I’m glad to be in my home but now that I’m in it I’m finding a lot of issues with detail. Things that I feel other builders would have taken to time make sure it was completed to satisfaction. It just looks like they hurry through the completion to make sure it’s done instead of taking the time to do it. It’s like quantity over quality. And yes they come back to fix things after a year but just do it right the first time. I think the value I paid for my home is not worth the quality of work that was done. Just seems rushed.

Overall the house buying experience was good. We had several issues that came up and I feel Pulte did a poor job of mitigating them. Also the quality seems to be all over the board. For example we have nice bathroom fans that turn on when they sense moisture, yet our wall paint is so cheap it is flat white and stains by just looking at it. You need to keep your finger on Pulte to ensure they deliver as promised and ensure each upgrade you pay for is installed!

I purchased a Home from Pulte at the Cuneo Mansion in December 2019. The whole process took 7 months ,pandemic period included. Original sales experience was misleading on some items. Mike, our construction manager, is absolutely fantastic. He is extremely detail oriented and ensures work is done exceptionally. Communication is not at all fantastic. There should be someone responsible for communicating better with the community and homeowners. Mike is in the field all day and many questions are outside his scope of work (common areas, etc.).

The materials were fine in terms of value for money, but the workmanship was not. There are visible sheetrock joints and bumps in some places on the walls. There is a rather steep gradient in the flooring, which may be by design, but there are minor yet noticeable ups and downs in the flooring as you walk on it. Similar minor workmanship issues throughout the house. The way the contract was drafted, it was punishing for the buyers in terms of timelines and penalties, so read it carefully.

We had 2 salespersons. Male then female. The male sold us the home and was rather minsinformed about home options/upgrades and didn't seem to care. He just wanted us to sign the contract and move forward regardless of all the options we could choose. Some of which he either didn't know himself or didn't care to tell us. He was laid off and a female replaced him. She was better. Our first field supervisor was not very hands on nor responsive to get stuff done. He was laid off and replaced. We had some issues in the beginning such as the punch list was not completed by the time we moved in. The person covering for our PM did not follow through except he removed all the tape where we had issues. We are still finding some of those issues now that we had marked to be fixed during our final walk through. Hopefully our warranty will cover it. A mouse was trapped inside the wall and died which started to smell but our PM was responsive and was able to recover the body and an empty water bottle. We had issues that took long to get fixed, like no power on patio outlet due to outlet by A/C units covered by stucco company, holes on wall to find outlet, stucco patches, and paint after. Range hood stop working due to loose wire under range. Tub faucet leaking for two and a half weeks before fixed. Waiting for A/C units to be balanced, too cold in one side of house.

Some features listed as upgrades could be of better quality (cabinets). Paint coverage could better throughout. Instruction on home amenities such as how do you turn on the fireplace? Should leave paint for owners so they can touch up various paint issues (interior wall and trim and outside wall and trim) so contact with customer service is not only reduced but issues are corrected quicker.

We just moved in and have several things that need to be addressed. I would like to complete this after all items have been addressed through the process. We have noticed several items such as appliance instillation, cabinet finishes, improper grout work and paint overlap that will all need to be addressed before we can complete a full review.

The Pulte houses are well designed thought through houses with sub-par subcontractors. Many walls and tiles are not straight and level, missing small sections of paint, and poor final cleaning prior to closing (construction marks left on some windows and doors). Pulte did respond quickly to any immediate issues.

Our new house is our "forever" home in Babcock Ranch, FL, and we wanted it to be as perfect as possible. The finishing work on the house is sub-par. The interior paint is sub-par - dirt in the finished paint. The "skip coat" finish just doesn't look good. Let me start by saying we love our house. From the inside it is great. For the price paid the outside drainage issues are unexpected and frustrating. Haveing to dig out all the ditches filled with rock and put the gutter run off underground should have been standard. Rock ditches running through the lawn is pathetic. It wouldn't have cost much more to just do it right especially when people are playing 3/4 of a million dollars.

If you chose Pulte you just need to make sure you check in almost daily. Take pictures of defective or incorrect work for documentation, also take pictures of where your plumbing is in the whole house so it is less likely to hit a pipe down the road. Make sure you check that the options you paid for are actually getting installed.

Our home itself is a nice home and we got it for a great value. Everyone I have worked with at Pulte has been pleasant and usually helpful. There have been issues though: The sliding back door was stiff as can be upon move in, and we had to realign it ourselves. The door to the airlock/laundry room does not fully close unless you give it a good push into position. There's a gap in the grout of our shower.
