The primary sales agent was very responsive to questions as well as the construction supervisor. One major issue was that the lot had water drainage problems which they knew and did everything in their power to brush off our concerns. Now our sump pump runs constantly and the company claims it's not their problem and won't do anything to remedy the issue.

I initially like the builders response to repairs of the house. I did not report any issues on my 1 month survey as he was prompt and fair. After the first 1 month, any other repairs were not taken care of in a timely manner and builder ceased to respond

Pulte offers quality cookie cutter homes. They have descent floor plans and great layouts. They are not able to alter build plans in the beginning. The little changes that were asked were not able to be accommodated because they lack a good internal process communication. Surveys post build do no good, they need surveys after each part of the build process. 8 steps should include 8 surveys plus any other data Pulte would like to collect.

Overall it has been a good experience. The challenges are with supply chain issues and communications/dealing with replacements after closing. The coordination is not explained and the homeowner is responsible for dealing with items that need to be replaced. For example, my refrigerator has been a pain to have replaced. Also, due to supply chain issues, I had to find a contractor to do epoxy in the garage. While he came highly recommended by someone at Pulte, he did a mediocre job. Bad experience... Firstly, when I bid my home, I entered a price for $28xxx for the amount I will to pay additionally, and they increased this number by $4000, which ends up with $32000. Also got a first month electricity bill for near $600, and I even didn't completely move in to my home. I only stay during weekend and there is no way causing such amount. Also called inspection and warranty, no body ever give me a responsible advise and result. Called warranty to repair my window, nobody ever showed up. Never going to buy their home again...

I had a horrible experience with sales representative, and upon asking the fellow neighbors in our neighborhood they had similar experiences. The sales representative was really rude and arrogant, and sounded like he wasn’t in the business in selling houses. Well based on my experience do not close on your house until you have everything that you are expected. I was the first one in this neighborhood and am still waiting for my driveway to be poured in the meantime there has been over a dozen of homes that closed after me that have both their driveway poured and some of their landscaping. Had I known I would have held off on closing.

We didn't select Pulte as our builder, we chose a location we wanted and they happened to be the ones building here. We have had similar challenges as other reviewers on this site. We monitored our home throughout the build process and were here every week. It is clear that the quality of some of the trades is lacking and the communication among them was not coordinated. Sales process with Derek was very good. Pay careful attention during your walk through, test everything (water, electric, appliances), check ALL indoor finishing.(floor tile, shower tiles, grouting, cabinets). Field mgr, Ryan was good at getting things done.

The way lingering home completion issues and repairs are handled after closing.

The overall quality of the home seems to be decent; however, there is a punch list of lingering repairs and missing items that has remained open for over 2 months. Contractors continue to show up at the home to take care of the issues but Im unsure how long it will take to complete all of them. This is all being done post closing at the builders request. We recently bought a new Pulte home. We really like many aspects of the home and seems to be solidly built, but the finish quality and cleanup were very poor. Paint spatters, incomplete work, missing screen doors, missing or defective grout, paint footprints on the tile floors (!) and drips on the carpet and more. Pulte has been pretty responsive and are in the process of correcting these issues, but realistically the house at the price point should’ve been in more ‘perfect’ condition.

Pulte is struggling with hiring and maintaining build and customer service managers. Communications is horrible, and sometimes non-existent. Warranty issues are slow to get resolved. The closing process was very stressful and dates changed a few times. They also ordered the appraisal to be done 4 months prior to closing on a new neighborhood and in a rapidly changing market. As a result, Pulte was unable to find comps that supported the sale price of the house.

There was significant delay in completing our home that went beyond pandemic and supply chain issues. Our question as to what happened was never completely answered and initially we were given a less than honest answer. Communication in the beginning was lacking. One individual was terrific however. That was Duke our final project manager. The post sales process is also problematic. We have several lingering issues that are taking several emails and phone calls to get resolved.

It took from Sept. to one day before closing (March 31st) to tell us we were approved for a mortgage. It should not take that long. Still having issues after closing and I hope they can be resolved.

My experience with the builder team was great. They always responded but there are things I guess are not in their control when it comes to trades. I have so much pending. So frustrating. My experience in that matter has not been the best. 30days after closing still chasing after to get trades to complete the punch list. I believe Pulte could do better with their process about building and completing.

Dustin and Diane were excellent to work with. Many last minute issues were pulled off to make sure we closed. They went above and beyond! Im more disappointed with the quality of painting, title work and cleanliness at the delivery of the property. For the price I paid, I expected way better.

Everything in our home was done really cheaply cabinets installation ,kitchen island !! (0,5 inch gaps on both sides terrible job! .For the price of the the development craftsmanship is terrible , walls are crooked;anything in the condo was done cheaply and without the second thought (design and placement of electrical outlets are terrible!!) Steps are not wood but some kind of wood chips mix ?) and not really safe -they are moving under foot( they are not aligned ( basement and garage)and really menace to safety!
