Where to start? The home design and location is amazing. Quality has suffered and I keep getting the excuse that getting good people is difficult. No it is Not!! If you reward good workmanship and quality and likewise punish and reject poor quality and workmanship you will get positive results. You also harbor a sence of not my fault, where is ownership and a sence of pride in your community? I came into the community with high expectations. The home is very nice from a design and estphetic perspective. There are still paint and stain drips all over. The floor in the bathroom, upstairs and down. They had to replace a cement patio that somehow was broken and I had to insist and beg for an obvios issue. This was before I closed on the home. My foundation was so bad esthetically, I can say that now, I seriously thought the house would fall.over. Only after engineers and the Mason company assured me it was safe and just esthetically appalling. I could go on and on. The property is small in comparison but I new that before I purchased. It just gets me that a Company like Pulte would even offer homes with these issues not addressed before hand is sobering. Pretty house but no hot watee upon movein. Rob blocked my calls. I moved in on a Friday and I could not get anyone to address my issues until Monday. Its not an EMERGENCY?? Home construction completed within time frame. Not sure where it is a smart home as advertised. For the price we expected the interior doors to be solid rather than hollow core doors. Also response time for a continued problem has been slow and no return calls.

Very poor response to many issues. Hot water issues appliance issues. We need for somebody to follow up now

First time home builder, fell in love with a neighborhood where Pulte had the remaining lots. The build process itself was pretty painless - there was a decent rough schedule of when to expect things (and when not to, with some of the supply chain issues causing delays), and progress was pretty consistent. On the whole, I do like my house, and I think it looks nice - we've had a couple service issues (shrunken joist causing a dip in the floor), but Pulte Customer Service has been responsive thus far. The design center experience was actually pretty fun, though I remain a little bummed that Pulte stays (intentionally) limited on customization options - I love my standup shower, but to not even have the option of adding a wall niche for shampoo seems really behind normal trends (they offered a glass shelf instead). The frustrations started later in the process during the finish work - I didn't appreciate the letter "forbidding" me from visiting the house, and while I can understand that they don't want buyers distracting workers and that they're trying to actively avoid changes, it doesn't do much for your confidence in the process when you're told you can't see the work going on. There is a very short "celebration of craftsmanship" walkthrough ahead of the close where you can go through and point out issues with paint/finish, but I think it's unreasonable to assume everything will get caught in one hour. Additionally, more time would have allowed me the opportunity to actually think about some of the things I was seeing (the mantle I selected at the design center is a good match to the floor, but I don't love it against the rest of the room, so I would have at least liked the chance to do a change order even at extra cost). The other major frustration has been with the handling of the weather-affected items on the exterior. I built over the winter, so I knew that I would likely close with the driveway/landscaping still pending, but getting those final items completed was a genuine irritation. There was no communication of a schedule (the "official" response from the project manager was "the subcontractors don't follow the schedule I give them, so anything I give you would be wrong", which is an unacceptable non-answer that actually makes me more concerned that my house has quality issues if Pulte has such little authority/control over its subs), so crews would just appear with equipment at random. I work from home, so this was a massive inconvenience, as I'd be on important calls and unexpectedly would have a tractor 10' behind me in the backyard grading the lot, or I'd run an errand and come back to discover my driveway had been blocked off for asphalt while I was gone (was super lucky that I had my car out already, because the crew "was surprised" that it wasn't a vacant house, so they hadn't even rung the doorbell to warn me). I would HIGHLY advise anyone building over the winter to try to push the closing to after ALL work is completed, because Pulte is ineffective (or just not interested) at minimizing the inconvenience to you once you're in the house. ... The overall build of the house is great. Although there are a few things that need to be repaired but that was to be expected. The overall buying process was a bit tedious at times, to the point that we wanted to walk away. Now that we are in the house, getting issues resolved has been a bit of a task. I am overall pleased with the final product but the little things which could make this an excellent experience have not be dealt with very well.

Surround sound ceiling speakers were poorly installed. Front left speaker is out alignment. Also the grills are not flushed against the ceiling (6 to 8" towards the wall while others are 2 feet off the wall) Have not completed moved in yet so there may be other issues at some point

Purchase of the property was made relatively easy by people involved. Lack of communication was a bit frustrating during the process. Construction and materials used is subpar in certain areas. Most materials appear to be builder’s grade. Once moved in noticing many issues. Most screens on windows are bent, large dried concrete spills on basement floor, exhaust fans that are defective and need replacing, windows that don’t remain open, tiles and sinks damaged during install, scratches in windows. Not satisfied with materials and construction for price paid.

