Kitchen cabinet for the waterfall island was misplaced. When i asked why, i was told that's the way the vendor made it..which didn't make sense. A week after moving in, i noticed the island wasn't done properly. I reached out to the field manager. Was told that's the way they did it. This wasn't true as that wasn't the case for another home i saw. Till date the issue has not be fixed. I gave a 3 star overall cos other aspect of the home was average.

The quality of work is extremely poor, the finishingwork such as the trim, paint is very disappointing for being a pulte home. In Charlotte NC, Pulte had a reputation for Excellence but i havnt found it hear in the Johns island Arbor community which i bought in. I spent over $500,00 buying and adding items to my home. Im still waiting on my punch list to be completed and I closed on march 13th 2020, I understand about the corona19 ut had no contact after being g told it would be taken care of.

Overall our home is great, however there are noticeable instances where you can tell the construction was done just good enough. The floors are all sloping, the stairs creaking and the paint job that they did was rushed at best.

Ever since I have moved into my new home, all I seem to do is clean up some kind of sticky goo off the non carpeted floors. My windows are filthy. The pre move in cleaning was just not up to par.

I was expecting more in the finished product with Pulte. Maybe it is related to the subcontractors in our community, maybe the process. We still have unfinished punch out work that is yet to be completed after 90 days post closing. Moreover, I have 2 cabbage/Sabal palm trees that have died and was told that Pulte does not warranty landscape trees/scrubs nor does the company that installed them. The trees should have lasted more than 90 days. Very disappointed in their answer to a defective tree.

These homes could be improved a lot if the workers preforming their tasks cared about the quality of their work and not so much about rushing to complete their task. With just a bit of effort they could make so much better a product and without adding a lot of cost. An example is to have a 4 plug electrical outlet at the bathroom vanity instead of the 2 outlet. Offer (at additional cost) a whole house vacuuming system (Bean is a popular manufacturer). The electricians had to replace the 220 volt cable for the clothes dryer. They used a saws-all that thru bits of grease onto the wall. Nobody cleaned the grease up and when I pointed it out to the painters all he did was paint over the grease. Now I have all these spots on the wall where the grease is bleeding thru the paint. ... More

After closing the pending issues are not getting addressed quickly.

ceiling needs repairs bad and they have still not corrected it. Been 3 months now.

We love our home, but we quickly found out that some things were looked over by Pulte. Our counters, which were suppose to be sealed, did not get sealed and we found out the hard way with stains sinking into our granite and unable to come out. Also they covered up our water softner drain, so when someone came to install, we couldnt finish because the drain is no where to be found. We've reached out, and we know due to covid we were on a waitlist, but its now into June and we have had no call back to get an appointment set up to fix these issues. Pulte is a volume builder/developer. Consequently, the sales and build departments don't always have time to communicate fully the realities of the delivered product verses the promised product. The end product can come close to your expectations if you help manage and track the process.

The Pulte salesperson separated from Pulte just after I signed the purchase agreement in January. I was not able to do a walk-through to view the construction progress. I did a walk through the morning of the closing in mid-March and everything looked okay except for a few missing upgrades that the sales rep had verbally promised. The governor issued a Covid 19 "stay-at-home" order so no repairs can be addressed at this time. The essentials are working fine... HVAC, electricity, plumbing, water... My repair list is long but does not include any major concerns. I've purchased and added weather stripping for the drafty doors that will just need some adjustment. I fixed the door bell by moving the wires so now it has just the one chime... it goes just "ding", but not "ding -dong". Thanks to YouTube I have fixed the balance shoes and pins on the windows. In some cases the pins are completely missing so the windows cannot stay open. I've taped down where the wood floor has raised splinters so it doesn't injure my stocking feet. Unfortunately the Pulte Warranty Manager, like the sales representative, was released from employment. He had kept a list of all my needed repairs and had planned to address them as soon as Covid would allow workers to resume employment. I was not pleased with my Pulte home. Upon my moving in the air conditioning unit completely malfunction and I had to air for many hours on my move in date, not to mention water dripping from my master closet. I also experience electrical issues, where my main line was cut and I was without power for over 5 days. This has not been a great experience at all!

Construction of my 4th new home just happened to be slightly ahead of the pandemic. The mandated downtime made me look closer at workmanship and materials. I noticed several issues that I’ve requested action on, to no avail. Employees come and go, each promise timely service and then disappear. I resolve some issues myself without the hassle of trying to arouse the interest of the come-and-go Pulte workers.

Pulte will pressure you to buy a home with ALL of their products - their home insurance, their mortgage company, etc. They will not stop pursuing you until after your closing. Remember, you need to put your own interests first, and Pulte will put their own interests first. Carefully review your options and don't let them bully you into buying their products. Consult with people you trust to make the best choice. Their home product is great, but they need to work on not being so aggressive. Their mortgage lender was so ruthless that he lied to me via e-mail to get a reaction out of me. This was after he had attempted to contact me numerous times to change my mind about the lender we had chosen. Personally, I would buy a Pulte house again (they do a beautiful job) but would never get involved with their other business units unless I was absolutely sure I was getting a better deal (don't take their word for it - do your research). ... Model home was three years old when it was sold and we moved in on March 25th during Covid lock down. Hot water system had not been properly maintained and did not work in master bath. Response was 'you bought it as is' and we were brushed off by main office in Phoenix. We found our own plumber and had repairs done at our own expense. Other items on the final move in check list have still not been done as of May 28, 2020.

