The community grows so fast.

Overall the experience was good. After you move in, the service was ok. It is the home owner's responsibility to contact the individual contractors if there are an issue instead of calling Pulte.

Incredible Sales Personnel who really care about you, the home buyer. And we really appreciated the weekly meetings with our Field Manager (the specific Builder who is assigned to your house). Communication between the home buyer and the builder is excellent. We were impressed that our builder (i.e., Field Manager) for our home had superiors above him who oversaw the building process. ALL Pulte staff were so courteous and helpful. When Pulte says 'the tentative completion date of your house is ____', you can count on it!!

Overall, I’d say our experience has been a solid OK. There was a lack of communication about who was in charge of what aspects of closing, finishing touches, future home issues. Some of the communication problems were COVID related, but then there continued to be issues. A lot of “oh that person told you the wrong thing” kind of situations. Everything that I’ve asked to have fixed has been fixed eventually. It’s hard to tell if this is the experience most people have or if it’s completely a result of covid impacting the business (people quarantined, etc.).

The builder is fast. The quality of materials is poor. The design is acceptable.

Overall the home buying experience was good. The structural, design sessions and the overall timeline for the new construction were good. The construction took less time compared to the timelines provided by other builders. We had few concerns related to structure and elevation related items during and after the construction. The structural one was addressed quickly and the other one is yet to be addressed. Though it is new construction, I would recommend buyers inspect the home thoroughly during the construction to get issues fixed before it is too late.

Love my home, however I submitted a work order within the 30 days period and no one has contacted me to fix the issues. Disappointed in their responsiveness to issues.

Don't be afraid to pick out your own items in the house, even if they don't offer it.

in the process of negotiating an interest rate on our mortgage, we were specifically told that Pulte would match any rate offered by any other lender. i received a very slightly lower rate from George Mason but Pulte WOULD NOT match it. they violated my trust in them.

Buying a Pulte home is a process that does not end at closing.

Overall I'll give you an honest review... We moved in mid March had several delays because of Windows... Said it was on back order by if you read through the emails/between the lines it was not the window company it was something else... Once moved in we noticed the following which was/is under the Pulte Warranty 1) Master Bath Shower Grout piece came out/off. Contacted our manager of our property/community scheduled for onsite repair. Guy came out didn't pay attention to the color and put the wrong color grout in... Made another call came out 1-2 weeks later removed the wrong grout color and placed it with the correct kind. 2) Back door frame was cracked - Contacted Property Manager scheduled a guy to come out. The guy arrived did not fill the crack but just put paint over it and didn't fix the full issue. Requested to have a totally different person come out put it on the schedule and there was a no show... Issue still not fixed. 3) Piece of siding fell off and blew away - Contacted Property Manager schedule a guy to come out.. This is still awaiting the day to be fixed no update on if this was fully fixed or not. 4) Cement for Driveway/Porch is UGLY - Contacted Property manager, stated that he will come out and take a look at it and see what is wrong. (What is wrong is I wouldn't walk across it unless your wearing shoes. The cement is very rough to the touch it's not brushed/smooth the overall appearance is just UGLY....) There's flaws like every new home, but I'd like to see the following with Pulte... Follow-up with the customer to make sure the issue is corrected, I shouldn't have to call/email/text to tell someone that there was a no show or incorrect grout or doing a horrible job... The house is very nice looking overall is it worth what we paid for.... That is left to be determined for the years to come, I cannot say yes or no because it's BRAND new. ... More

People are friendly and polite. Yes the quality and workmanship are less than great. Several examples. Show curtain rod came off without being used and without having the shower curtain put on. Small cracks in ceiling started to appear in one month after closing. Cuts in the wood floor. I noticed those defect not having been moved in.

There was an incredible amount of trash left in our yard that was simply buried. We love our home, but I would not classify it as “high quality” craftsmanship.

The super was great, the quality was good for single family housing, the upgrades and pricing was predatory to say the least.

Although our salesman was new with Pulte he was fantastic!! He always made himself available and he is the sole reason my husband and I stuck it out with Pulte when things became rocky. Our first construction site manager refuse to ever meet with us then out of the blue he quit. The second site manager was 100% better and communicated with us weekly. There was a 60-day delay in the construction of our house. Delays happen with construction; however Pulte did an extremely poor job at communicating these delays. When there is a lack of communication, problems will surely arise! All delays were discovered solely because we were proactive in requesting updates. Pulte provided us feedback regarding the delays: 1). The first site manager quite and he did not do some of the things he was supposed to do. Well the customer is not responsible for the actions of Pulte’s employees. 2). Pulte’s second reason for the delay was their construction worker were getting sick from COVID-19. I completely understood Pulte’s second reason for the delays. Where Pulte failed was in the communication department. Had we not inquired about not seeing any movement at the house site, we would have been in the dark. Supposedly, the delays had an effect on multiple houses been built. If this was a mass problem Pulte should have communicated these issues in writing (email/letter). When we would visit the construction worksite we often found beer cans throughout the house and yard (yes, we have pictures). We were extremely concerned and provided a Pulte representative the pictures and mention this matter in a survey. No one from Pulte contacted us regarding this matter. We found a water bottle find with urine placed in one of our tubs and yes we reported it and have pictures. Just as we reported food wrappers throughout the house site (in and out) to include yogurt, some type of meat bone, and fountain drinks. Then one day we notice what appeared to be raccoon footprints and once again I took photos. We did hire an independent home inspector, especially after a couple driving by in the neighborhood yelled out “Make sure you get a home inspector.” I have never experienced anything from neighbors before. We decided to go with Pulte’s financing due to their incentives. The young lady who served as a loan manager for my loan was very pleasant. I noticed she was asking for paperwork that was originally generated from Pulte. What I discovered is Pulte business processes need to be improved!! An example is a request for a receipt. We made a payment to the Pulte’s sales office using our debt card however Pulte’s financial department request a copy of the receipt from us the customer when Pulte already had a copy of the receipt on file. This is at no fault of my loan manger as she was just following Pulte’s processes. There should be a benefit to doing everything related to your house with one company. As with any new house defects will be discovered and we are slowly discovering them. We discovered one major defects (front door lock not working) and multiple minor defect. It took roughly 30-days for our front door to be replaced (completed yesterday). We are waiting the other items we discovered to be fixed and some replaced. Overall we are 85% satisfied with the house itself, which is a direct result of the second construction site manager we had. ... More

Its been 6 weeks since we closed and no action has been taken on the list of repairs we submitted.

This house was built during the COVID-19 pandemic and we were pleased that there weren’t many delays. There was however a lack of communication between us the customer and the builder.

The home was delivered to me 6 weeks later than original closing date with so many problems. It is 8 weeks and I am still getting things fixed in the home. To give an example the door knows were placed on backwards and I was stuck in the bathroom for over 1 hour. I finally got the refrigerator and it is also broken . The floors were full of paint (fixed and cleaned they look great now). So many other issues who puts in a bath tub without sealing around it. The AC was broken. Among so many other issues. They are fixing everything but taking time from work is not conducive anymore

Quality of the build was not what it should have been.

I wish we had asked more questions. We would have made slightly different moving arrangements. There were too many issues after closing.

Overall Pulte is a great homebuilder. The superintendent addresses issues fast. I think the salesperson I had needs to be more attentive . Once the down payment was paid in full... never heard from her again and ignoring of communication from my realtor and myself was frustrating. The mortgage/close process went great! The only other issue I had was design center, this has yet to be fixed with the bath accessories vs faucet package color error
