Home owners have construction manager to care about their needs.

This is our third new build experience and by far the worst. From the very beginning sales experience all the way through to our closing and now into our one year warranty experience. It started with the sales agent making promises, in writing, that she couldn’t actually fulfill. After escalating the issue internally I was told by the sales agent’s manager, and I quote, “if I wasn’t happy, why did I choose Pulte”? After the build started I personally found many quality issues that were overlooked by the PM. This was most likely due to Pulte choosing the cheapest sub contractors. Additionally, our closing date was pushed three times and I even had to call the city myself to get updates as to why we were failing inspections. After closing we still had many issues. We even had painters in the house the day after closing still working. We knew going into closing that we had several windows cracked and they would be replaced when they arrived. I would assume we would be prioritized over the houses still in construction, that was a bad assumption… Finally, after being in the house for a few months we noticed the lighting doesn’t even match the plans. ... The end to end experience from Pulte agent to project manager was fantastic.

This is our second Pulte home we have owned over the past 5 years. The first one went great During the beginning of our home buying/building it went fabulous. During the middle and end was a different story. We knew about delays and could understand that. Unfortunately, Pulte didn’t have any quality control when it came time for the finished product. We have an upgrade kitchen that has damaged cabinets and rushed backsplash. The backsplash has two different color grouts and tiles sticking out after repair was made before closing. Our master bathroom has a large walk-in shower that has two different color grouts, marble bench that isn’t straight, and tiles that aren’t laid correctly. ( this was done the day before closing). We had numerous issues with the finished product from the painters.We are still waiting for the punch list to be done. Our building manager did involve her upper management but we are still waiting. When asked about getting the items listed done before closing the response was “it’s a warranty issue”. We have lived in our new home for 7 weeks and we still have no game plan on our kitchen and master shower. I wouldn’t recommend Pulte to friends or family. ... More

Had a great experience, everyone involve did an amazing job. Very happy with the overall process .

Construction Manager is really helpful and very responsive. Solved most of the problems that were identified during the celebration.

Buying this home was a roller coaster initially due to heavy demand for the Wagner Farms community. While the price was steep, the rest of the experience with the Sales team, Field Managers and Customer Care was awesome. Given the crazy demand for homes during this year, it has been a great experience overall.

The quality of the materials is low, workmanship is terrible, tiles are not arranged properly, so there is a pond in the shower. The other tiles are not arranged properly and when i pointed out to the superintendent he said they cant do anything about it. The vinyl floor is cracking, the stairs are starting to be uneven, the kitchen cabinets got here with cracked parts and its been 2months after the closing but they don't have an update for them. They said the painting will be in 3 coats, but there seems to be only one, with the lowest quality of paint, several spots have been pointed out on the walk through that need to be repainter because we can see the drywall mud, some of them have been covered but some of them not…. Poor workmanship on wood trim, doors and painting.

I had a horrible experience with my Field Manager. He was rude and non-responsive.

My experience has been outstanding in every way!

The builder repeatedly lied and said he would “take care of ” something that wasn’t right according to my inspector, but unless the city inspector picked it up and required him to fix it he would just cover it up. Very sloppy workmanship throughout.

Wendy was by far the most responsive and customer friendly of your team.

We did our walkthrough with the project manager. Marked many things. Things that should’ve been an issue frankly. Project manager also didn’t take very good notes. Upon move in, many of those things marked were still incomplete. We continue to find things wrong. Outlets not working, grout work bad, light switches uneven, dead/dying plants (irrigation was turned off for repairs, but not reactivated in time to prevent plant damage)… Project manager has been slow or completely unresponsive. Now we find he’s been terminated from Pulte. Our home is far from “model quality “

The preaproval was amazingly fast. It made me feel confident that when the time would come to finalize, it would be equally fast. It was not. I couldn't believe the amount of hoops I had to jump though to get this home. I wish I had been warned to spray pesticides to kill off all the bugs that made my home theirs throughout the build process. We had to forego the radiant barrier with no replacement option. Pulte homes was supposed to be energy efficient and now summers will feel a bit more uncomfortable. The tile job quality of the 9k shower isn't up to par. It's uneven. The recessed lighting in kitchen is patchy work and not symmetrical. Tile grout was splattered at the base of the kitchen cabinets. Tub/shower was cracked making it unusable. There are a couple other things I could nitpick at, but I'll leave it at this. ... More

multiple delays and not organized well.

Go to your house daily and make sure things are being installed correctly. Watch for sump pumps to be unplugged while construction is going on. Make sure the sump pump gets power all the time.

Not the best experience, that we expected!!!!

Building a home is a process. Things inherently get delayed or mistakes are made ;we are all human. I built my Florida house while living in Michigan. Communication was great. Pulte team responded to any challenges that were under their control with out exception. If there were delays outside of their control they notified me in a timely fashion

Craftsmanship was evident throughout the home. The cabinets, countertops, floor etc all have been installed very well.

Our Project Manager Scott Grasky was exceptional. Very responsive and accommodating.

the closing experience was not so good, from our keys being lost to not have a customer service rep reach out to us at all! Nevertheless the overall home quality was very good, but customer services is definitely an area of opportunity.

Everything from the start was exceptional. Since the beginning Stella showed interest and took ownership to make every single step of the process smooth and easy. After meeting several times and many phone calls we came to the best agreement for us and that left us happy. The time that it took for the house to be ready was exactly the time they told us. For every step of the process we had someone working with us. David will send updates every week or every time something was completed. Prior to closing we met with Stella and David, to make sure that the house was looking the way we liked it, and they went above and beyond and even noticed more things to make it even nicer than what it is. Pulte is overall great. Elli (Sales) is the best. She always kept us updated on how the house looked until completion. You can definitely count on her being there for you. Meredith (Designer) very knowledgeble. She went above and beyond helping us select the best options that suited our intent and budget. Brett (Field) was always realistic about the field constraints, and willing to take care of any issues identified.
