Pulte was great to work with during the construction process. We were notified of each phase of construction and response time for questions was very good. I can’t say the same for issues after closing on my home. The response time is much slower, requires multiple attempts (takes several weeks). There were also a few surprises which were not told to us during the buying process. The home quality appears to be okay. There could have been more care taken in leaving the outside of the home cleaner, eg. cement splatter, pieces of siding and nails. The Design Center experience was fun, many options to choose from. Let me start by saying - the home is gorgeous and we will eventually be very happy with our decision. The house isn’t falling over and I do believe we received a fantastic deal in this market. Now onto the bad. I feel like we were deceived by our salesman. Several items that we thought would be included in our home turned out to be options that were not included. A tiled shower and the wood/metal stair railing are just two that come to mind that were never even offered to us to ‘upgrade’. Upon moving in, many items were not even completed. Closet doors not finished (no gliders in the floors and no paint), a cracked window, flooring installed in closet not all the way to wall, walls needed patched, towel racks coming out of walls, etc. Most of these things have still yet to be corrected. Then during the first week and a half in the house, we had two water leaks. The first took far long to repair and the second was just okay. During this, we found out that our water shutoff valves for the upstairs were installed wrong and did not work properly. Also, while most of these items have been repaired, we are still waiting for the fan to be replaced in our half bath as it was likely damaged by the water leaks. We had to have our front porch concrete re-poured because of an obviously visible incorrect slope. This took two weeks to repair and while doing so they left our siding on the ground in the mud not even lying flat. During the re-pour they got concrete on other siding that still needs replaced. Workers used my hose (not a big deal) but couldnt even clean up after themselves leaving in sprawled all over the front yard. A porto john was left on my front yard for several weeks although houses on both sides of me were still being built. I had to dig up a 10-12 foot piece of wood (2x6) that was mostly buried but had a 1-2 foot section extending up through the ground and clearly noticeable leaning against the house. Honestly the list goes on and on and on but I think you get the point. I never expected to have a perfect house, but I didnt expect so many things to be wrong, nor did I expect things to take so long to fix thereafter. If you go with Pulte, don’t ‘trust’ they will get it done because they wont. Be the bad guy and hound them til its completed to your satisfaction. ... More

I had a terrible experience with a leaking central HVAC system leading to no cooling for the first month I moved in. As a new home buyer you expect this to be sorted and examined but its a very demoralizing experience for me.

Everything was great except for my experience with pulte mortgage. They had a way of making you feel like a criminal and that you were lucky to have them lend you money.

Poor finishing workmanship on home, doors not properly installed, mismatched French den doors, paint and drywall repairs needed, upgraded cabinets needed repairs, light fixtures dirty, outdoor brick walll poorly constructed and damaged (eyesore). Numerous other repairs required in home

You really have to stay on top of workmanship. Paint job was sloppy. I really don't understand why builders use flat paint on wall as very hard to clean. I did have a few issues that were taken care of promptly after I moved in. Otherwise a few things that were not addressed so guess now have to wait before one year warranty is up to get addressed. Otherwise for a first time home buyer I love my home.

Make sure on the final walk thought, the home should be completely finish before closing. I am closing on my almost two month now, the paint touch up in the rest room, and 12' wide concrete drive way need to be fix. With many phone call, the problem have not been solve. Very disappointed.

After purchasing, Pre inspection list has not been followed up on.

You buy a box, nothing is included! basic base selection is dull therefore you have to upgrade and pay more! by the time you add all the necessities to beautify your place, you add & pay $80,000 more. Paint job not very good!

The quality of the work is great. We love our new home. The punch list was not completed and we are still waiting for some items to be completed after a full 5 weeks.

