Check in great detail the finishes. I have been in the home for almost a month and are still finding issues with sheetrock, paint, and caulking. There are also some details in the way it was designed that are questionable. Overall the home is nice, probably would of enjoyed the home more if we were not constantly having issues. Our warranty rep is quite responsive and has been a great help and resolving issues.

As compared to other home builders, I felt like a number and the building process while understandable felt like I moving more into an apartment versus and expensive home I bought. Their mortgage officer assigned had an attitude which caused me to move to another institution for partial financing of the property.

I feel Pulte is pushing homes out at a rate that affects the buyers over experience. From walkthroughs that never happen and poor communication between builder and contractors that the buyer is left to deal with. This was our forever and we imagined the process being smoother with much less need in my involvement post closing to complete.

So we closed on Aug 30th. At that time there were still many unresolved issues with our home. The outside need to be completed, the grading needed to be completed, our actual final appliances were not installed, a window needed fixing or replacing, etc. When we did our walk through on Thursday Aug 26th we were assured all of these issues, excluding the appliances, would be resolved prior to closing. None of these were. The interior issues were still being worked on when we actually left the house to go to closing. In hindsight we should not have closed before all the work was done or at the very least was firmly scheduled. I have now had to go through the repair ticked process for things that should have been done prior to closing. It is getting fairly frustrating as only a couple of issues have actually been resolved now 2 mos after closing. We are still hopeful that Pulte will get these corrected in a very timely manner. ... My sales representative and field manager were wonderful. However, after we moved into our home we noticed more and more issues, mostly cosmetic, with our home. The overall structure seems well done, but paint and drywall especially are poorly done. Recommend very close and thorough inspection before closing.

The sales and home design process was great. Our Pulte salesperson and design consultant were both wonderful and I can't say enough good things about Bob. Our experience with the rest of the process (construction and mortage teams) was a mixed bag. As an organization Pulte has great processes and procedures, but they struggled where the rubber actually meets the road in many areas. We are happy with our home, but had to advocate for ourselves far more than we expected to receive what we we expected. I would build a home with Pulte again and I would recommend them to a friend or family member, with strong caution to keep a close eye on the entire process and not anything for granted just because it is promised. ... Let me just start by saying we love our Pulte home. It’s beautiful, the layout makes sense, and it’s ours! However, not all parts of the process were ideal. The buying and material selection process were great. Our agent, Wayne, was so helpful and answered our million questions. My main concern is the quality of the workmanship of my home. There were so many issues during our walkthroughs where messy mistakes were made and not corrected. Our project manager seemed to brush a lot of these to the side in order to make the closing date and now we’re left submitting request after request through our warranties to get things to the quality they should’ve been when we closed. It’s very frustrating to have the stress of moving into a new home and now having to coordinate all of these visits from the different warranties to correct issues. Additionally, they laid our sod in the peak of the summer and it all died. We knew about this before closing, brought it up as a major major concern and were forced to sign a waiver assuming full responsibility for the already dead lawn. It has been an immense pain to re-grow new grass and now we’re looking at having to re-sod ourselves. It’s so frustrating. Rushed through many items and it sometimes shows, including but not limited to not measuring for levelness and size. But great home warranty team and experience thus far.

We absolutely love our home and would do it all over again. However, Pulte really needs to work on their customer service and communication skills. Since getting in our home, it has taken months to resolve minor issues throughout the house that should’ve been taken care of right away. Representatives stopped responding to us and we had to hound them in order to get the work completed. When you speak with them in person they are very personable and helpful, but they often lack follow through.

Materials seem to be quality but finishing workmanship is not very good. Lots of issues with drywall, baseboards that need to be replaced, tub drains missing or not installed, chipped marble in the bathroom, window frames/screen frames bent, etc I have several warranty tickets outstanding and no drywall has been addressed. Also baseboard in the master bedroom was supposed to be replaced pre closing. As of today (nearly 8 weeks later) it still hasn't been replaced.

House has a lot of imperfection , pulte only focus on volume no on quality for customers!

Finished product is a little less then I expected

We love our home and we know there is a staffing crisis but we’ve had lots of issues. Our PM Josh did a good job but we discovered some things our first month in the home. Here’s a list of our outstanding work orders: Electrical team didn’t properly install exterior light plug, cat 5 wires or high surge protected outlet for tv mount. Still waiting on tv outlet. Garage door makes a “popping” sound-awaiting repair. 2 Blue exterior light boxes exposed awaiting mortar. Outdoor light “sagging” Caulk around bathroom window. Cabinet door above microwave unhinged Rehang study door (small scratch in glass) No privacy lock for the master bedroom Gaps in front pillars need mortar to cover. Nothing to say ,sorry the finishing was'nt good

They rush through the construction, which leads to a lot of waiting for them to fix mistakes or damages. Project managers pressure you to complete your first survey. They want you to say all is well, even though it isn’t, promising all will be fixed in a timely manner. Pulte charges full HOA dues even though all amenities are not yet available. Two months after closing they’re still fixing things because they didn’t do it right the first time.

Go to your house daily and make sure things are being installed correctly. Watch for sump pumps to be unplugged while construction is going on. Make sure the sump pump gets power all the time.

We do realize that this is a difficult time for builders and staff considering the supply chain issues; however communication, timelines and follow-through has been an issue.

Overall, we really like our house. We have been in our house for almost 6 weeks and the kitchen still is not complete.

The material is good, but the architecture and workmanship were not so good, with several errors and rework (pandemic times). In the house, there is an Irritating creak noise when walking on the second floor since we got the key (due to a rework, not well-done, baths tiles are misaligned). The Driveway blocks are uneven in some areas in front and back of the house. The lamp switches are not standard places, it is oriented by cost, not by the functionality or standardization, even with space to install it. The dark color and position of AC increase the energy consumption. It is impossible to stay in the garage in the afternoon due to a garage door dark color unhappy architecture definition. The model house had a driveway enough to park 2 cars in front of the garage, but our house almost there isn't a driveway, impossible to part a car and to put the car inside the garage we need to maneuver several times to park the cars due to a small space. We just don`t reject the house due to the price increase, in another way we should willing to lose the initial deposit. ... More

Pulte makes high quality homes. Be diligent in asking about all options for your home including upgrades. We missed out on a few options due to our sales associate being fired in the middle of our purchase. There are a few things we didn’t know and were misinformed about. Pulte worked to correct some of the issues. They were responsive up until signing on the dotted line. Once you sign and purchase the home you become low priority and the communication is delayed and at times unresponsive to the issues that arise. We are still waiting on our floors to be replaced after our first floor and basement flooded one week into moving in. ... More

The builder was a good through the process (Lamar), but everyone else was highly untrustworthy
