Lanai floor easily got flooded during heavy rain, I asked to elevate the flooring to avoid the flood but didn’t granted it. Paint spill all over the floor and wall and few scratches on the floor. Floor tiles sealant easily got removed and cracked. Bad cut tiles at the shower room. Glass Sliding door not fit, some door not fit as well. Malfunctioning appliance and broken faucet and asked for assistance but until now no fixing it.

Can't say enough about Brian and the front office. Open door policy. For the most part my house is my dream house! Neighbors are are welcoming and friendly. A few problems but I have confidence it will be resolved.

I have had an overall positive experience since moving into my home 6 weeks ago. Only one really negative issue has been the way the backsplash was installed as a piece of tile was not cut correctly and damaged an electical box when it was forced into position. That should never have happenned and it caused me grief when I attempted to install a dimmer switch but could not do so due to the damaged electrical box. Overall the experience was great, however there was a massive misunderstanding and poor application with the kitchen backsplash. One pattern issue was resolved, but we still have various grout line sizes across the backsplash because it would have been too expensive to fix and it was within the “margin of error.” Just have your contractors use spacers. They did in the shower.. Also I called the Sherwin Williams that was highlighted by the builder. Not as in touch with our colors as it was described.

Known issue with ovens should have been fixed before closing. Many manuals left with my unit were for installation and not consumer use. Final walk through was too quick to absorb all the information. If any walk in closet is through a bathroom walk in closet should have an AC vent. Base trim corners are all have an unprofessional looking cut. Island wall that would house stools should have been painted “gloss” . Naturally, sitting at the island, shoe markings will happens.

Overall experience is good however when you buy please ask about the details on what’s there on surrounding as for me I noticed no one mentioned there is a gas line going along with my house and the my area not being accessible due to that even though it falls under me part n parcel.

Could have left the only wall space in the bathroom clear so you could put a cabinet Instead of the towel rack. Make the washer quieter as it is very noisy and pipes bang against wall. Could have had the dryer door open on the left side. Pay attention to how many times front door jams.

Mass production tends to lose its attention to detail. Obvious mistakes during construction were ignored. There was and still is a long punch list of corrections. That being said we love our house. My biggest love was the navy cabinets and they were my biggest disappointment. So many nicks and smudges and doors that didn’t close right. I am hoping your crew will make things right.

We expected that all of the issues we pointed out in our walk thru would be addressed before our final walk thru. Instead it was pushed to warranty. We were under a time crunch and we didn’t feel the same urgency from Pulte. When we moved in we were glad to have the warranty though as there were lots of issues that we found after moving in.

I've had several fixed or to be fixed issues with the home thus far. High speed in bathroom fan did not work, honeycomb leak in basement, sump drain had to have rocks removed from it, Master bathroom sink drain does not close, stripped screw on outside garage door handle, water running off side of roof and has not been looked at for almost 4 weeks, poor paint/patch job on outside garage door, crack on outside shower trim. Some of these I've not put tickets in for yet as I can only be around so often

Electrical and landscaping don’t meet standards

The use of a plastic raceway attached to the wood with only one screw does not meet the standards I was taught. Especially with an open attic above it. Outlet Abs switch locations leave much to be desired. Landscaping is the biggest fail. No planting diagram is provided, but the irrigation system is a total fail. The controller supposedly is WiFi enabled but doesn’t work. Sprinklers are buried too deep or at angles. The sprinklers themselves use a special tool that isn’t provided ($0.40 cost in bulk) and worst, no education on how to maintain the sprinklers is offered

The sales experience was great. Initially, we enjoyed meeting with our design consultant but since we have moved in we realized she should have provided us more information. Specifically regarding our flooring options and choices since this was by far our biggest ticketed item . Our construction manager provided amazing communication throughout the entire process but once we did the walk thru and received our keys … all her cared about that we would give him a great survey score. Paint job and flooring could have been done better. I think other sub contractors could have done a better job on a few things like cleaning up before installing stuff and completely finishing things off, minor things which an individual would not notice during the final walk but would notice once they start living in. Overall the final finishes were something we weren't fully satisfied, definitely room to improve

Pros: Construction Manager was excellent; resolved issues in a timely manner. In general, the home was well-built, Cabinets & flooring were well done. Cons: The sod was poorly installed - very uneven, virtually no top soil. Some of the finishing work was shoddy, e.g., caulking, painting were disappointing. Toilet quality poor. Master bath mirror has scratches.

I am an experienced and retired executive with lot f background in real estate. Pulte needs to shape up in its corporate behavior. Currently it stinks. You have collected initial contribution of $2500 for amenities and collecting monthly HoA. what for". You did not have even nerve to inform us the timeline for amenities. You are interested only to make money but not fulfill your promises. It is better for your senior executives to come and meet with us before gets chastised by a judge and make refunds to community. We absolutely love our new home and living in Waterways, but as we actually live in the house, we are definitely noticing a lack of quality management in the build process. From walls not being painted very well, to cracks in moldings and trim work not being cleaned up properly and repainted. After one month, we have has three cabinets replaced and part of our island repainted. All of these issues are minor, but the construction manager acts like we are being picky when we highlight some of the things that he should have caught prior to closing.
