (Pulte Mortgage) and Pulte Mortgage's loan officers we were assigned to was HORRIBLE, didn't answers questions and slow to response. Pulte Homes itself provide great service from the sales person to the construction manager and customer care people after closing. The mediocre workmanship come from all the contractors and sub-contractors they hired. They are not detail oriented and miss few things here and there. If you are OCD, you gonna have issues. Overall, Pulte Homes quality is pretty standard. Again, we only bought home from Pulte Homes once, and the market we are in right now is sort of weird, supply chain issues with building material and labor shortage which is maybe the reason why the contractors and sub-contractors aren't that good. ... We weren't real pleased with our sales person, wasn't thorough with pre-construction options, and lacked follow up. Luckily we were already in the area and could follow construction, otherwise we would have had no idea. We had two constructions managers, Jordan and Justin, who were both terrific, responsive and stayed on top of the construction, communicated well, hit all their time lines with updates, meetings and closing. After closing your handed off for punch list items, big disappointment at this point with communication and follow through.

We contracted in April 2021, and while there were some supply delays, the lack of communication and timing by the construction team caused us to wait 14 months to close. They were still working in the house the day of closing and had to be let in throughout the next two weeks to finish items. It has been 5 weeks from closing and we are still waiting for some work to be completed. The sales team is great but the workmanship and all around delays are horrible.

Our sales agent, Zorinel, was great. We should have taken more time looking at all the options for lots and size of homes. But, at the end of the day we are happy with the floor plan we chose but we could have chosen a bigger lot. The construction process was very difficult not only because of the lack of people to work and lack of supplies but we had a very bad experience with the back sliding doors. Somebody screwed up big time with these. The doors were bigger that the frame of concrete and therefore they had to break the concrete to fit the doors. It took maybe 6 months for the doors to be installed. The end result is not what we expected. There are hollow areas where critters can come through. There is still a lot of stucco to be applied to the framing and it's been 2 months since we closed and it has not been taken care of. Our field manager during the entire construction process, Adam, did everything he could to deliver the house in the best condition. Very hard working person. Make sure the future homebuyers know up front that they will be responsible for the sprinkler system water and get it in writing . Also give the homeowners more time than an hour to inspect the outside/inside of property during celebration tour. Both myself/spouse and pulte manager missed a lot of flaws. Basically this tour was rushed. Even the closing day too!!

We ended up with two contractors during this home-buying process. Our first contractor was Kyle and he tried to update us on a regular basis. Daniel jumped in at the six-month mark when Kyle left. He provided weekly updates and tried to address any issues we saw when we visited the property.
