Pulte kept to the original timeline. That was important to ensure moving went smoothly. House plan and layout of house is good. It fit better than any other builder (for the price). Challenges were with finish-work and cleanliness. Throughout the project there was constant piles of trash both inside and outside the house. After drywall and flooring, there was mud tracked through, drywall clumps and dust EVERYWHERE, and the cleanup at various key stages was skipped. How do we know? All the trim work is embedded with dust that was painted over and occasional large drip marks dried in place. We had laminate throughout the house with slight overspray along all the walls on the floor. We pulled out the Oven and dishwasher to find clumps of drywall mud dried on the floor and dust that was never cleaned/swept. Terrible enforcement on simple "cleanup after your work" was enforced. Finish work was short as well. Finish carpentry had many gaps that needed re-caulked, poor touchups, and doors with chipped paint and scratches. What was the most painful was the flooring. We had hundreds of rubber hammer marks all over. These were pointed out with each inspection with the supervisor saying it would get resolved. On closing day, they were still there and the excuse was they simply wipe up. Turns out they did not. We had to use mineral spirits to scrub each mark and then rinse with water. We spent DAYS cleaning the floor and still find places. Ridiculous! The only feedback when conveyed again to the supervisor was that “those marks will disappear over time.” Overall, the house is built well and has a great feel, but fell short when it came to delivery at the end. When you spend three weeks cleaning a new house, it does not feel you got your money's worth. The bright point is our Sales person (Obie). She helped identify all the options we had to choose from and was good at finding answers. For example, we needed laminate everywhere and no carpet. She made it happen! We had several additions for lights added and other changes. She ensured all were identified and worked into the build. In closing, we would recommend and build with Pulte again, but be more hands-on with the supervision of the build. That was the part that was lacking. Overall the buying/building experience was very good. Sales and the field manager were great. The design studio experience was too rushed and the designer was ok, not great. Now that we have moved in, we found issues that there teams should have noticed and resolved. We now await how they do in fixing the issues. Our final rating will depend on how they respond.

What bothers me is all the grass they put in are loaded with frogs; however 2 times they got into my new home under the couch. They come out at night so you can't even sit outside cause they run in. It is a problem, otherwise everything was OK.

Great over all experience so far. Some communication issues with things that need to be fixed but decent over all.

Are garage door was painted the wrong color I told pulte about it and nothing was done.

Be patient and check the building process, often, on your home.

I appreciate quality workers are hard to come by during this time but I was really disappointed at the quality of work and attention to detail…painting, staining, etc. we paid for all black, beautiful hardware throughout the house and almost every door knob has paint on it. Happy to be in the house but it’s clear at the end they just want to rush through things and close. I’d imagine Pulte would save a ton of money if things didn’t have to be redone 2 and 3 times…

Nice home. Nice people to work with. Slow to respond to after the sale warranty issues. Overall, a positive experience.

After paying the deposit, it's hard to find the builder when you want to find it. I don't know why.

Ensure ALL issues are closed and verified before Certificate of Occupancy AND your final closing as I have had a lot of issues getting follow up on items that were verbally discussed and NOT documented in the agreement.

The overall process of Pulte's homebuilding experience was within our expectations, however the lack of communication and remaining open items that were addressed before closing, and continue to linger for over a month now are cause for concern. Communication throughout the entire build process was lacking which caused different issues and items to be addressed at the last second and remain open. All-in-all we love the house, we just wish there was more responsiveness from Pulte.

The overall experience of building our home was exciting and good. However the amount of issues we’ve had to deal with during our walk through before closing and trying to get the issues fixed with in the house after closing has been challenging. We have several dry wall issues, had carpet issues, a cracked window (I haven’t gotten an answer about if that’s going to be repaired), stair railings etc. I’ve been in my house for around five weeks. I’ve been working on trying to get these issues addressed since our closing date.

Not very attentive to punch list. Multiple calls no action!

Most everything was great. But unfortunately, as we expected, as soon as we closed and were given the keys, most all of the items that our building supervisor promised would be fixed within a few days (i.e. cabinetry x4, carpet), were never fixed and we never heard from the building supervisor again. As a result, we're forced to go through the Pulte warranty department which takes weeks and months to have anything addressed.

Everyone that we directly worked with was great. We love our house location, style, and layout. However, I feel like for the price we paid, the quality does not match. It seems like corners were cut to put cheaper material in where just doing it right the first time would have been better. When you find beer bottles in your home during the construction process you really question who is actually building your home. I think for the price point, Pulte could have done better subcontracting trades.

I was just excited about the entire build process with Pulte. Right from the start of the home selection process, through the interior design session and the actual build the Pulte team were always very helpful and constantly providing me with all the information I needed. The quality of the home is very good and I feel I got real value for my money invested. I can only offer great recommendation for Pulte as a valued home builder based on my experience.

I like it is a great community

Construction went as planned, no delays.

Inability to negotiate anything in the contract T&Cs, a bit upsetting. Other than that, builder did a good job all around.

Responses and resolution to service requests takes longer

We absolutely fell in love with the model home at The Reserve at Stono Ferry. Although we love our home; the location; and the floor plan, it is obvious that the level of craftmanship for the fit and finish of the model home is of a higher standard than that of our home.

Great homes, yet final product with workmanship remains unsatisfactory. Slow response times to address the many pending issues.

Quality of construction is not that great. It looks like the team is in a hurry to get the project completed and move on to a new one. Response to issues is very slow and things promised to be taken care of have not been addressed.

quality materials, great staff. delayed/late items that were incomplete at closing are taking very longer to complete.