The Villa is very nice. and generally happy with it. However, attention to detail for a $500K+ Home is very lacking. Found many areas of poor workmanship: Cable wire boxes not connected to the wall, light switches not level, missed paint spots, paint spatters on tile floors, sink stoppers hard to operate, m is wired electrical outlet, door hinges with paint and glue on them, door frame casing not properly aligned and many more items. Pulte was responsive to our issues but they should not have happened in the first place. Check everything you can prior to or during pre-close walk through. Do not let them rush through and take as much time as you need. Make a check list for follow up. ... More

I think Pulte is like most large builders. You get a solid home that is built on the principles of mass production. A lot of your experience is going to be based on the local subcontractors and their quality of work and attention to detail. I have not had any major issues or problems with my home, but some custom build homes I have had in the past were far superior.

The sales agent Rachel was great in every area answered questions/concerns pre and post closing. Allen our building manager was great to work with as well, we trusted our home in his hands.

All around it was a good experience. The house is nice and it went pretty smooth. We had to prompt people a few times but things got done. If we had 2 criticisms it would be these: 1. Pulte has no flexibility to make simple changes. We wanted a water softener loop and a sink in the laundry room. These are not custom requests, they are options that Pulte offers. Even though no ground had been broken, it was deemed "too late" to select these options. 2. The bathtubs are used as garbage dumps during construction with no protection. Two of our tubs were damaged and one had foam insulation residue that we couldn't get out. These things were remedied but should not be necessary if care was taken during construction. It was an easy process.

Good Design Good Price Good Build

Pulte Mortgage wonderful to work with. Sales office, nice agents over there, but workmanship, I am not happy. Even if buying new construction, my advice is always pay for a third party inspection.

Good customer service. But I found a lot of things off after moving in such as screws outside the home everywhere, chipped doors, window screens loose, tilted outlets in the wall.

It is important to us to note that our Construction Manager was very attentive throughout this process and corrected a lot of things along the way for us. The problem lies in the workmanship of the contractors brought out to actually build the home. So many things missed or poorly put together that led to numerous revisits and revisions. Important to hire an inspector to ensure that every detail of the home that may not be obvious to the homeowner is looked over and corrected. It's disappointing that it requires so much effort to ask over and over again for things to get corrected, but if this is a home you plan to live in for a long time, you want to do everything you can to ensure it is correct. ... Overall it was good experience to buy a house from Pulte Homes. Definitely lot of things can be done to improve buyer experience while buying a new house.

I did a thing! I bought a home without physically setting eyes on it. My wife saw many homes in Illinois where we lived but there was something different when we entered a Pulte home there. It was well designed with great space. We fell in love but the price was far over our budget. Last December we visited Georgia to see a totally different house which my wife didn’t like, we checked others but no luck. We returned to Illinois and I continued my search and noticed the Pulte Furman and Continental builds. We liked them and then I contacted my realtor to help us check them out. She became our eyes and ears till we closed. On seeing the house for the first time 5 days ago, we were not disappointed. Just a few minor oversights that we expect to be fixed I.e not keeping an air filter in the furnace and a malfunctioning forest in one of the toilets. Overall, we love it here ... More

There are some lows, overall an average satisfaction experience

Pulte did provide what was contracted and overall we are satisfied with the finished product, even though it was over 2 months late., However some , "fit and finish" and punch list items remain unresolved after over 30days. Text, emails, person-to-person contact with the "Construction Sup" have resolved only some minor issues. But remaining issues : Missing expansion joints on Concrete garage floor, excessive gaps and leaks shower door are still remain unresolved .

Closing was not on time . Quality of material is not good

The construction mgr. was OUTSTANDING and made the experience positive despite the negatives. This individual is DIAMOND for Pulte. The finish work (trim, paint, hardware, cabinetry finish) is poor and very disappointing. Response time is fair; the design center and closing depts of Pulte was an awful experience. I would start those depts completely over. Inadequate time for the design review; Communication on available options (hurricane proof windows) was very disappointing that we could have had them without a massive delay; the non-HP sliding doors are poor quality and no one in Pulte will accommodate us on a change. I wrote directly to Pulte corporate office and they never responded, simply referred my inquiry to the local sales office. ... More

A lot of open issues during closing, which the construction team did address afterwards.

So far a nice experience. I just felt that, in a rush to close the house sooner, there were few things not taken care. The flooring was not so clean despite requesting to be cleaned few times. First floor carpet had marks several places and for a brand new home this is unacceptable. Some wood and Paint works are not so great. The front door paint is 2/10 kind of rated work. Front door and back door locks are not great, doors need to be pulled hard to put the locks ( remember its a new house) I am happy with the location otherwise and the house is spacious for me. The entire process took 15 months from signing. Move in date changed 5 times and very hard to get exact date. When you are uprooting your entire life from another state this is very stressful. No logic between which homes get items like a roof, sliders, etc and in what order. If zero gravity sliders are so difficult to obtain they should be purchased and stored when a 25% deposit was made. On the flip side -- the quality of workmanship has been excellent and we love our new home.
