Slow motion train wreck

This was the third home we’ve purchased, second one we’ve built, and this was by far the worst experience of the three. Communication was non-existent, deadlines didn’t matter, and the finishing work on the house could’ve been done better by a high schooler. The only saving grace is the location of the property, the schools, and our community. We have great neighbors and live in a great area.

Pulte homes customer service really stands out! Every one we encountered were very pleasant and helpful. From the sales team, to the mortgage team, the construction team and customer care team after closing. The home itself is wonderful. I'm a fist time home owner. I have now been in my new home for 3 months. We had some minor issues that needed to be fixed after closing, which were taken care of immediately. (Flooring gaps, Missed Drywall under countertops, and doorbell) Imagine a newly built home that is 99% perfect. Small things here and there that we fixed right away with great follow up!

Only thing that stood out was the last site supervisor (Jason) who was very professional and nice person who listen. He was our 5th site supervisor but thank God he showed up at the last minute. A lot of the buildingerrors were made prior to him coming on

Home was supposed to be completed in March but lasted 7more months. The worst part is that homes that were recently signed took precedence because they paid more money. Unfortunately, for 6months, l was the supervisor since Pulte would not provide me with update and hardly worked on it. Even in some ocassion, l had to contact them about shaddy work and issues on the ongoing building. For instance, l came in on my weekly checks and found one room completely filled with water and had to let them know (this is just one of many). Building was mostly low quality and had several things not done ...

They have good intentions but are seemingly inept at providing good service after the sale due to cut rate vendors and poorly trained personnel. Too much sloppy workmanship. They utilize your home after it's sold as a model/sample for other prospective home buyers. The materials specified are somewhat inferior at times and quite a bit of the workmanship is far from superior.

Selling personnel is excellent. Finishing with poor quality, since day one I notice cracks, paint is needed in many areas. Kitchen cabinet door waiting to be replaced. I closed now more than two months ago and still pending to fix the list of cosmetic items.

Do not let Pulte homes tell you that they have the right to dictate what lender you use in order to purchase a home from them! We paid we offered $86k over the minimum purchase price that they would accept with $500k cash prepayment and they told us that unless we agreed to use Pulte mortgage, they would rescind the acceptance of our offer and sell the house to another buyer. After closing, we met our new neighbors (who had been our competition) only to find out that we had offered far more than they had and that Pulte was so greedy that they also wanted to force us into a loan with terrible ...

Good builder and also very responsive after closing

The overall process was smooth. The customer care representative (Jose) does respond and raise work orders for any issues in the house after close of escrow. He also promptly follows up with the vendors. They try to resolve 80-85 % of the issues raised and not all the issues. Overall the process is okay and would recommend Pulte to other home buyers.

I wouldn't do this again. Pulte seems to have very little control over their sub contractors. We've encountered countless issues throughout the process (during and after the build was complete). Pulte always responds quickly, but there's no way to fix widespread shoddy workmanship (framing, drywall, painting, plumbing, electrical, flooring, windows, you name it). I just hope we don't encounter long-term effects down the line.
