Quality of house is not as per my expectation, For example stairs are losing their color and the after sales services team is unable to support saying it’s out of warranty , similar is the case for small other points where I am not even calling now or raising services requests as I have very low expectations from Pulte services team , as the answers are mostly to ignore the requests.

Jelena is super nice and great to work with. Our many questions were answered and overall had a great experience with her. Branson with the construction team also is very friendly and very responsive which is great in getting issues resolved in a timely manner. I really appreciate the support from these two.

Stefano Hankewycz and Jim LaValle are absolutely wonderful to work with. There were disappointing things that happened during construction, but those events were out of their control. The communication and care that Jim and Stefano shared during the build was a blessing during a stressful and unpredictable time.

On each stage it was bad experience with Pulte starting from Sales Team, Pulte Design Center and Construction quality and standard. Worst part is big brand Pulte can construct Sleight walls.

Pulte home are very well built homes. The Sales Representative was knowledgeable and responsive.

Make sure your home is complete before you accept. We're still without proper drainage off the downspouts. This is causing water in the basement. A 6 week old home should not have water issues in the basement.

I would caution any new buyers to look elsewhere. We are 45 days into ownership and very disappointed. Not only did we have to make several concessions along the way, now we are dealing with very poor responsiveness post move in. Pulte was responsive during the build process, but now its like a switch was flipped, once we took possession, they do not respond. Even though we had a documented (and Pulte acknowledged) list of 10+ concerns, no response despite numerous attempts to have things addressed. Our concerns are significant; issues such as missing exterior siding, non-functional dishwasher, unfinished trim items, trim items missing, lastly the entire hardwood flooring having white paint overspray and more pronounced paint drips/splashes in nooks and corners. This is our third new home build and the worst. Pulte is building too many homes too fast. Supply chain issues and worker shortage has led to many build quality issues and subpar work by their subcontractors. Field Manager does not keep promises that were made for items to be fixed so that we would close on home. We have had build quality issues throughout and it has been many months since we closed with nothing being addressed.

I Have two verbal conversation about warranty issues along with a submitted ticket over 10 days ago without response.

Everything was great from sales to customer service however, this has been the worst new build from pain crew I’ve ever seen. From caulking to base boards to doors, the painters did a terrible job. This will be fixed but it’s disheartening to see the poor level of workmanship in such a large part of the home’s esthetics.

I requested more than month ago for repair for chipped door and many other things needed to be fixed. Why your company hasn't done anything? Please respond with your answers.

Don't be so excited to close, that you overlook items in your home that should be fixed, installed, or completed with the the highest quality before closing. Also if your gut tells you something should not be a certain way don't be afraid to question it and then follow up on it.

Our builder Dustin was great. Some of the subs seemed to rush to get the job done because of their workload. Some of the work was sloppy, concrete, paint, floors… but Dustin is taking care of any issues in a timely manner so happy overall.

Many issues with the quality. Requested help for repairs numerous times, only to be ignored.

The lot/backyard size is too small, not as showcased in the model home.

This was our first experience building a home and overall, we are happy with our home and believe Pulte built us a solid home. But, the devil is in the details. From the day the foundation was dug to actual closing, our estimated closing date was delayed 6 weeks. Pulte did their best to prepare us for this inevitability because of the current conditions on materials and trades, but it was still extremely frustrating. A week after they committed to a closing date, they pushed it back another 8 days which meant we had to reschedule deliveries and utilities. Throughout the build we noted a few issues, like poor quality of framing lumber (lots of warped boards, bark, splits, and just overall bad workmanship of the pre-fabricated walls. Then, our framing was rained on for a month straight with no roof, leaving all of our interior lumber discolored. Electrical and plumbing workmanship was excellent. Final finishing was a mixed bag - in general the drywall and paint were done well but there were some pretty glaring issues we were surprised to see on final walkthrough. Tile work was sloppy but by the time it was done there was no time to fix. This was the biggest disappointment for us, especially based on how much it cost to get subway tile in our main bathroom. Prices for options like upgraded hardware, lighting, ceiling fan boxes, bathrooms, etc. were generally reasonable but they add up quickly - why aren’t ceiling fans prewired in every bedroom on a home whose base cost is ~$450k? That said, the sales associate was extremely helpful in walking us through options and costs so we had no surprises when it was time to pick out specific finish colors and options. I am not happy with the response of punch list items it is taking to long and no one responds to emails.

The mortgage company is slow as molasses

I've been impressed with the prompt and clear communication from Matt Rankin throughout this process. Jeff McCuster is professional, personable, patient. I never felt rushed. I liked Jeff's patient explanation of the construction process and, with all the delays in the construction world, I am grateful to finally be in my new home. I feel secure with how my home was built. Overall, it has been a very positive experience.

Communication was excellent during entire process.

I enjoyed the complete development of home in Woodbridge. The sales manager (Khal) whom I worked was very helpful and guided me to choose the best options for the home and I must appreciate that he is reachable to answer all my questions through the 8 months of development. Since we were the first-time homeowner, we had lot of basic questions and our Field manager (Aaron) was transparent in explaining and he clarified each of them with no hesitance. His supervision made the home to fulfill our expectation and I would say beyond our expectation. Overall, the whole journey with Pulte was a wonderful experience and as a customer I like the teamwork of Pulte and I was comfortable with the Pulte process.