Make sure the project has everything working and complete before you close. They promise and extend and are difficult to pin down a time to complete even though they use those workers to do their own homes rather than repair the items that were wrong on your home. We were luck to have a very good foreman to work with.

I was told this was the best built home in my area. I was disappointed with workmanship not up to the level I expected.

Covid 19 impacted our walk thru and moving in process. There's been no work or follow up in the 2+ months we've been in the house. No 7 day check in, no 30 day follow up and there are 3-4 issues that need addressing. We were told 2 months ago that things will be addressed when Pulte resumes that program. Still waiting-no communication/updates. Frustrating.

Was extremely excited about purchasing this new home from Pulte. the Sales representative (Tom) demonstrated to be very fair, honest and upfront about this purchase and assisted me in making great selections / upgrades. The onsite finance representative in my opinion was not attentive with my paperwork and failed to return phone calls. When it was time for me to choose the options AFTER I signed a contract the Design team member demonstrated poor customer service, I felt rushed during the limited time frame allotted, several options that I preferred just two days before our scheduled meeting was then advised specific options / selections were NOW discontinued. The limited color selections desired were not available, such as a grey color carpet selection was not available only through an upgrade. This practice compels buyer to spend more money. I choose not to select items such as gutters, garage door openers, kitchen backsplash to be included for various reasons. Was disappointed when the design team member failed to inform me that on the day of our appointment a third party vendor was present to offer for sale additional options for the home. I utilized the Pulte Mortgage option (Colorado) extremely happy with Ari during the entire process. From our initial recorded conversation he always demonstrated to be professional, always available and was prompt in retuning calls or explaining the task at hand. My initial case manager was useless (Kim) and after a month with no response I was informed she no longer worked for Pulte. So for over one month my loan application was not being addressed. Was then assigned April to assist and was very disappointed with her in fact after she provided me with mis information I had to escalate my concerns to someone else and only then was my concerns being addressed. Subsequent to shopping for the best rate I decided to use Pulte Mortgage due to the incentive that was being offered. I was assigned John as the field construction manager and felt he was responsive to my concerns, provided relevant information and exhibited his experience and willingness to ensure the buyer was satisfied within his control. I MUST take the opportunity to express my dissatisfactory especially towards the "drywall" contractors, and "painters" hired by Pulte to perform in my view sub standard and poor craftsmanship work. The amount of money buyers spend on these houses, in my view, should never be subjected to using inexperienced, incompetent trade workers. I can only point blame on PULTE as they hire these vendors and continue to use them hoping the buyer ignores the poor craftsmanship work performed. I am NOT the only buyer with this sentiment. I also don't think its fair on the project managers who desperately try their best to provide a great finished product and prior to closing and beyond their compelled to repeatedly summon the contractors to redo their work. Since I was available I watched this entire process from start to finish some things in my opinion could have been avoided if the Builder (Pulte) would utilize more proficient and experienced contractors and subcontractors. Purchased a brand new townhouse from Pulte- the property was priced per market and the added upgrades were good too. How er, with being in the house for 2 months, we are starting to see creaking floor at one place (it’s a brand new house), issues with the air conditioners, bathroom hardware not fixed properly and the wall paint is so fragile that the slightest of touch while walking up and down the stairs with boxes is creating major marks. I have not put in a request to fix these yet due to COVID but will see how fast they fix these issues. House is average. Could have been more soundproof. Location of the condenser unit could have used a little more thought. You have to turn the volume up on the TV every time the unit starts. Management company the builder chose for the HOA lacks oversight of the community and communication. .

-Tile grout in the main bathroom not filled in completely causing dirt to fill in those areas not covered, need to buy something else to get the dirt out. -There are visible gaps around the front door, insulation was not done properly. -The landscaping is the major problem area, the area was not properly evened out before installing grass, there are many uneven areas that have now caused flooding with no drainage, in other areas, there is just mud. This is causing us to have a professional come in and redo the entire landscaping of our home.

Workmanship sloppy in areas. Paint applied with one coat most places; lacks quality finishing detail touches throughout; bathroom sink smeared with glue. Sound proofing concern - can hear toilet flushing and sink draining through pipes above our bedroom. Screening on porch was lowest quality screen size. Will say that appliances, cabinetry seem good quality. Haven't had full experience with warranty/repair team due to corona virus limiting people into home. Communication was lacking from project manager until build almost complete - supposed to have walk through prior to sheet rock going up, but somehow didn't know 50% of sheet rock was put up prior to our walk thru. Ease of installing cable/internet was pushed at us all along due to the prewiring system, unfortunately wiring was stuck somewhere between floors and took the supervisor 3 hours to fix, this after cable guy also spent 3 hours. On positive side, sales experience was positive, design team and experience was great. We do love our neighborhood and hope no bigger issues arise! ... More

many new appliances that were and are broken; missing outside trim; two electrical problems; retile of the entire house needed.

The best advice we were given and didn't follow was "Don't settle until everything is correct!". We believed the people we spoke to had our best interest at heart. However, once they had our money, we were less of a priority...and we still are! We settled right as the pandemic took hold of the country. We appreciate that they needed to keep their workers safe. We only wish they had corrected all of the blue and green tape items that had been mark and promises they had made to us prior to us closing. Additionally, we are now finding out just how much "misinformation" we were given during our sales meeting. We had felt very comfortable with the sale person, but now realize just how much misinformation we were given. BEWARE! We'd love to talk to someone from Pulte about these issues! ... More
