Pulte house itself is a good choice, but never use pulte loan. Before considering getting the poor incentives from the builder’s own loan company, please google Pulte Loan reviews and see the customer comments on yelp. For my own horrible experience, I’d like to give it minus star if I can .

sharing detail plan would be helpful, if you let the owner make some minor changes will be very helpful. for example some of my bedroom doesn't have two outlet on wall where bed is going instead they put two outlets under windows , some of the outlet is completely out of place. my master bath faucets i requested to change to a more convenient place instead they kept it very far. craftsmanship in paint is very poor also drywall job is very poor lots of wall are not straight

The Team tries hard to deliver a product that is not near the quality you would expect for the price. There are a number of factors to include, covid, shortage of workers and supplies but the prices have soared beyond NYC level prices. Location is great, neighbors are great so its a decision you have to make

Be diligent with this company....They were delayed ~3 months, installed the wrong kitchen layout and made me pay 1/2 the cost. Rough ride and wish it was smoother and fair. Now that all is done, house is great and all is well.

While the sales process was great, the design process felt like we were rushed to make our finish choices. As much as we like our home, I am underwhelmed with some of the finished workmanship, considering what we paid for the home. The wall in the owners shower is bowed, and the tilers just cut curves into the corner tiles, instead of having the wall fixed first. Also some crooked wall switches and outlet covers. The warranty people are good at returning any calls, but so far some of the issues still haven't been resolved, and one of the issues they did try to fix looks like an unqualified ...

This is our 4th new build home and unfortunately this experience did not live up to our standards or what we have experienced in the past. You can blame Covid-19 on this as well. From having to bid on a lot and not getting straight answers that would better equip us on the bidding wars to the very end where we ended up doing our own cleaning of our stove vent. This could’ve been better in so many ways. Sadly we did not get the house we wanted, nonetheless we will be happy with our home.

The initial part of the build process with Pulte was enjoyable and low stress. Our sales and design consultants, as well as our construction field manager were friendly, professional, good communicators and efficient. However, at about the 6 month mark of the build process things started to change. The excuses (mostly blamed on COVID) piled on regarding delays and towards the end we felt like the home was being rushed to completion so that upper management could fill their end of year sales quotas and get their bonuses. Rushed the closing with lot of items pending at the end of the year. The final walkthrough was almost skipped before closing. Was promised that all the items will be done soon after we move in. It wasn't a pleasant experience at all moving into the house with lot of contractors coming to finish the work while settling in. The contracted plumbing company was the worst of all and the other companies took their time due to whatever reasons. After a month there are still some pending issues.

Pulte does build a good, well-designed home IF the field team has adequate labor & with time to do it right; materials with ability to refuse to install damaged materials i.e., we have multiple, 40+ chipped tiles installed, trim pieces 1/2" short plugged with globs of caulk, paint splatter and droplets all over floor, paver stains, paint on sliders, slider tracks filled with mortar/debris, etc.). Overall it was a long wild ride. The early sales process was simple but even at the start there were unsatisfying choices that had to be made. When you’re told you can have the exact exterior you want, sign, THEN find out actually you can’t have what they said you could - that was disappointing. The build process was frustrating but somewhat expected. Build quality is cheap cheap cheap. They fired the crew that framed our house, wavy walls isn’t a good look. They did their best to fix most of the major issues. Overall we’re happy with our home but would be hesitant to buy a pulte again.

Overall the communication during construction was consistent as the construction manager kept me in the loop. However, build quality was lacking as the paint job was poor along with some of the interior finishes, for example, stair railing, door installation, and appliances.

We were pretty disappointed in the condition of the home at close. We found all kinds of issues with the painting and we find more every day. Lots of dings in the wood that were just painted over, a poor paint job overall with many areas were the paint ran down the wall or peeled away where a door was closed with wet paint. So many painting issues that we’ll probably need to repaint the interior ourselves. The Closing Process / Communications were Atrocious

The closing dept / title company were incredibly unresponsive to our communications. They gave us 12/30/2021 closing date and did not communicate or respond to any of our communications during the week prior to that date. Nothing - no notice that closing would be delayed. Then on 12/31 they email us and expected us to close immediately. We were very happy with Nathan the project manager who oversaw the construction of our home.

Unfortunately we moved it without things being complete. If we didn’t close we could have been pushed out of our home buying due to the equity in the new build that was so high due to the 13 month build time. We are left with appliances that were not selected, tile that is way uneven, no cabinet door, no screen doors, no grout in the pantry, grout in the kitchen that was stained during build by trades, carpet not secure, door hardware not complete or installed incorrectly, windows that were not cleaned and covered in materials, and the list continues. There are few issues like Since we chose platinum package we have chosen vinyl but there is a gap between vinyl floor and the door frame. Drive way bricks not properly arranged. Also the closet racks all rusted the day we move in. Still following up for the replacement. Someone came to touch up that's what we need. Garage was not placed properly I see the bolt placed on one side unsupported and door hanged somewhere. Guest restroom water clogged within a week. Title floor filings coming out now itself.

My opinion of Pulte is definitely lower after this experience. So much of the work was such poor quality workmanship. I’ve had clients build with nearly every builder but this was my first experience w Pulte. We were delayed a week on closing and there was really still so much more to be done. We’ve been working through things with warranty and they’re slowly handling things but a nice completed home definitely would have been preferred. Unfortunately, we didn’t have time to wait and had to move in.

Unfortunately our experience with Pulte was not the best. We went through 2 field managers Mike and Steve who were not responsive at all and told us the wrong closing date and then ended up moving on from Pulte one right after the other. The good news here is that it brought in Jeremy who has been extremely helpful. We were told many of the things that needed to be completed on the house would be done after closing and to just close and get in and it will be addressed 1 week before and 2 weeks after. However there were many things that needed fixed in our final walkthrough and here we are 3 ...