Be diligent in walking through your home while being built. Your project manager is there to help, direct, and get answers and problems solved. Overall a great builder.

buying process was good. Option selection process good. Quality controll was not satisfactory. Too many issues found by buyer which should have been picked up by Pulte. Punch list slow fixes and not good followup. example stucco fixed but no one came back to paint. expensive fridge was installed poorly but fix made was poor and missed that top of fridge eqipment door was split and needed to be replaced

The quality of the workmanship and materials are not good at all. A lot of things before closing wasn’t done the right way. Horrible painting job, tile grout wasn’t done properly on the floors and bathrooms also the cleaning inside the house before closing was poorly done.

Both sales and construction people had very likeable personalities. However, sales person was not clear (misleading) on some items, both financial and scheduling. It appears they said what you wanted to hear. Construction manager was not forthright on issues and scheduling. Attention was not paid to details. Some items installed incorrectly or sloppily were overlooked. Some items paid for were just not installed by COE. Construction manager pushed all items which should have been dealt with by COE onto the Customer Care manager. It took Customer Care months to deal with numerous issues, most of which were identified at the walkthrough before COE. ... More

We love the house, however, the quality of craftsmanship was not what we expected. They were prompt to address the many issues that were noted during the build process.

Our celebration day was a disaster, did not leave us with a great feeling!! Jeremy and Andrew did their best to make it right but still left a bad feeling in pit of my stomach

Upon moving in and thoroughly inspecting the premises, I find cheap cabinet fronts, not true base units, minimal closet shelving, and the cheapest building materials that a contractor can buy. There is only 1 cabinet in the kitchen with pull out shelves and the supplier is contractor only so we can't order pullouts for the remaining cabinets through them nor does Pulte offer any assistance in obtaining them. We paid for crown molding and wainscoting in the hallway, living room and dining room and find this did not include the hall going into the second bedroom and the opening to the hall in the dining room was not included which looks ridiculous. The installed appliances which we did not get to choose or refuse are of the lowest quality. The ac units in the outdoor storage closet vibrate so much it shakes the wall and is extremely noisy in the bedroom. Should have been insulated to buffer. I fail to see how these units are ADA compliant when there is not one automatic open door entrance in the buildings. Needless to say I am a bit disappointed. ... More

Pulte offers low basic house quality and tries to push for upgrading. Example, they offer only two basic paint colors including white. If you choose the other color (not white), the wall and the ceiling will be painted with the same color. Because it is not common to have the ceiling painted with a color other than white, Pulte push the seller to upgrade or choose only white. Many of my neighbors including myself would prefer to by our house from Lennar if it has a better locations and lots. I believe that Lennar offers better quality houses, with great exterior designs with good prices.

Everything started off wonderfully but after several understandable Covid delays we had to force them to admit that our closing date was being delayed. Everyone is very nice and accommodating throughout the building process but once you get closer to the closing table it becomes very aggressive, threatening, and careless especially if you choose to go with a non-Pulte lender. Upon final walk through there were SEVERAL issues discovered by our hired inspector. Thankfully they addressed most prior to closing but there were still issues found after actually living in the home for two weeks. Overall in the end its a beautiful home and it has majority quality items but you have to stay on them and pay attention if you want to make sure it is done right. ... More

Couple of things that I would change from having a pulte home.

Overall buying experience was good. Slightly disappointed with quality of materials used.

For the most part the house buying experience was great. The options studio and sales offices were great, and always were responsive in answering our questions and taking care of business. When it came down to the near completion walkthroughs, and following to spec that was laid for the builders and workers, there was a quality issue. Issues were brought up and required several requests to get an answer on. Several times we went through the sales office to get info from our onsite contacts. There were outstanding issues that were never answered, and issues that still may be present in the house. Those will have to be resolved with the warranty company even though the onsite personnel said they would take care of the issues just after we moved our stuff in. I want to give the builder and whole process more stars because it is a great house, and deserves it, but they need to work on t heir quality checking, and responsiveness to customers pre completion and post completion to really earn them. ... Process is extremely cumbersome. Pulte takes longer than advertised times for each phase of loan approval. Constantly asking for same documents all the time (pay stubs, bank statements, etc.)
